success: Active Rain or Active Listings? - 05/17/12 11:16 AM
Just sitting here in this continuing ed...I'm in the back row, trying to get caught up on life...and trying to get caught up on Active Rain.  My internet has major issues, but should be back within the next week at home.  But in affect, it's shut me down for 4 weeks now.
While scrolling the blog roll, I've done this 4 times so far....every post is a listing.  Is this all about listings?  Or is there a pertinent time for people to send their listings out to cyberspace.  I have never seen so many listings EVER, in my 4+ years here … (4 comments)

success: When a Fire Comes....RUN TOWARDS IT!!!!! - 05/03/12 08:47 AM
So, I'm thinking that this year is all about change.  It's huge!  If we are going to go from good to great true and real change needs to occur.  Change can't be "feel good, esoteric crap.  A great friend of mine....Rich Brennan, founder and coach at The Brennan Method said that you need to....
RUN TOWARDS THE FIRE.... One is thing is conflict.  Most people hate it.  I do think that it serves it's purpose.  I remember hearing that Thomas Edison, when his barn that had all of the inventions burned down, called his kid(s) and said "come on out here … (7 comments)

success: The Problem with New Year's Resolutions - 04/29/12 10:44 AM
I've been obsessed all year!!!! Really.....I've been obsessed with change.  Change in 2012.  The problem with success....and the problem with New Year's Resolutions is that it takes change.  The real issue is the problem with change is that you actually have to change the things you're used to doing....AND YOU MAY HAVE BEEN DOING THINGS THE SAME WAY FOR A LONG LONG TIME.
I used to be a counselor.  I'd see women who were beaten by their husbands.  The problem with the battered wife is this....she hates the beatings....but she is more afraid of change than she is with the rote … (13 comments)

success: Second Quarter of 2012 is NOT FOR APRIL'S FOOLS!!!! - 04/02/12 07:40 PM
Can you believe that ONE FOURTH of 2012 is GONE....VANISHED...ADIOS?  So, THE GOOD NEWS????  We still have have THREE - QUARTER'S OF THE YEAR TO GO TO HIT YOUR INCOME GOALS?
What's it going to take for you to hit your goals?
Here are a few things to get you back on track in 2012; MAKE SURE THAT YOU KNOW WHAT YOU'RE GOALS ARE!!!!  You really need to have them in writing.  If you set goals for yourself in 2012, then pull those goals back out so that you can see exactly what you committed to do.  You need a constant … (6 comments)

success: Milestones May be the True Measure of Mastering Active Rain - 05/05/11 11:26 AM
One of my favorite bi-products of Active Rain is the milestones.  I don't look at milestones often, but I don't mind seeing it every once and a while.
Active Rain take a lot of work! It does, but nothing great in life comes easy.  86 Referrals has me convinced that this isn't a hobby, but truly a part of an awesome business plan.
I just signed up for UPLOG.ORG.  I was told that it was simple to use and would "out-SEO" Active Rain.  You have to know Wordpress for it to work.  I need to know Wordpress.  The leader there … (15 comments)

success: Mother Teresa....I am Not, but I Like the Thought! - 04/22/11 11:47 AM
So I have 2 closings yesterday.  The borrower had bad credit and I had them hook with a very reputable credit repair company.  They called.  Believe it or not they actually did the things that the credit repair company told them to do.  Within the pre-determined set time, the client got their credit scores up high enough to qualify for an conventional mortgage with a 620 FICO.  My client puts the offer in and it gets accepted for a conventional loan.  During the approval process his scores climb to above 640 and the client switches to FHA.
The buyer's contracted on … (15 comments)

