western massachusetts: Now is The Time to Sell Your Home in Western Massachusetts! - 02/19/10 04:00 PM
I recently did a video explaining the home buyer tax credits and why they make it such an ideal time to buy a home in Western Massachusetts. Home sellers, you can benefit from this tax credit, too! The buyers are out in record numbers and we are seeing a lot of activity on well priced homes for sale. The buyers who haven't found the right home, yet, will be excited to see fresh inventory hit the market. If you have been considering making a move, now might be the perfect time. In addition to the increased buyer activity, there is a

If you are thinking of taking advantage of the first time home buyer tax credit, get in touch...I love to help! Don't forget we have to have a home picked out and

western massachusetts: Westfield and Southwick, MA Real Estate News from Park Square Realty - 12/01/09 08:18 PM
Interesting Western Massachusetts Quadrant Statistic... Over the past 12 months, out of all companies, Park Square Realty has the highest priced listing sold in both Westfield and Southwick. Westfield - 29 Camelot Lane $ 685,000 Lesley Lambert (Westfield Office) Southwick - 29 Ranch Club Drive $ 760,000 Gail Butler (Westfield Office) Of COURSE I am thrilled to have this Westfield sale, but the reason wasn't because of the sale price. I loved selling this home because it was the home of a best friend of mine who has bought and sold every piece of real estate over the last two decades

western massachusetts: So Many Heads in the Sand: Why Foreclosures Happen. - 07/30/09 11:27 AM
My newest article is up at Agent Genius Magazine where I am a featured writer on the topic of homeowners in distress. I find that many agents fail to empathize properly with homeowners going through a troubled time and worse than that: fail to HELP. Take a look at my article which explains my thoughts as to the reasons for foreclosures and how I think each of us can help many people avoid the worst. We are in a unique position to stop foreclosure before it happens if we are informed, concerned and involved! If you or someone you know

western massachusetts: Western Massachusetts: You're Hot Then You're Cold! A REALTOR'S Musings on a Strange Love. - 05/05/09 01:09 PM
April 28, 2009, Westfield, MA...no one knows how to dress today. It is 95 degrees and everyone is complaining about it being too hot, too soon. The daffodils and tulips are wilted in protest and I didn't unpack my summer clothes yet...what happened to spring? May 5th, 2009, Westfield, MA...I sit in my office shivering. I unpacked the summer clothes and now I am ready to go unpack the sweaters! Again I sit wondering where did Spring go? It is raining, which isn't so odd, but it is CCCCCoold today. Isn't it supposed to be warm in May? Well, after living

western massachusetts: How Can I Help You? Think of me as your Real Estate Resource - 01/27/09 12:21 PM
For years I was a waitress and the first thing I would greet people with was "Hi, what can I get for you?". Those words while heard often in food service are not heard very often in other businesses. I, for one, like real estate because of my ability to help people. My knowledge, skills and experience can get a new family into their first home, can save an individual from foreclosure or just make a typical move a bit less stressful. Having the ability to step into people's lives in such an intimate way is a unique benefit to my

western massachusetts: Risotto and Real Estate - 01/04/09 06:49 PM
Ok, so you caught me, this post has absolutely nothing to do with real estate (other than it is a realtor who is posting it :p )! However, I was chatting with some tweeps on twitter today and mentioned that I was making risotto for dinner. I had shown houses all day long in the cold Western Massachusetts winter weather and was ready for a hearty and warm meal. A fellow realtor @kathy_jackson asked for the recipe and it got me to thinking that I don't HAVE a recipe. I told her I would try to write it out

western massachusetts: Waiting Until Spring to Sell? That may be the WORST thing you could do! - 12/23/08 09:30 AM
Are you waiting until Spring to sell your house in Westfield, MA or elsewhere? Let me tell you wy this is a BAD IDEA: #1 The rates haven't been this good for years and it isn't expected to last for long. The buyers are looking to get into a home before the rates go up. Visit here for more mortgage information from a Western Ma based lender. #2 The real estate market "IS" busier in the Spring, but that isn't a good thing for sellers. There are a lot more homes for sale, which means more competition for you.

