Sales of single family homes in St. Charles IL show a 21% increase in 2011 over 2010. As of August 15, in St. Charles IL 342 single family homes have closed so far in 2011, compared to 282 in 2010. The average selling price is holding steady: $384,283 in 2011 versus $382,997 in 2010.
So when friends and neighbors ask “How’s the market in St. Charles, IL?”  I can reassure everyone that houses are selling and the the real estate market shows many signs of recovery.

People sometimes have a hard time deciding what they want in a house. “I want a $500,000 house for $300,000″ said the buyer after the fifth trip out.  Hmmm…at each house we have judged and debated the rooms, layout, paint colors, features and location. One house is too big, the next too small, another needs a new roof or major updates to the kitchen and baths. Some are too far from work while others are on busy streets.

Last week I was on a call for a potential listing and, as happens so often these days, I didn't have great comparable sales for this home. There are many St Charles IL home sales in this seller's subdivision, but this home is an unusual style and size. While I always give a realistic recommendation for a list price, it's also interesting to hear the ideas of another St Charles IL REALTOR® .

So far this year 25% of the closed sales were short sales or bank owned foreclosures (35 of 136 closed sales). This is lower than the Chicago metro statistics that show that about 40% of all sales are distressed properties.