success: With All This Pressure, Lenders Can't be Lazy....So Why are They? - 04/19/11 06:20 PM
I have known this lender friend of mine for years.  She and I have become very good friends over the course of time.  She has an engaging personality, is beautiful, ridiculously engaging and seems to be just on top of things when I had met her.  Over the years we have become closer and I look forward to meeting her when the opportunity allows.  I've always hoped that one day she'd join our company.
Recently, she's had a number of setbacks because of the economy.  But, like most, I has had some setbacks.  Needless to say, I took an application from a new … (11 comments)

success: 85th Referral from Active Rain is My Milestone Today! #100 is coming soon! - 03/26/11 06:35 PM
Very simple, but very bold.  Today I received my 85th referral from Active Rain.  No, Active Rain didn't call me and say here's a referral, but I did get someone directly from Active Rain.  Today, I had a phone call from someone in Elgin, Illinois.  They said,
"Larry, My wife and I are putting an offer in on a house.  My wife and I have been following your blog (on Active Rain) for quite sometime.  You're local and we think a lot a like.  Can you finance my house?" I thought about it for about 8 one-thousand's of a second and … (9 comments)

success: 3 More Referrals this Weekend from the RAIN!!!! - 02/14/11 10:44 PM

This is a short, but sweet post on my most recent success in the rain.  Most of you know that I've had some great success here.  In fact, I keep track on all of the referrals that I get from playing in Active Rain.
I'm well over 80 referrals since joining A.R.  But I received three great contacts this past weekend.
One was from a producer at Chicago radio station who asked if I could do the loan for he and his fiancee.
The second was someone looking for a No PMI loan.  Since I'm not licensed in Georgia I referred … (14 comments)

success: Closing Success Story - 12/03/10 04:49 PM
So a couple of days ago I wrote a post entitled When You Care, You Often Times Become the Hero!!!!.  It was about a client who was denied by two other lenders.  The clients then found me on Active Rain and we got the deal done.  Well, today was the closing!  When I got there....issues abounded.  Thankfully most of the issues were between buyer and seller.  There were some ancillary issues that got scrubbed up during the closing.
The real estate agent was thrilled with the closing.  She said she'd been in the business 14 years and had never seen a … (6 comments)

success: You Crave What You Eat - - - Being Great in Real Estate is as Simple as a Decision - 08/05/10 09:43 AM
YOU ARE WHAT YOU EAT!!!! Or are you?  Growing up that's what kids said to each other.  Got it???  You ARE WHAT YOU EAT!!!
I have a different take on this phrase....how about you CRAVE WHAT YOU EAT!!!
This goes to
1)  FOOD 2)  LIFE 3)  DISCIPLINE 4)  BUSINESS (Real Estate) and even 5)  LOVE!!!!! So what gives?????  Let me share a story with you, then we'll talk about how it translates to life...

success: Kick A___ in Building your Real Estate Practice!!!!!! - 05/27/10 03:31 PM
So I'm sitting here in a continuing legal education seminar learning all about "How to Build a Great Practice."  The speaker has been talking about what makes a great law practice.  After listening to some judges, some sole practitioners and a world class attorney speaker, I come to my conclusion that real estate is really like being a sole practitioner of a law practice.  Needless to say, there are many elements that come to building a great practice.
THE PLAN Have a friggin plan.  Even the Old Hebrew Writers say that without a plan, visions fail.  I fully believe that you … (7 comments)

success: Finally Broke my 50th Referral on Active Rain - 12/07/09 11:58 PM
You know....when I started on Active Rain it took me almost 100,000 points to get to receiving my first referral.  After the dam broke, it seemed like I had been getting referrals every week.  Then, this past summer, I kinda slid.  Sure I wrote posts, but they weren't from my heart.  They weren't frequent and quite honestly, the referrals just kinda dried up a bit.  At the end of the summer, I buckled down.  Now I post as often as I can provided that I'm not spending all day or all week travelling all over hell and gone!
Then back on … (67 comments)

