success stories: Just got my 92ND Referral from ACTIVE RAIN! - 11/04/11 11:21 AM
So, today I just got my Ninety Second Referral!!!! Yes!!!! 92! From my time in Active Rain! I started about three and one half years ago. In that Three and one half years, it averages out to about 25 referrals a year. And to think that I didn't even have just one referral for my first six months. And...I've only had a few referrals over the last six months. I can track why. I haven't been putting focused content on Active Rain as well. As soon as I put focused content, Active Rain works like no other for you! I've tried

success stories: Active Rain creates Activity because of Localism! - 07/14/11 09:31 AM
Wow....so I get the call.... Hello Larry, this is Suzi Q at the Daily Herald Newspapers. Joe Schmo said that you're somone in the mortgage industry whom I can talk to. I say, about what? We're doing a five part series on the state of the mortgage industry and we were told that we need to start with you? They say you're honest and integrous and (more kissy comments that I just soaked in) I say "who referred you?" Joe Schmo!!! Ohhhhhhhhhhhhhhhhhhhhhhhhhhhhhhhh....Joe Schmo! Now I'm with you. I'm to kick off their 5 part series, We're talking about the state of

success stories: Mother Teresa....I am Not, but I Like the Thought! - 04/22/11 11:47 AM
So I have 2 closings yesterday. The borrower had bad credit and I had them hook with a very reputable credit repair company. They called. Believe it or not they actually did the things that the credit repair company told them to do. Within the pre-determined set time, the client got their credit scores up high enough to qualify for an conventional mortgage with a 620 FICO. My client puts the offer in and it gets accepted for a conventional loan. During the approval process his scores climb to above 640 and the client switches to FHA. The buyer's contracted on

success stories: Closing Success Story - 12/03/10 04:49 PM
So a couple of days ago I wrote a post entitled When You Care, You Often Times Become the Hero!!!!. It was about a client who was denied by two other lenders. The clients then found me on Active Rain and we got the deal done. Well, today was the closing! When I got there....issues abounded. Thankfully most of the issues were between buyer and seller. There were some ancillary issues that got scrubbed up during the closing. The real estate agent was thrilled with the closing. She said she'd been in the business 14 years and had never seen a

success stories: Finally Broke my 50th Referral on Active Rain - 12/07/09 11:58 PM
You know....when I started on Active Rain it took me almost 100,000 points to get to receiving my first referral. After the dam broke, it seemed like I had been getting referrals every week. Then, this past summer, I kinda slid. Sure I wrote posts, but they weren't from my heart. They weren't frequent and quite honestly, the referrals just kinda dried up a bit. At the end of the summer, I buckled down. Now I post as often as I can provided that I'm not spending all day or all week travelling all over hell and gone! Then back on

success stories: What Part of ACTIVE Don't you Understand? - 07/13/09 08:25 AM
I was just honored to be accepted into Active Rain's Ambassador Program. Needless to say, I'm excited, nervous and curious as to how good I will or won't be in helping others dominate the world of internet real estate. You see when I applied based upon Brad Anderson's post, The ActiveRain Ambassador Program, I wasn't sure if I would get picked because, quite frankly, I'm not nearly as great as some of my Active Rain Mentors. I don't belong on the same field....much less in the same stadium as some of these guys. However, when reading the post by Brad, he

success stories: Laser Focus - - - Growing an Office in a Shrinking Market!!! - 02/06/09 09:40 AM
I'm busy. I'm really busy, but I'm loving life. I'm living large in my 9 to 5 job. Two months ago I'm getting as lean as I possibly can. Now I'm looking at hiring past employees and new fresh talent on the street to deal with the crush. Outside of the office, I still have debts. I still have mortgage payments that I owe on my home. I have my property taxes due here in a couple of months. Outside the office, I have been struggling with the struggles that hit those of us who are hard working blue collar, tenacious workers. Managing finances,

success stories: Tangible ways to make money off of Active Rain - my 200,000 point experience!!! - 01/05/09 03:09 PM
I was going to title this 200,000 points. Yes, I've hit the big 2 - 0 - 0. It's such a milestone. But when thinking about writing on this, I began to reflect on how my life has changed since joining in the rain. I joined midway through 07. I didn't know what a blog was. My friend, Randal's Blog, Randy Keberlein, invited me to join Active Rain. After much persuasion about this stupid internet posting site, I reluctantly decided to join. Needless to say, it's been a whirlwind ride with many benefits, many of which truly are tangible. I see

success stories: Discipline is my New Year's Theme.... - 12/31/08 07:58 AM
Every year I put myself in a position to succeed in new resolutions. That comes after many years of failure. Instead of giving myself a million different resolutions I move to two or three that I can follow through with. I finally joined the weight loss portion of AR and decided that I'm going to lose 20+ pounds. Weight loss resolutions consensus. I'm going to close on a couple of large commercial deals to take the stress off of the need to close 20 deals a month as an originator. As of three years ago, I try also to add a theme

success stories: True Confessions - - - yours or my biggest life challenge - 12/16/08 11:36 PM
So what's your toughest part of your life? I mean what's the toughest part? I was thinking my biggest challenge today when writing this post. I was watching the show "The Biggest Loser" with my wife. I realized that these guys are just awesome. They're obesely overweight and are allowed to join the show....Millions apply I'm sure, but only 10+ couples are allowed to join. I rarely watch TV. My favorite show is the Amazing Race, just because I live adventure racing. I think that it'd be fun to do. The only other show that I watch is an occasional episode

success stories: Active Rain is a Perfect Recruiting Tool - 10/21/08 10:52 PM
OK....So my posts have been political lately. The truth of the matter is that I'll be happy when these stupid elections are done. They really get my dander up. I hate the welfare mentality. I hate local government wanting to grow and promising no more taxes, but alas....I digress. I am closing my 14th deal next week from AR. These people left me and went back to their lender for life. Their lender for life screwed them with a rate of 7.5% when the clients had excellent credit and income. Seems the lender was a little too comfortable with their relationship.

success stories: 150,000 Points..... - 09/16/08 11:01 PM
That's about all that I can say. I've hit it....or I will with this post. It's been a wild ride. What's happened in my 18 months since joining? 1) I've built a great network of friend here; SECONDLY....I'm in the process of taking my 13th loan application since joining AR. I thought that this would take off a lot quicker, but it took a while for me to get into the zone. As a result, I have a lot of transactions from Joe Q. Public. But I am now made the inner circle of some of the who's who of

success stories: The Dirty Dozen.....12th transaction in the Rain!!!!! - 09/12/08 12:17 PM
Just this past week I had a referral from one of my associates and friends in the Rain. Mr. Jeff Belonger! Mortgage Guru Extraodinaire!!!! The FHA-meister!!! Mortgage Knowledge at its BEST!!!! (Jeff Belonger) I've now been dancing in the rain for over a year. I called him up this past week to just BS with him. I have always enjoyed him and he has a sarcastic element of him that aligns perfectly with my quick wit and sharp tongue. I'm grateful to Sir Jeffrey.... It's amazing the people that you meet while swimming in the Rain. I now feel that in

success stories: Active Rain's been Active for Me! Just got my 11th deal last night! - 08/01/08 07:12 AM
Your personality. Your consistency. Your topics. YOUR ETHICS. These are all important factors in getting you out there in the community. I'm not really sure why I've had a lot of success on AR. I'd like to believe that the most predominant factors are my education, consistency and ethics. While communicating to the world, I have been able to get some appropriate exposure and actually take and close deals all through AR. Last night I recieved my 11th deal since joining AR. Last week I closed my 10th. If I were to quantify the revenue, I'd say that it's over 30K
