One house is too big, the next too small, another needs a new roof or major updates to the kitchen and baths. Some are too far from work while others are on busy streets.

This lovely home at 228 Blair St in Batavia, IL was just sold by Katie Hemming and Leslie Ebersole of Baird & Warner Real Estate. The home was a Bank of America short sale that we listed for $300,000 in early March.
The 4 bedroom home went under contract right away but the first buyer was unable to obtain financing. We reactivated it in May and immediately had multiple offers. The lucky buyer closed yesterday and the previous owners can move on with their lives.

This month's Batavia Market Update for Single Family Homes has great news for Batavia IL residents and home buyers: the Spring market appears to be off to a great start! The showing activity appears to have picked up as the weather improves -- our long, cold winter appears to be giving way to milder and sunnier days.
While the average sold price of $232,344 is below that of 2010, there are about 15% fewer homes on the market compared to this time last year. List prices appear to have stabilized in all but the very top price brackets.
