Currently, it looks like active inventory has come way down, as there are only 10 active listings in Carmel Mountain Ranch. Of those 10 properties 6 of them are distressed sales. That still means our supply of homes can’t keep up with the demand in this area, since earlier this year, there were more than twice as many listings on the market. The prices of these active listings range from an entry level condominium for $160,000 all the way up to $ 650,000 for a detached home.

The Cafasso Meatball Company is this fantastic meatball restaurant we had been waiting to try since before Christmas. Well, we finally got a chance to drop by there on our way home last night and boy, was it worth the wait! Located in the same shopping center as the Home Depot in Carmel Mountain Ranch, it’s so convenient to pick up dinner there and take it home. The prices are reasonable and the menu is kid friendly. There are currently only 16 active listings in Carmel Mountain Ranch, where the listing with the highest days on the market belongs to a detached home that has been for sale 243 days so far and is priced at $400,000. It happens to be a short sale, located on a corner on a well- traveled road. The remarks only talk about the “cosmetic repairs” that it needs, I guess sometimes it’s tough for agents to focus on the positive side.

Looking for a home rental can be just as arduous as home shopping for keeps. When we first moved here about 15 years ago, I researched a lot of the general area at the library. I learned a lot of what mattered, regarding fault lines, flood areas and a lot of other things that didn’t weigh in quite so importantly, to us anyway. We actually spent the first year, driving around, getting lost on all the “Bernardo” roads and also getting to know the whole county, eventually settling on the i15 Corridor.

There are currently 32 active listings in Carmel Mountain, where the listing with the highest days on the market belongs to an attached townhome that has been for sale 379 days so far and is priced in a range from $289,900 – $310,000. It is a short sale with specific showing hours and days with a required one-hour notice. Hmmm, any wonder why it's still on the market?
