Sun City Grand Arizona Real Estate Sales - 10/30/09 11:01 PM
I recently conducted research on the Sun City Grand market and am sharing my findings since almost every day we hear how bad the real estate market is doing in Surprise Arizona.  This information was obtained from the Arizona Regional Multiple Listing Service (ARMLS).
In 2005, there were 746 Sun City Grand homes sold.  Out of the 746 properties, 94 homes were on the golf course, 634 homes were off the golf course and 18 were condos in the La Solana condominium complex. 
In 2006, there were 391 Sun City Grand homes sold.  Out of the 391 properties sold, 62 homes were on the golf course, 309 homes were off … (0 comments)

There's many different ways that buyers and agents remember specific properties. 
A few days ago I wrote about the scrumpdelicious aroma of a freshly baked cake in a property that I showed.  On both occasions that I showed the home, the seller had a freshly baked cake setting on the kitchen stove for dinner dessert.  I believe that the seller removed the cake from the oven in the morning and set it unto the stove to cool.  The entire home permeated with the aroma of the cake.  Besides that, the seller had all of the lights in the home on.  I was tempted to … (87 comments)

Sometimes we get caught up in the daily business that we forget to take time out to socialize with fellow Realtors®.  A few weeks ago I received an invitation to an open house for Realtors®.  The invitation was set aside with good intentions of not attending.
Late this afternoon I decided to stop by the open house.  As usual, I arrived fashionably late or at Hawaiian time, halfway through the event.

How your home smells is just as important as how it looks.
My husband loves chocolate chip cookies.  He has them with milk and can eat them any time of the day.  The more chocolate and nuts, the better he likes them.  I have an excellent chocolate cookie recipe that he uses whenever there is none in our house.  The aroma of cookies and cakes are always pleasing and welcoming.  I don't like cookies, cakes and sweets but am mesmerized with the aroma as with almost everyone that I know.

I've used the same virtual tour company for the last four years and recently began using a new virtual tour company due to its innovative marketing ideas.  I think that it is wonderful!  I am endorsing Previsite and I am not being compensated for this endorsement.

411 VOICE RECOGNITION FROM GOOGLE - 10/18/09 11:27 AM
I just found this awesome free service from Google.  It's a new voice recognition information service.  You won't manually dial telephone numbers or waste time and money on information calls anymore.  Check out the recent YOUTUBE demonstration.
The new Google service is relatively simple to use.  I programmed 800-GOOG-411 into my cell phone.  Now let's say I want to call a restaurant and I don't know the number.  I hit the speed dial for information.  The Google voice says, "Say the name of the business and the City & Province or State."  I say, "Amuse Bouche , Surprise Arizona.  The Google voice says, "Connecting" and Amuse Bouche answered the phone.

Sun City Grand residents, family, guests and the City of Surprise celebrated Oktoberfest in a "Grand" style yesterday!  Each year residents celebrate the end of the hot summer while welcoming back the winter visitors.  The weather was perfect, and the event was highly successful!

Sun City Grand Dancers performed with various dancing with residents participating in line dancing, West Coast Swing, Square Dancing, Arizona Two-Step and Waltzes.

Artisans sold their works.  The show favorites appeared to be woodworking and jewelry.

It happens every fall. It's time for the annual Arizona State Fair!  This year the 125th Arizona State Fair will be opening its doors at the Fairgrounds on October 16, 2009.

I should name this blog post how to make clients happy and not sell a home.
Not long ago I was showing clients properties in various Arizona cities.  My clients are permanently moving from Washington to Arizona and fell in love with a beautiful short sale property due to its size and privacy.

Sun City Grand real estate listings were at its lowest this year during the third & forth week of August and the first week of September.  Inventory has increased since the second week of September. 
On September 30, 2009 there was 219 active listings, 37 pending contracts and 4 contingent contracts.  There were 16 properties that sold and closed in escrow in September.

The average sale price in September 2009 was $229,650 and the average days on the market was 69 days.  The average price per sq ft was $141.78.
