A dramatic increase in the number of sales closing in April on Oahu along with shrinking inventory has the attention of both buyers and sellers. No question about it, 2013 is a great time to buy real estate — buyers are out in record numbers. But available inventory remains depleted, which also means it’s a great time to sell real estate. The highly anticipated Ka Malanai condos in Kailua are coming soon! Here is the latest announcement.....Estimated sales will begin this summer. I also took a picture last week from Kailua Road. Not the greatest pic, but it shows the construction site of the first of 6 buildings being built. The project has posted 4 floor plans so far. There are 2 bedroom floor plans, one 1287 sf and the other 1270 sf interior. Then there are 3 bedroom floor plans, one 1515 sf, and the other 1529 sf interior. This is a follow up blog about this new listing that entered the market last week Monday. Broker's open had over 70 brokers and public groups that came through this past Thursday. This Sunday there were 40-50 groups. I was fortunate enough to get featured on the Honolulu Star Advertiser, and a BONUS ARTICLE below from the Honolulu Magazine which was a pleasant surprise! The writer was nice enough to email me the link to her article. The interesting thing that I experienced on this Sunday open house, was that people lingered at the house. Oahu’s condo market continued its surge in February with an increase in sales prices and sales volume, while the single-family market eased off slightly. The Median Sales Price of a condo on Oahu marched to its highest level in two years — to $340,000. With inventory in this segment down nearly 27 percent, and affordability high, the condo market’s slow but steady monthly increases are a sign of market strength. Kailua's Keolu Hills is an older neighborhood (most homes built in the 60's era which are generally single wall construction homes) that sometimes offers lovely views of Kailua's Enchanted Lakes and the neighborhood below. It is located just a few minutes from Kailua Beach. In the past six months there have been 20 listings that have sold with the average price of $714k. To date, Kailua's median price range is just below $800k, so Keolu Hills is somewhat affordable for the area.
