Don't Ask, Don't Tell

As a realtor, the five words I most dread hearing from a colleague are, "Tell me about your client(s)."

Just what does the other party want to know about my client(s) and why?

I am certainly not going to disclose information that could be used to illegally discriminate against anyone I represent. Frankly if you are fishing for information, my clients' age, ethnic background, sexual orientation, religion, political affiliation, military service record, marital status, and where they lived before is no one else's business.

UNLESS...

They are moving into an age-restricted community.
They are applying for a loan with age or status (i.e., veteran) requirements.
The home they would like to purchase is being offered under a special program with age or status limitations.

In these cases, the person asking for the information should make clear that the inquiry is necessary.

Instead of, "How old are your clients?," ask, "Do they meet the age requirement?" Instead of, "Is your client a veteran?," say, "This property is being offered under a special program for veterans only; does your client qualify?"

I will happily disclose necessary information if I understand why you need it. Just don't expect me to tell you that my client is a disabled Chicago Cubs fan with 14 grandchildren who plan to visit often.

Arizona's First Triple Digit Day 2013

It was another beautiful sunny Arizona day. It's springtime; the desert is in full bloom. While other US cities are still experiencing cold blistery weather, there's a whole lot of sun here.

At 8am my husband and I had our morning cup of coffee on our backyard patio enjoying the mild 66° temperature. SURPRISE! Temperature raised quickly. The first Arizona triple digit weather was recorded at 1:15pm. Although the temperature increased to the 100° prediction, it was dry heat - a perfect day to have an open house.

Another Reason Why You Should Recommend Using a Licensed Professional

When a property inspection reveals problems with plumbing, roofing, electrical, etc., I always recommend that the buyers insist the repairs be done by a licensed contractor in a workmanship like manner. In our area the local laws and HOA regulations require this for major repairs, but it's a good idea even for minor changes. A friend of mine just sent me these photos that graphically illustrate why.

The previous homeowners were an elderly couple who had tried to upgrade their home but pinched pennies at every turn. They apparently did some of the work themselves and hired inexpensive handymen for the rest. As a result, when they sold the home, the inspector found faucets plumbed backward, outlets wired with reverse polarity, hot water heater overflow piping that looked like a pretzel, and outlets installed on the outside of the house without waterproof covers. Of course the buyer asked that these items be corrected, and this is the "waterproof" cover that the sellers put over one of those outside outlets:

Yes, folks, that's a cake pan nailed to the side of the house. WHAT WERE THEY THINKING?

Merrie Monarch Hilo Hawaii 2013

By day, Hilo Civic Auditorium buzzed with shoppers, hula dancers, singers and performers. Food and floral aromas permeated throughout the auditorium. People stopped and watched the unending Hawaiian entertainment. Among the few keiki kanie's (young men) dancing and performing hula for over a hundred people in the Hilo Civic Auditorium. They were between 8 and 10 years of age. It was their first attempt to dance hula for a commanding public. Onlookers watched, smiled, clapped and gave them the traditional Hawaiian Hanahou! They tried. The public loved their attempt. The keiki's loved the encouragement, reminiscent of a dry sponge in water. Their parents stood by watching, and clapping with an aire of accomplishment. It was another positive aspect of learning to dance hula at a young age. Hula dancers maintain confidence nature throughout life. We've made the mistakes, practiced and refined the dance. Our adult life dance is tranquil.

30 hula groups from all over the world danced hula this week at the Merrie Monarch Hula Festival in Hilo. The dancers were phoenominal, chanting, dancing with smiles beaming confidence and love.

Hilo Hawaii is HULA Hawaii!

The Merrie Monarch Festival honors King David Kalakaua, Hawaii's last king. King David was born on November 16, 1836 in Puawaina, Oahu. He was elected King of the Hawaiian Islands in 1874. Hawaiian culture and arts reached new heights during King Kalakaua's reign. The King was extremely talented; he was an inventor, musician and composer.

King Kalakaua is know as the "Merrie Monarch". On January 20, 1891, his reign came to an end. The yearly Merrie Monarch Festival is dedicated to the memory of King David La'amea Kalakaua.

This year is the 50th year celebration of Merrie Monarch Festival that's held in Hilo, Hawaii. Tickets for the 3,000 seats went on sale on December 26, 2012. Ticket envelopes could not be postmarked prior to December 26. Over 20,000 ticket envelopes were received. Fortunately, I was one of the 3,000 to secure a ticket.

Hilo, Hawaii is my hometown. It has the small town feeling, ideal for raising a family. There are two high schools in Hilo, St. Joseph's High School and Hilo High School. Tourism is the primary industry.

