I have been waiting for what seems like forever to hit that stupid 100 referral mark off of Active Rain. I mean...
I'VE WAITED, but TODAY I GOT MY 101rst REFERRAL!!!! Here's the deal...I was just writing this post over the weekend, when today, I received a phone call from a borrower who called my office and called me asking about buying a home. We went through the pre-qualification and they're going to the application as we speak.

I've always cherished getting a featured post, but it's never been a driving force for me. When I got one, though, I'd enjoy that gold star. Nice feeling, but again....it's never been the what makes me write. As of today, February, 16th, 2012, I just recevied my 98th referral since joining the Rain. Nothing for a bit, but good stuff in the last 24 hours as I received 2 referrals since last evening from the Rain. I'm 2 from 100, but hey, that's another post altogether!!!!

So, today I just got my
Ninety Second Referral!!!! Yes!!!! 92! From my time in Active Rain! I started about three and one half years ago. In that Three and one half years, it averages out to about 25 referrals a year. And to think that I didn't even have just one referral for my first six months. And...I've only had a few referrals over the last six months. I can track why. I haven't been putting focused content on Active Rain as well. As soon as I put focused content, Active Rain works like no other for you!

I'm a freak about business planning. Most people fail because they don't have a business plan. Did you know that over 90% of people in real estate don't have a business plan? Sooooooo, the business plan is paramount.
In the meantime, in my business plan, I have put down that I'd have 16 closings this year from SEO, Facebook, Active Rain, being a Twit on Twitter, etc. Needless to say, I'm on pace to hit it.

This is a short, but sweet post on my most recent success in the rain. Most of you know that I've had some great success here. In fact, I keep track on all of the referrals that I get from playing in Active Rain.
I'm well over 80 referrals since joining A.R. But I received three great contacts this past weekend.
One was from a producer at Chicago radio station who asked if I could do the loan for he and his fiancee.

You know....when I started on Active Rain it took me almost 100,000 points to get to receiving my first referral. After the dam broke, it seemed like I had been getting referrals every week. Then, this past summer, I kinda slid. Sure I wrote posts, but they weren't from my heart. They weren't frequent and quite honestly, the referrals just kinda dried up a bit. At the end of the summer, I buckled down. Now I post as often as I can provided that I'm not spending all day or all week travelling all over hell and gone!

Today....I hosted a social media presentation today. It was so much fun. I gave a life presentation with a simulcast webinar through www.gotomeeting.com for a number of branches that work for me.

OK....another milestone in the newe life of Larry in the rain. I'm quite pleased to say that I've finally received my 40th referral yesterday.
I received 3 phone calls in a row yesterday afternoon. The first to my office, the next to my cell phone and the final one to my office again. It was a woman in Chicago referring me a $25,000,000 retail office building. I can't say that I can or can't find a source for the project that was given to me. I was just honored to be accepted into Active Rain's Ambassador Program. Needless to say, I'm excited, nervous and curious as to how good I will or won't be in helping others dominate the world of internet real estate. So now we're at 145,000+ members on Active Rain. 145,000 people. That's no small village. I did a population search and we're now somewhere between the size of Kansas City, Kansas and Vancouver, Washington. Interspersed between those cities sit Rockford, Illinois, Oceanside, California, Springfield, Missouri and Sioux Falls, South Dakota. For fun, I'll throw in Dayton Ohio too!
