A few years back I was showing high end homes in St Charles IL to a couple from England. Looking at the elaborately finished $100,000 kitchen in one "lower level", the English lady politely asked "Do you Americans do a great deal of entertaining in your basements?" It struck me how unusual these spaces must look to someone who owned a 500 year old pile of stone in England.

In a conference two weeks ago a leading industry analyst told a group of top Realtors: "The year is over. It was a hard year, get over it and get to work on next year". In the last two weeks I have had offers for listings that opened with the agent claiming "The year is over. The holidays are coming. If your seller has a clue, he'll take the offer". In some offices I see as many computer screens with Nordstrom.com as the MLS.

It's that time of year: raking, raking, and more raking. After you've jumped in those piles a few times, rake those leaves onto your parkway for pick up by the City of St. Charles. The map and calender below give the City's schedule. Leaf pick up will continue through November in St. Charles. Don't pile leaves in the street, as this can create a hazard for traffic or block storm water drains. Leaves must be on the parkway by 6:30 a.m. on your area 's designated day!

I was feeling crummy yesterday, so I was working from home when I got a call from my contractor. The tile I'd picked for a pre-listing project wasn't available, so I needed to pick another right away. My sick stomach got a little worse: the house is supposed to be ready to list in a week and the bathroom isn't done? Darn, darn, darn.

We are beginning to see that homes are being foreclosed on even though there is a contract for a short sale on the home. Why doesn't the lender extend the sheriff sale in the hopes of closing the sale to the buyer? According to attorney Richard Zaretsky, a short sale and loan modification specialist, sometimes it's simply easier for the bank to keep the Foreclosure Express on it's relentless schedule. Sad and frustrating at the same time.

Buyers Beware: New regulations allow a lender to pull a second credit report immediately prior to closing. If a home buyer opens a new credit account or puts a big purchase on an existing credit line, this can affect negatively the credit score and debt to income ratio, potentially jeopardzing final approval of the loan. Jim Frimmer is a great writer who makes a significant contribution to improving the practice of real estate in his blog. His Featured Post took a couple of interesting paths and generated debate about the use of the word "Realtor"...I was one of those who wandered away onto another track. On reflection, I believe that when there are rules one should follow them...and Jim's post helps us to do just that.