western massachusetts: Should I Short Sale My Home? - 12/10/08 05:29 AM
Are you stressed out about mortgage payments? Do you think your only option is a foreclosure? Is a short sale right for you? Millions and millions of homeowners are asking themselves the same questions. It is projected that over 20,000,000 homeowners will have negative equity in their homes in the very near future. In other words, they will owe more on their homes than they are worth. Over 2.9 million homes have foreclosed in the last three years and the number is only expected to grow. Expect the effects of the estate recession to ripple for years to come. What

western massachusetts: Listen to Kris Kringle: Put One Foot In Front Of The Other! - 12/03/08 08:28 AM
I sat down and watched my all time favorite classic Christmas movie: Santa Claus is Coming to Town with my daughters the other night. While enjoyable for all the normal reasons, I was reminded of a very important lesson while enjoying a song. Here are the lyrics to the song: "Put one foot in front of the otherAnd soon you'll be walking cross the floorPut one foot in front of the otherAnd soon you'll be walking out the doorYou never will get where you're goingIf you never get up on your feetCome on, there's a good tail wind blowingA fast walking man

western massachusetts: Adventures in Knocking on Doors...Westfield, MA Real Estate Agent Confesses - 12/02/08 09:46 AM
Confession time. I have been a REALTOR for 20 years in Westfield, MA. I have a background in training and management and ran a real estate company for over a decade. I was the recipient of awards from an international real estate franchise and did motivational speaking and training for them for several years. I hosted a real estate television show. I was fearless...until it came to knocking on doors. Latent fears are strange and usually make no sense. I can recall making my younger sister do the door knocking when we were selling girl scout cookies. I have never

western massachusetts: Park Square Realty, Westfield, MA #1 Listings Sold AGAIN! - 12/02/08 08:45 AM
When choosing a real estate agent in Westfield, MA to sell your home there are many factors to consider, not the least of which should be the power of the company behind that agent. One of the reasons I work with Park Square Realty is because of the high level of standards and quality in the agents here. We focus on getting our listings sold and we are succeeding! In a recent company email we were given the following exciting stats: 1. Park Square Realty is by far the smallest company (# of agents) out of the top 5 in both

I have recently been doing a lot of research and testing with SEO and trying to gain ownership of area search phrases, such as "realtor, Westfield, MA" I am a total newbie, but I have been spending a lot of time educating myself here on activerain. I created a profile for myself in Westfield, Massachusetts and within one day I had another listing on the first page of google...too easy! Visit my profile to see how it works...we can add

western massachusetts: Did Your House Fail To Sell? Expired Listing Rejuvenation! - 11/13/08 12:40 PM
Is this the sign that you want buyers to see? If your listing has expired with one or more REALTORS and you still want or need to sell then you need to be very careful with your next agent or the impression that the public will get is just that....STILL for sale. Long term listings can cause a property to have a stigma within the public eye, one that can keep the right buyer from even looking at the home. So, how do you choose the right agent to take your move to the finish line? Here are a few suggestions:

western massachusetts: Now isn't so bad. I mean it... - 10/29/08 10:21 PM
I have worked in real estate for a long time. When I began my career "Wham" was still a band and not the sound of the market falling and I could still afford a 2 coffee a day habit. Twenty years ago when I started in real estate the business was different and so was I...way, way different. Well, as the saying goes, that was then and THIS is now. I am going to say something that you won't believe. You will think I am making this stuff up, but...I will say it anyways because I am a brassy girl with

western massachusetts: Westfield, Agawam, West Springfield and Southwick, MA Property Sales Report - 10/07/08 08:14 PM
Here is some very interesting research about this quadrant in Western Massachusetts. This shows the trend in sales over the last decade. The best part about this report is that it demonstrates that this area has been sheltered from the huge downward adjustment in home values that other areas have experienced. Yes, the market has changed dramatically since the peak in 2005, but the biggest difference is how many houses are being sold, not the actual values. Great news for people in W. MA who have some equity in their homes!
