If you've lived in Arizona for any period, there are a few things that recognizable, if conspicuous.  Termites!  We have termites in Arizona, most of which are subterranean.  Many people say it's not if you've had termites, it's when will you have termites.  Buyers I represent have a termite inspection conducted by a certified termite inspector.  Many buyers come from parts of the country in which termites are nonexistent.  I frequently overhear buyers ask the termite inspector as to how to spot termites.

A few weeks ago I stopped by my desk only to be surprised.  A Sun City Grand client sent me a thank you note attached to this tropical bouquet.  Being from the Big Island of Hawaii, I especially appreciated my client's generosity and thoughtfulness in sending me Protea.  Hawaiian Protea tropical flowers are typically grown on the island of Maui, on the slopes of Haleakala Crater.

Whenever I feel homesick for the Big Island, I pull out some of my favorite pictures.  This is Kalaniapia Waterfall on the Big Island of Hawaii north of Hilo. The cascading water is melodic at anytime of day or night. People frequently swim in the bottom of the falls. I may be away from Hilo, but Hilo is always in my heart.

In one word, ONO (tastes good)!  If you like Hawaiian Food, I would suggest Aloha Kitchen in Mesa.  Located at 2950 South Alma School Rd in Mesa.  Aloha Kitchen serves delectable Hawaiian food, just like you would find in the islands. The lau lau, rice, macaroni salad, spam musubi are all Hawaii favorites. Each year most Arizona golf courses are primed and spruced up for the upcoming fall and spring seasons.  Fairways and greens are trimmed extremely low, over-seeded with winter rye grass, then heavily watered.  Within a few days, the course is verdant, perfect for our golfers and winter residents.  Sun City Grand homeowners association owns four championship golf courses, each of which are overseeded every year.  Our golf courses are the pride of our community with players from around the world enjoying a round or two of golf.

Staging a home whether vacant or occupied typically results with the home selling faster.  Much emphasis is placed on staging inside of the property and little on the outside.
I preview and show a lot of properties, this one deserved a post. A few days ago I was showing a vacant property.  The home was beautifully staged, obviously by a professional.  It was listed in my estimation about 10% lower than market value.  This property has been listed for a considerable period.
So why has this property not sold?  Price, no.  Staging, no.  Features and upgrades, no.

"Rattlesnakes may be found in this area."  This sign not only caught my eye, it made my heart beat faster.  It was the first time that I've seen a rattlesnake warning sign since I've moved to Arizona. I was born and raised on the Big Island of Hawaii where there are no snakes and lots of mongoose and koki frogs.  Moving to Arizona has resulted in me being cognizant of my surroundings since there are many creatures living in the desert including rattlesnakes.
