Today I saw Big Bird and it wasn't on Sesame Street - 01/31/11 09:25 PM
Today I saw Big Bird and it wasn’t on Sesame Street While driving this morning to look at homes for sale in Melbourne, Florida, I met Big Bird in the East Bay Plantation subdivision.  Instead of yellow feathers, this big bird, known as the Florida Sandhill Crane, has a bald red crown, stands between 4 - 5 feet tall, and has a trumpeting call that can be heard more than a mile away. Sandhill Cranes can sometimes become territorial in a neighborhood and will defend it against other cranes.  Upon seeing its own reflection in the shiny car, this Sandhill Crane … (5 comments)

Fighting Cancer in Brevard County - 01/25/11 02:29 PM
Fighting Cancer in Brevard County
We all know someone who has had cancer or know someone who has been impacted by it.  We lost another wonderful woman in our community to this disease in only 14 months, but today I want to remind you that cancer will never have the last word.
Services were held last week for Maria Balda, a faith filled, 64 year old mother, grandmother, and member of a philanthropic organization that celebrates, educates, and motivates women to achieve their highest aspirations.  Something particularly unique regarding Maria’s battle with cancer was that her daughter, Kathy, was also engaged … (9 comments)

Why Should You Get Pre-Approved Before Starting Your Home Search? - 01/22/11 04:27 PM

Why Should You Get Pre-Approved Before Starting Your Home Search?

As a follow-up to my last post on the difference between getting pre-qualified and pre-approved for a loan, I want to further explain why it is better for home buyers to have their pre-approval letter in hand before searching for a new home.
When getting pre-approved, you actually fill out the loan application and leave the property address blank until you choose the home you want to buy.  This provides you with a conditional loan commitment for a specific amount and has many advantages to you as a buyer.

What is the Difference Between Pre-Qualified and Pre-Approved for a Loan?

To purchase a home, most people will need to speak with a mortgage banker or mortgage broker to determine how much they can afford to spend by getting pre-qualified or pre-approved for a loan.  The terms “pre-qualified” and “pre-approved” sound as if they mean the same thing, and are often used interchangeably; however, there are important differences that consumers should understand.

Getting pre-qualified provides an estimate of the amount you can borrow and the types of loans available to you based on the information you … (13 comments)

What Is A Short Sale? - 01/11/11 12:16 PM
What Is A Short Sale?
As a real estate agent in Melbourne, Florida specializing in short sales, I work with buyers to help them understand the process of purchasing a short sale home.  Here are some frequently asked questions:
What exactly is a short sale?  The term short sale simply means that the homeowner owes more on the home than its current market value, and the homeowner is facing financial hardship leaving them unable to pay the difference between the selling price and the amount owed.  In this situation, the bank or lenders holding the mortgage must also agree to accept … (8 comments)

Pack Rats: Plan to Purge! - 01/02/11 10:08 PM

Pack Rats:  Plan to Purge!
While I have never considered myself a Pack Rat, I often look at my full closets and overflowing cabinets, and wonder, “Where did all this stuff come from?”  Perhaps you can relate to my family’s struggle to manage our limited storage space.  Over the years, we have attempted various strategies to manage our possessions.  We started with closet organizers to maximize that precious space, but we still needed more.  Then it was on to the plastic storage container phase, which benefited the Rubbermaid Company, but left us with stacks of containers whose contents eventually became … (7 comments)
