There’s a lot of confusion these days about what an “approved short sale” actually is; one might wonder if there really is such a listing that exists? Well, yes and no. In the past, an approved sale meant that at one time the seller’s home received a short sale approval for a previous buyer, and when that buyer walked away for one reason or another, most listing agents try to stay with the same terms the other buyer walked away from, for the next buyer.

Should a buyer wait for that short sale to get approved? Well, in San Diego county this year, well over 800 new homes have been built. The other part of that equation is that 30,000 people move to San Diego annually. No doubt, there will be a shortage of inventory going forward.
Now, that’s not to say that everyone who moves to San Diego can afford to purchase a home, but looking at percentages, even if only 50% of the 30,000 new residents that move here annually needed to rent, they would still drive up the rental market prices, which is … (3 comments)
