The National Association of Realtors (also known in the industry as NAR) has a great Frequent Asked Questions communique for the consumer.  Things are so different from the current version of the bill that consumers need to be aware of what this bill encompasses. 
YOUR CONTRACT NEEDS TO BE SIGNED BY APRIL 30th and Closing by June 30th.

Answer: No. Thus, for example, individuals who move from a high cost area to a lower cost area who meet all eligibility requirements will qualify for the $6500 credit.

The Senate is slated to take up a bill this week that extends unemployment benefits and it might include an extension of the $8,000 homebuyer tax credit. Proponents of the first-time homebuyer tax credit that is due to expire Nov. 30 were planning to offer amendments to unemployment benefits bill that would extend and possibly expand the tax credit. But now it appears Senate lenders are working on a compromise that could be tucked into the bill as a manager's amendment. The first time Homebuyer's Tax Credit is leaving....unless congress acts to re-up or renew the program.  Right now there are three different bills before congress, but they've been before congress since February.  Nothing's happened......SOOOOOOOOOOOOOOOOOOOOOOOOOOOOOO
Time's running out!  You need to close in the month of November of, yes, this year, in 2009 in order to take advantage of the bill that's before us.  Needless to say....That means you need to get under contract NOW!!!!!    I'm not a pushy dude, but let's be honest.  The government hasn't printed money like this for first time homebuyers ever.

OK kids, tomorrow is D-Day.  We already have a lot of people signed up for this webinar with myself and Tom Ward.  Tom and I will be speaking on the $8,000 tax credit.  There are so many people sitting on the fence right now.  Our duty tomorrow will be to educate them.  Let's get them off of the fence.  Some will end up not buying, but others will know without a doubt, that the time to buy couldn't be better.  If you have a fence sitter, get them registered now.

The First Time Buyer....WHY BUY NOW????
They are buying homes today that don't have inflated equity..
They don't have to wait for their home to sell...
They have sellers willing to pay their closing costs and buy-down already good interest rates
They are in the first "Buyers" Market in nearly 8 years.
They have the largest selection of homes in 15 years.
The current down turn in pricing will allow them to buy homes in neighborhoods that were out of their reach 2 years ago...
They can get that extra bedroom or bath or garage...

Hey All,
This is my first blog, so I'm not sure if I'm doing it right or not.  I want to say that I've been in the business for 13 years. Yes...I want to make money...lots of it, but I know that it comes from serving others.  You, as the consumer, want someone whom you can trust in order to help you achieve your goal of home ownership, equity management and wealth creation through home ownership.
