It may be hot but they are cooling off strutting their stuff. They are strategically placed in several water holes on each of the six golf courses in Sun City West AZ.  Sun City West has numerous swan volunteers who feed these beautiful animals each day and protect them from coyotes each evening.

Traveling Around Arizona - 06/26/10 10:33 AM
Each weekend many Phoenicians head north into the pines for a relief from the summer temperatures.  If you're traveling to or from Flagstaff or around the Valley of the Sun, you may be interested in learning of freeway closures and work projects.  Arizona Department of transportation has provided a list of freeway improvement projects that may require closures or lane restrictions this weekend.
· Northbound Loop 101/Bell Road and Union Hills Drive and Southbound Loop 101/75th Avenue and Bell Road.  Traffic will be detoured on Bell Road and 75th Avenue.
· Eastbound Loop 202/Scottsdale Road and McClintock Drive.  Be prepared to slow down for workers in the work zone.

Attending a Final Walk-through I Do, Do You? - 06/24/10 11:12 AM
Yesterday my buyer and I did the final walk-through on a property the last time prior to recording.  The listing agent was present, air was turned down low and cold water bottles set out on the counter for us.  He showed us repairs that were done on the property, provided repair receipts, informed the buyer where the additional keys and garage door openers would be located and displayed appliance home warranties that the seller found.  It was a regular transaction, NOT a short sale NOR a foreclosure. 
My buyer and I were treated with courtesy and respect.  The listing agent was polite and cordial, all went well.

Another Good Reason to Use an Area Agent - 06/22/10 03:09 PM
Out-of-state buyers frequently contact agents to purchase bank owned properties sight unseen.  Excellent idea if the agent is familiar with the home.  Bad idea!, if  you are working with a part-time agent (a relative or friend of a relative) or an agent not familiar with the property or the area. 
This morning I received an email from a client who is interested in a bank owned property.  I had previously shown the property when it was occupied.  The previous homeowner was obviously a chain-smoker.  Now that they have moved, the home still has a lingering smoke smell, one that probably only non-smokers … (5 comments)

I Love Dogs, But Your Not When Showing Your Home - 06/21/10 11:08 PM
Today I showed a listing that indicated in the agent remarks "Call owner to confirm appointment time.  Two small friendly dogs inside".  I called the seller, confirmeing the appointment.  The seller said that the dogs were in the family room and "would probably want to go home with me".  That should have been my first clue but as a dog lover I took it to mean that the dogs were overly friendly.

Northern Arizona Fires - 06/21/10 11:54 AM
Yesterday was spent relaxing on Upper Lake Mary in Flagstaff AZ. 
What was thought were clouds, were in actuality three forest fires.

The Schultz Fire is burning near highway 89, 15 miles east of Flagstaff.  The ominous smoke plume could be seen for miles.  It stretched over Mount Humphreys which is the highest point in the State of Arizona.  Several neighborhoods have been evacuated. These pictures were taken four hours after the fire was reported. The second fire, the Hardy Fire is also burning east of Flagstaff.  The third fire, the Eagle Rock fire is buring east of Williams.

Many Phoenicians enjoy getting out of the valley heat, retreating to the cool pines in Flagstaff.  It was a quiet, calm day on the lake, perfect to celebrate Father's Day.

I ran into a colleague yesterday who complained about the market, loss of business and the decrease of income.  He blatantly said, "I'm not rich like you".  
Wrong!  You are rich with family.  You have your mom and dad who have lived and guided you through your adult years. My son lives in downtown Chicago. It does not surprise me (no surprises in Surprise Arizona) that he would love living in the vibrant windy city. My family were all in Chicago attending my son's graduation from the Booth School of Business at the University of Chicago.  My daughter and I were shopping when we saw this helmet on the lion's head. It was a crazy time this weekend in Chicago during the 2010 Stanley Cup celebration.

Del Webb began building homes in Sun City Grand in the City of Surprise in the Arizona West Valley in 1998 and completed construction in 2005.  The homeowners association owns the four championship golf courses.  Softball is one of the many activities residents participate in within this age restricted community.  
There are 9,550 homesite properties and 252 condominiums in Sun City Grand.  As of June 13, 2010, there were 197 (2.0%) homes listed for sale.  This comprised of 11 condos in La Solana, 35 golf course properties and 151 non-golf course properties.

A dear friend of mine and a Realtor® in my office Diana Mourssali, was recently told that her breast cancer has metastasized again to her liver and is now throughout her body.  She has already had a radical mastectomy and has also had 40% of her liver removed. 
Diana's oncologist has said that her only hope is a procedure of transcatheter occlusion and radiopharmaceutical therapy (radioactive beads place directly into her liver). Diana’s insurance company has denied the treatment stating that it is experimental and investigational. This treatment is approved for liver cancer.

Clients and family members frequently ask how I endure the sweltering Phoenix heat.  Easy.  Phoenicians have made necessary lifestyle changes to acclimate to the extreme temperature.  For example, today makes our third day of the year of temperature in excess of 100 degrees.
We live in air conditioned homes. We drive air conditioned cars.  Many select lighter color vehicles to minimize interior temperatures.  Not me, I drive a black car but have added heavily tinted windows.

Take water wherever you go!  Drink lots and lots of water.  Keep yourself hydrated and try to stay in the shade.  Never drink alcohol in the … (17 comments)

Buyers and sellers frequently ask what's happening with the Arizona West Valley real estate market in Surprise, specifically for retirement communities.  Sun City Grand is the largest retirement community in the Surprise.  Buyers are still comming and homes are selling. 
During May 2010, 41 properties sold in Sun City Grand.  7 properties were on the golf course, 34 properties were off the course.  Golf course prices ranged from $320,250 to $535,000.