success: Active Rain or Active Monsoon? My 40th referral yesterday!!!!! - 08/18/09 08:48 AM
OK....another milestone in the newe life of Larry in the rain.  I'm quite pleased to say that I've finally received my 40th referral yesterday.
I received 3 phone calls in a row yesterday afternoon.  The first to my office, the next to my cell phone and the final one to my office again.  It was a woman in Chicago referring me a $25,000,000 retail office building.  I can't say that I can or can't find a source for the project that was given to me.  I need to see the project in it's entirety and vet it out against my sources.  However, … (9 comments)

success: What Part of ACTIVE Don't you Understand? - 07/13/09 08:25 AM
I was just honored to be accepted into Active Rain's Ambassador Program.  Needless to say, I'm excited, nervous and curious as to how good I will or won't be in helping others dominate the world of internet real estate.  You see when I applied based upon Brad Anderson's post, The ActiveRain Ambassador Program, I wasn't sure if I would get picked because, quite frankly, I'm not nearly as great as some of my Active Rain Mentors.  I don't belong on the same field....much less in the same stadium as some of these guys.
However, when reading the post by Brad, he … (47 comments)

success: Sometimes I Feel Guilty on Active Rain - 03/03/09 09:04 AM
OK, OK, OK....I was a neophyte.  Actually, I still am.  My co-workers made fun of me.  My wife thought that it was stupid and a waste of time.
Write blog and comment on other people's posts?  Why?  What for?  Go write a deal she'd say.  I told her that I'd do this on my time, not work time, but I just wanted to see if I could become number 1 in my town and meet some people.  Then the addiction began to set in.  I developed some nice relationships and started to move up in my county.  The relationships grew, but … (115 comments)

success: 500th Blog Post - 02/13/09 08:38 AM
This is a post that doesn't have a lot of meat in it.  I've been a member of Active Rain now for almost two years.  Today, I hit my 500th post.  That's 250 posts a year or between 5 and 6 per week.  I never thought that I'd last this long.  Nor did I think that I'd experience the success that I've achieved.  Needless to say, I'm ecstatic at where I'm atand grateful for all that has occurred while playing in the rain.  I love a little super group of mortgage people who are like iron sharpening iron forcing us all … (20 comments)

success: Laser Focus - - - Growing an Office in a Shrinking Market!!! - 02/06/09 09:40 AM
I'm busy.  I'm really busy, but I'm loving life.  I'm living large in my 9 to 5 job.  Two months ago I'm getting as lean as I possibly can.  Now I'm looking at hiring past employees and new fresh talent on the street to deal with the crush.
Outside of the office, I still have debts.  I still have mortgage payments that I owe on my home.  I have my property taxes due here in a couple of months.  Outside the office, I have been struggling with the struggles that hit those of us who are hard working blue collar, tenacious workers.  Managing finances, … (5 comments)

success: What I Learned on the Jason Crouch & Ken Cook Twitter Tuesday Radio Show!!! - 01/20/09 11:08 PM
What a great time today.  I have to admit that it was really a blender of mixed emotions.  Here are the competing interests.
First, I had challenge was re-arranging my schedule.  I've come to know Ken Cook, Ken "Yes You Can" Cook through a group that we each belong to.  Jason Crouch Jason Crouch, Broker - Austin Texas Real Estate (512-796-7653) is someone who've I've come to know in a very peripheral way since joining the rain almost two years ago.  He's probably mostly known as being just a good guy, or a great guy, one of the greatest guys!  I saw the … (12 comments)

success: Most Insane Guitarist.... - 01/11/09 08:42 PM
Before I digress, this post is not about the ministry....it's about the coolest guitarist ever. I mean....really cool. OK...so a year ago, Im in church and see some teenage girl after service come up and talk about this cool weekend for all the youth. It's about vocations, but it's all about FUN, FUN, FUN. I decide to go and I see this dude sitting up beginning to play guitar....but something weird is in front of me. The guy has NO ARMS. He was born without any arms at all. His parents said that they won't be around to take care of … (14 comments)
