In Illinois the home inspection is the chance for the buyer to make sure that there are no major structural, health or safety issues with the home. Judy Greenberg has a great recommendation for people who might be thinking of selling their home in the future -- keep that digital camera out and take photos thoughout the year. Either on-line or in an album in the home, photos of the homes in different seasons can help a buyer visualize all the ways they might live in the home. I sold my personal residence a few years back during the summer, partially Mrs. Buyer loved the way the home looked decorated for Christmas. My winter photos gave her the vision of the life style she was looking for.

The Fabyan Forest Preserve is located along the Fox River in Geneva, IL. The Japanese Garden was built on the estate of Colonel Fabyan and adjoins the home designed by Frank Lloyd Wright. The design and lines of the garden can be appreciated before the plants fully fill in another month or so.

A short sale issue related to yesterday's "binding contract" debate  is whether a buyer can have multiple offers sitting out there waiting for 3rd party approval? Yesterday on Active Rain there was a lively debate about what constituted contract acceptance in Lenn Harley's blog:  WHAT IS A "BINDING" CONTRACT OF SALE...
There were many claims that "a contract is binding if signed by buyer and seller" and that 3rd party approval is not required to make the transaction eligible for the tax credit.

The last minute flurry of activity for home purchases that qualify for the tax credits may cause some agents and buyers to substitute hope for caution.  If the tax credit is an important part of a client's decision to purchase a home, caution should be used in which home is selected.There are many homes on the market today that are not encumbered by onerous contingencies such as third party approval for a short sale. I read once again today that the market is "stabilizing", but this means nothing more than what Ronald Reagan so famously quipped about the economy in the early 1980's "the rate of decline is decreasing". The amount of inventory is simply staggering and is due to dramatically increase with the "shadow inventory": homes coming onto the market from pending and imminent mortgage defaults. The loan modification programs simply are not significant fixes, the rate of recidivism within one year is 70% (number of people who default a second time).
