The REALTOR Association of Pioneer Valley has just released some great news with the lastest sales statistics for October. The stats show an increase in the number of homes sold are up 9% in Hampden County.
October Single Family Sales for the entire Pioneer Valley show sales up 18.4% • Median price down 4.1%
The report for Hampden County Home Sales shows Sales up 9.0% · Median Price down 2.8%
Hampshire County Home Sales reports Sales up 31.4% · Median price up 3.2%
Franklin County Home Sales statistics are Sales up 71% · Median Price down 11.5%

Ok, so you caught me, this post has absolutely nothing to do with real estate (other than it is a realtor who is posting it :p )! However, I was chatting with some tweeps on twitter today and mentioned that I was making risotto for dinner. Let me tell you wy this is a BAD IDEA:
#1 The rates haven't been this good for years and it isn't expected to last for long. The buyers are looking to get into a home before the rates go up. Visit here for more mortgage information from a Western Ma based lender.
#2 The real estate market "IS" busier in the Spring, but that isn't a good thing for sellers. There are a lot more homes for sale, which means more competition for you. … (6 comments)

Here is some very interesting research about this quadrant in Western Massachusetts. This shows the trend in sales over the last decade. The best part about this report is that it demonstrates that this area has been sheltered from the huge downward adjustment in home values that other areas have experienced.
Yes, the market has changed dramatically since the peak in 2005, but the biggest difference is how many houses are being sold, not the actual values. Great news for people in W. MA who have some equity in their homes!
