      <title>Kenai Peninsula Market &amp; Foreclosure update</title>
      <description>&lt;p&gt;&lt;strong&gt;State of the Market Update&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;2008 was an amazing year in so many different aspects, from the economy to politics &amp;amp; the weather.&amp;nbsp; The real estate market here on the Kenai Peninsula had a great year despite what we all heard in the news media.&amp;nbsp; The upper Kenai Peninsula saw an 11% increase in our median home prices over 2007!&amp;nbsp; No, you didn't read that wrong, 11%.&amp;nbsp; Our median home price for 2008 was $188,000, up from $169,000 just a year earlier.&amp;nbsp; Our volume and number of transactions was down for the year, 10% and 14% respectively.&lt;/p&gt;
&lt;p&gt;Outlook for 2009, anybody's guess is as good as mine.&amp;nbsp; I think we will have another good year I would expect an increase in home values, nothing more than a couple of percent.&amp;nbsp; I expect our volume and number of transactions to also decrease again, but only slightly.&amp;nbsp; Current low interest rates are going to help kick-off a good start to 2009, we are looking forward to it!&amp;nbsp; If you or anybody that you know is thinking about buying or selling this year, let the real estate experts at &lt;a href="http://www.stevencrane.com" target="_blank"&gt;Crane &amp;amp; Associates Realty&lt;/a&gt; help.&lt;/p&gt;

      <title>Redoubt Volcano Update</title>
      <description>&lt;p&gt;The Redoubt Volcano located on the West side of Cook Inlet has been rumbling for several weeks now. &amp;nbsp;Scientist say it's not a matter of "if" the volcano will erupt, but just a matter of "when"! &amp;nbsp;Well I'm tired of waiting, I just wish the thing would blow it's top so we can get on with our lives after we have cleaned up all of the ash is is likely to rain down on us after an eruption.&lt;/p&gt;
&lt;p&gt;Redoubt Volcano is located about 100 miles southwest of Anchorage and 50 miles west of Kenai, home to the world famous Kenai River.&lt;/p&gt;
&lt;p&gt;My bet is the volcano will continue to show signes of elevated seismic activty and this will continue for some time until the point that we all become complacent and then it will decide to blow! &amp;nbsp;So lets get it over with so we can get on with buying &amp;amp; selling of homes!&lt;/p&gt;
