Before the summer monsoons hit Tucson every year, Arizonans wait in anticipation. The humidity slightly rises, but so does the heat. It will usually it gets a little windy, and we get some scattered showers.
But we know that there are three things that must happen every year to officially welcome the Summer Monsoon Season. The humidity must rise, and be above 60% three days in a row. I was just reading through a "prominent real estate agent magazine" (I'll leave their name out) and a writer there states something of the following (I'm going to paraphrase).
As a new agent, you will be working with a lot of buyers, because you will be out talking to people, shaking hands, holding open houses and trying to get floor time.  As you progress forward, and you get more referrals, you will be getting more sellers.  Your ultimate goal is to work with 80% of sellers and 20% of buyers, so the quicker you can get to this ratio, the better … (29 comments)

In all honesty, I haven't been fair. I felt like Tucson had more than enough information and I needed to be the cheer squad for Cochise County. But in all honesty, I actually work out of Tucson. Not only that, there really isn't enough cheerleaders for Tucson. Most of the agents I see on the web focus on Oro Valley and North West Tucson. Beautiful places, but what about the East side?
Does everyone know there is a Saguaro Park West and East? What about Fourty Niner Country Club and Arizona National Golf Club? That is just two of a dozen … (3 comments)

A thought crossed my mind tonight as I was previewing a home that will come on the market shortly.  What makes a home seller in this price range (385,000) want to hire me more than any of the other Realtors in the area?

So technically I have been a licensed Real Estate Salesperson and Realtor for 6 months now.  The first three I was working with a "team" registered as an assistant, but trying to work as an individual.  The last three months I have been with RealEstate.com as my own agent working on my own.  I just thought I would list the first lessons I have learned through trial and error.  
1.  If you are going to join a team, know everyone you are going to work with BEFORE you join the team.

As I posted about Apple Annie's Festivals, I thought about all the other little wonderful fruit and vegetable stands that are available throughout Cochise County.  We are blessed to still have private farm land available to farmers, ranchers and dairymen, and I love to support these hard working people! Willcox is well known for it's u-pick and farm fresh produce!
One of my favorite things to do is act like a tourist and hang out at Apple Annie's Orchard or Produce stands!  The produce is locally grown, and tastes wonderful!  There are games and rides for the kids, and a fun farm attitude!  Here is a list of their July festivals.  You don't want to miss the peach ice cream, it's the "cream of the crop"!

Hello Active Rainers!
 I am looking for help with my first open house tomorrow.  I have tried to get a book together about the area, I'm putting together folders with all the local listings in the area, a flyer about the property they are visiting, and putting up balloons  and directional signs.  A few things its a little too late for, but any other ideas for tomorrow folks?  And even if it's past that, I could always use more advice!!
Does baking cookies really help?  Cinnamon rolls?  
Flowers and greenery?

There is nothing more Patriotic than a Small Town 4th of July Celebration.  I have enjoyed festivities in cities and towns across the SouthWest, and the amount of pride I have seen in rural towns amazes me.  
The whole town stops its daily activities and everyone participates in a parade, or pagent.  There are usually games and refreshments, entertainment, and patriotic themes all day long.

In the past three months, 26 single family residences have sold in the Benson area (Including J-6/Mescal, Saint David, Pomerene and the City of Benson).  The average home was 3 bedrooms, 1.96 baths (don't ask me what would be missing in the .04!), and 1649 sq ft.  The median asking price was 169,750 and the sale price was 162,500.  Average Days on Market:  88. 
 Also in the Benson Area, there have been 17 Manufactured or Mobile Homes sold.  Average size on these properties is 1,447 Sq ft, 3 bedroom 2.06 bath (Is that where the extra went from the SFR?).  Median … (0 comments)

I just looked at the calendar and realized it's been one month since my first blog.  I thought this would be hard, and no one would read it anyhow.  I didn't think about how doing something so small as getting my thoughts down on a computer screen would help me focus on my Real Estate Career!  I am happy to say I have had a surge of new clients coming in, and I have been bolder than ever, handing out my card to pretty much anyone I talk to.  "You are what you think"  Right?

Well, according to my brother, A LOT!   I love my brother.  He is a computer/marketing/graphic arts genius.  Don't tell him that though, because he'll deny he does anything special! (That and little sisters can't say nice things about their older brothers, right?)  But he has such a way of putting things out there that make me question everything!  All my marketing, the words I use etc.  So I am trying to come up with a website address.  
 Montierth is too hard to spell.   Lexa is to short (and already taken).  You need your personal go get um website name.

I am a recently licensed Realtor with RealEstate.com. But I'm not new to looking at hundreds of photos of homes, and fellow Realtors, and property listings. I am sure one time not so long ago the only way you could see what a property looked like is to drive out there and take a glance. Or, if you were lucky, your Realtor might of taken a few 35MM (I won't go back so far to 110's or Brownie Cameras!) pictures for their clients.
