I did a closing in Colorado for a signing service located in California. The borrowers signed the loan documents in Colorado, but the property is in California. No, this is not a bout of 'Tag Team Notaries' that I'm about to describe. It's what can be done when 2 signatures need to be notarized for the same document, but each of the signers are in different locations.

It's such a small thing. It could easily go unnoticed. I'm referring to those small boxes on the Deed of Trust that indicate if there are any Riders. We take it for granted that everything is in order with the Deed of Trust.

Initialing every page of the Deed of Trust is something that I have requested of borrowers for as long as I can remember. And on most Deeds of Trusts there is a specific place for initials. I think this is a good practice because it indicates that the borrower has seen and (6 comments)
