This came to me today via email.  I strive to offer real service (not in the sense of the bull either), but I had to laugh at this one.  I hope you enjoy.
I became confused when I heard the word 'service' used with these agencies.Internal Revenue 'Service'U.S. Postal 'Service'Telephone 'Service'Cable TV 'Service'Civil 'Service'State, City, County & Public 'Service'Customer 'Service'This is not what I thought 'service' meant.But today, I overheard two farmers talking,and one of them said he had hired a bull to'service' a few cows. BAM!!! It all came into focus.Now I understand what all those agencies are doing to us.

Changes to the Neighborhood Stabilization Program - 06/15/09 02:05 PM
This is the program that offers Federal grant money to repair foreclosed homes in targeted areas of Port Huron. Two key changes have come into effect. 1.  Appraisals have been waived on foreclosed properties in the target areas of Port Huron with a value of less than $25,000. 2.  Purchase prices on homes over $25,000 still need an appraisal, but the purchase price has to only be 1% less than the appraised value. Appraisals must be done within 60 days of the offer. Agents beware I am being told of the following scam in MI.

At an open house, be alert to visitors’ comings and goings, especially near the end of showing hours. Police have reported groups of criminals that target open houses, showing up en masse near the end of the afternoon. While several "clients" distract the Realtor, others go through the house and steal anything they can quickly take.

Recently a revised Administrative Notice (AN) was published on the topic of utilizing credit scores. This AN can be accessed at http://www.rurdev.usda.gov/regs/an/an4441.pdf The most significant change can be found in with applicants with 620 or higher credit scores but have any of the following issues; * Foreclosure in the past 36 months * Chapter 7 Discharge in the past 36 months * A completed Chapter 13 restructuring plan in the past 12 months * Late mortgage payments in the past 12 month If the credit history includes any of the above issues the plus 620 credit score applicants will no longer … (0 comments)

FHA Site Condo Update - 06/11/09 05:48 PM
I was informed today that the mortgagee letter regarding site condos being treated as single family residences will be issued by the end of this week or the beginning of next week at the latest (the letter is being signed).  This will mean that site condos, that do not have an association in existence for a year, will now be able to have an FHA insured mortgage. I was reviewing my closed business this past week and was reminded how important the local agents in St. Clair County are to me.  Upon looking reviewing my last one hundred closed loans I noticed that 85%+ of my business came from local real estate agents.  As I went through these deals I was also reminded that how professional they are and enjoyable the local agents are to work.  We have a great group of agents in the Blue Water Area and I am proud to work with them.  Thank you.