It rains almost every day in Hilo. The yearly rainfall this time of year is about 14 inches. The damp humid weather is ideal for orchids; there are orchid farms everywhere. Golf in Hilo is a little difficult in comparison to the lush golf courses on the opposite side of the island.

Easter Sunday 2013 was 89° in Surprise Arizona, a stark contrast to weather experienced in the east coast. Recreation centers were filled with golfers, golf carts, residents and vistiors enjoying their time basking in the sun.

This Sun City Grand resident parades her talents each holiday on these Old Man Cacti (Cephalocereus senilis). It always amazes me how the cactus is decorated throughtout the year, although the thorns are difficult and almost impossible to remove. This year the cacti resemble three Easter bunnies.

The reigning flower of Spring country-wide is the lily. I could not believe the lilies growing in the front courtyard of a Sun City West golf course home this morning. The delicate cup-shaped flower is welcomed after several weeks of cold weather and somber winter monochrome landscapes.

Whatever you are celebrating, Easter, Passover, Spring or March Madness, make it a happy day.

Work ethically and legally with other agents with a goal of making the touch down and closing the transaction. Sabotaging a transaction will not result in a win but in animosity. It means we need to provide fellow agents with timely updates, documentation and regular consistent communication.

"The difference between a successful person and others is not a lack of strength, not a lack of knowledge, but rather a lack of will." You don't need to be envious of the success of others. Just keep yourself focused on your own ball/project/responsibilities. Stop the blame game, you are responsible for your success!

No Timeout for Me - What About YOU??

My dog Shareik knows when he is in trouble. He gives me the sad puppy dog eyes look, lowers his head in repentance with hope that I will not put him in "timeout". Shareik is not allowed on the carpet. Sometimes he sneaks into the living room just to lie on the carpet. When my devious little dog is caught doing something wrong, I merely give him the you're in trouble look, he then tries to look away from me. If he again repeat going on the carpet, he is sent to his carrier for a "timeout".

As a child, I always knew when I was in trouble. I would get "the eye" from my parents. You know the one that says you have or are doing something wrong. This would inevitably occurred at the dinner table because of my persnickety eating habits. I guess that was a precursor to becoming a vegetarian.

During lunch with a friend yesterday, I asked my friend how she disciplines her son. My friend said, first I give him an annoyed look, the second time I tell him what he is doing wrong, then he goes into "timeout". I was amused with her response since it's exactly how I discipline Shareik. I chuckled since after all, "timeout" is a word and action not used used when I was growing up.

Sometimes people lose your respect due to their actions and or words. As adults we have an inclination to just look away and shrug it off. When the problem perpetuates, the tendency is to put this person in a timeout situation. Unlike an animal, repetitiveness results in a loss of trust and the relationship is never the same. That individual just just placed in a mental "checkmate" position. Perhaps that's how the old adage of "keeping your friends close, but your enemies closer" was created.

As agents, we should be persistent and working towards not getting ourselves into a timeout situation. This is best accomplished by being continuously honest, open, forthright, without ridicule or condemnation and striving not to deceive.

We were down to the wire on the loan for a buyer in a transaction. The buyers agent was so annoyed by the lack of response from the loan officer that the buyer's agent looked the individual up on Facebook. The page there was full of the loan officer's enthusiasm for an upcoming vacation. The agent copied the text into an email and sent it to the loan officer with a reminder that the loan had better be processed before that dream vacation started.

For some reason many people don't realize that posting on Facebook is equivalent to renting a billboard on a busy street. Not everyone will look at it, but many passersby will. That may include potential (or current) employers, ex-spouses, creditors - the list goes on and on. Anyone who wishes to protect his or her personal data has two options: investigate the privacy settings in Facebook and severely limit access to sensitive information, or don't post touchy information on Facebook at all.

This advice isn't limited to Facebook, either. In this age of social networking, many people have a personal website, a Twitter account, a LinkedIn page, a blog, and much more. They may also have less than discreet friends who Twitter, blog, or post on Facebook about them in unflattering ways.

More and more, new acquaintances will Google your name as a matter of course. What will they find when they do? Embarassing details about your divorce or your business finances?

Youth Discovering Hula

Hula is like a song of the earth. If the earth could dance, it would dance the hula.

I had the opportunity to watch my hula group rehearse for the annual Arizona Hawaii Festival in Tempe. Sitting in front, watching and encouraging the dancers was reminiscent of my first hula recital when I was 4 years old.

This will be littlest lady first performance. It's easy when you are encouraged by the audience and having someone to mimic. In a few years, someone else will be in that same place, she too will be followed.
