Interesting blog on the housing market by The Housing Guru. Politics aside, I think it does address the long term housing situation we are facing, even here in the beautifulLa Quinta CA housing market. While there are always exceptions, the majority of sales right now are price driven where sellers have lowered their price to compete with bank owned (ROE's) and short sales, however have the "advantage" of being in better condition, furnished, better views, and not a bank owned or short sale.

The prices have dropped over the past 3 years form 30% - 70%. The interest rates are the lowest in 40 years. Why is the market not recovering?
1. Labor market -We need job growth.

I have been blogging lately about mixed signals, mis-information (whether intentional or not) particularly from national franchise brokerages trying to paint a rosy picture inside a muddy landscape, and buyers and sellers being VERY CONFUSED about the state of housing market. Is it getting better, or getting worse? Or staying the same?
 
Buyers and sellers are not the only ones confused.... many real estate agents, including myself, are equally confused. Just when you convince a client to lower their listing price, a similar home down the street sells for a higher price (which of course makes you feel like an IDIOT, having just done an exhausting study of "comps"). Just received a Riverside County "Market Update" from Prudential Realty titled, "Home Sales Rebound As More California Communities Report Rising Sales Volume & Prices", supported by statistics.
Statistics, even from a reliable source such as NAR, can be manipulated. For example, if the La Quinta CA local housing market is not looking "positive" for the last quarter... then use a larger sample, say all of Riverside County. If that doesn't work, use all of Southern California. Eventually you will find a way to present "reliable statistical support" … (1 comments)

The Surprise Tax
Investors contemplating a 1031 exchange are usually focused on the capital gains which are taxed at 15%. However, they often overlook "recaptured depreciation" which is taxed at 25%. As this tax is based on the total of all the depreciation taken over the years, it can in many cases, particularly with lower gains in today's market, more than offset the capital tax benefit, if not structured correctly. 
For example, a house purchased in 2000 for $100,000 is sold for $120,000.  After closing costs, the capital gains are only $4,000.  At 15% Federal Tax Rate (ignoring State Taxes), this would only be $600 in taxes.  However, the recaptured depreciation … (0 comments)
