&lt;p&gt;Many times, those who live in a prime vacation destination have not taken the time to explore their own communities to truly know what their city has to offer. (I am guilty as charged. &lt;p&gt;I finally got a 'hit' on my website.&amp;nbsp; Wow, was I excited - it actually works.&amp;nbsp; Anyway this lady's name was Rhonda and she was interested in purchasing real estate in the Myrtle Beach area.&amp;nbsp; She also said that she would be visiting on July 14th - 21th.&amp;nbsp; Immediately, I responded and put her on a 'drip campaign' that matched her criteria.&lt;/p&gt;
&lt;p&gt;She called on the 16th to say that her and her husband would like to look at property on Thursday from 2:30 for a few hours.&amp;nbsp; This was looking more and more like a solid lead and a potential buyer.&lt;/p&gt;
&lt;p&gt;Since time was limited, I sent out a blast email to all my Century 21 fellow agents to see if they had anything matching her criteria that I could see on short notice.&amp;nbsp; Many took the time to respond and the properties they sent fit perfectly.&lt;/p&gt;
&lt;p&gt;On Thursday morning, I got in my car and previewed 7 properties, which took a little over an hour and a half.&amp;nbsp; I eliminated one but the others were definite shows.&amp;nbsp; I was so proud of myself for being so prepared on such a short notice.&lt;/p&gt;
&lt;p&gt;I went home and had lunch at noon.&amp;nbsp; At 1:30 I get a call from my potential buyer:&amp;nbsp; 'My husband and I changed our mind and really aren't interested in looking at property here.&amp;nbsp; Thanks for your help...'&lt;/p&gt;
&lt;p&gt;AGGHHHHHHHHHH !!!!!!!!!!!!!!!!!!!&lt;/p&gt;
&lt;p&gt;This profession is definitely a challenge.&lt;/p&gt;
&lt;p&gt;Any suggestions on how to qualify 'internet leads' in a more effective way?&amp;nbsp; Your help would be greatly appreciated...&lt;/p&gt;

&lt;p&gt;Our market here in South Carolina is continuing to experience a downward trend.&amp;nbsp; Condo sales are off 34% since the beginning of the year.&amp;nbsp; The sales for single family homes also experienced a drop - off 27%.&amp;nbsp; The homes that are selling are usually listed below $350,000. Unfortunately, the majority of homes are listed above this price.&lt;/p&gt;
&lt;p&gt;The good news is that our saturated market is beginning to be depleted which will help turn this trend around.&amp;nbsp; Fewer builder permits were issued this year as compared to the first part of the year.&amp;nbsp; Some of our inventory has been sold and some has just been taken&amp;nbsp;off the market by disappointed sellers. Once the supply becomes less than the demand the correction will be over...yea!&lt;/p&gt;    </content>

&lt;p&gt;It is hard to believe that we are in the middle of our prime selling season in Myrtle Beach, South Carolina.&amp;nbsp; Every day, I expect activity to pick up and become the frantic selling pace of 2005.&amp;nbsp; Even though it hasn't happened yet, I remain optimistic.&lt;/p&gt;
&lt;p&gt;Two major attractions opened here in April this year, helping to stimulate this economy and bringing thousands of additional tourists to our area.&amp;nbsp; The $400 million dollar investment in the &lt;a href="http://HardRockThemePark.com" title="Hard Rock Myrtle Beach" target="_blank"&gt;Hard Rock Theme&lt;/a&gt; Park and &lt;a href="http://marketcommonmyrtlebeach.org" title="myrtle beach real estate" target="_blank"&gt;Market Common&lt;/a&gt; (an urban retail/living pedestrian village) is having a positive impact on the local economy.&amp;nbsp; Fortunately, some of this is spilling over to sales of investment and second home property.&lt;/p&gt;
&lt;p&gt;The real estate industry expects to have a full recovery by late fall and early spring of 2009.&amp;nbsp; Many analysts have indicated the baby boomers want to move near a body of water with warm temperatures most of the year.&amp;nbsp; Myrtle Beach is their location.&lt;/p&gt;

&lt;p&gt;Our developer brought us an interesting article to read this morning at our weekly project meeting.&amp;nbsp; The premise of the article was that sometimes we focus on the negative when change occurs.&amp;nbsp; The article presented some positives that may come out of the current escalation of gas prices.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Here&amp;nbsp;are some of the good things that may occur as gas prices continue to rise:&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;-Shorter work days with many companies already changing to a 4 day week&lt;/p&gt;
&lt;p&gt;-Less obesity with more Americans opting to bike or walk whenever they can&lt;/p&gt;
&lt;p&gt;-Less traffic on the roads&amp;nbsp;resulting in&amp;nbsp;less fuel emissions and less pollution&lt;/p&gt;
&lt;p&gt;-Fewer traffic deaths since there are fewer people travelling&lt;/p&gt;
&lt;p&gt;-Police bike and&amp;nbsp;foot patrols are up&amp;nbsp;to save on the cost of fuel&lt;/p&gt;
&lt;p&gt;and finally&lt;/p&gt;
&lt;p&gt;-Real estate agents are finding more buyers who want to locate close to their jobs and to cities that have good alternative transportation&lt;/p&gt;
&lt;p&gt;The Market Common in Myrtle Beach is a pedestrian friendly community that will certainly benefit from this last realization...&lt;/p&gt;

    <title>You Want a Co-Broke and You Want Me to Be Your Buyer's Agent Too?</title>

&lt;p&gt;Here's a new one.&amp;nbsp; &lt;em&gt;I&lt;/em&gt; am working on site for a developer. A realtor came into our&amp;nbsp;office with a customer who had indicated interest in purchasing a home in our community. Once the Customer decided to make an offer she said "Do you co-broke?&amp;nbsp; I am a realtor."&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Of course I was surprised and the realtor escorting her was very surprised, needless to say.&amp;nbsp; He was out and she was in. We walked over to our office and the other realtor just quietly left.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We wrote the contract and she put down her deposit.&amp;nbsp; Things did not work out and the contract was cancelled.&amp;nbsp; Some of the things that she had to do by a certain date were not done.&amp;nbsp; When the deadline passed and she could not get the financing the developer called her on 'non-compliance'. She had missed important dates.&amp;nbsp; I had been in contact with her reminding her that she had to meet these deadlines, but she was not able to do so.&lt;/p&gt;
&lt;p&gt;She wrote me a nasty email stating that I had given her the worst representation of any realtor.&amp;nbsp; As her buyer agent, I should have done this and this, etc.&lt;/p&gt;
&lt;p&gt;I responded that I was not representing her, I was representing the seller.&amp;nbsp; However, I think that calling her and encouraging her to make the deadlines confused her.&amp;nbsp; It is hard to believe, though, that&amp;nbsp;a realtor could confuse the relationship, especially when one of her first concerns was that she get her 'co-broke'. But that is exactly what happened.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This has certainly put me on notice.&amp;nbsp; Next time this happens, I will insist that the agent send a note to me that she is representing herself as the 'buyer agent'...It's always something!&lt;/p&gt;    </content>

&lt;p&gt;I just got back from a week long vacation in Florida.&amp;nbsp; It was through RCI and the place where we stayed was a Gold Crown Resort.&amp;nbsp;It was nice but there really wasn't much to do except go to the ocean, the pool, or golf.&amp;nbsp; The restaurant choices were scant even though the beach was lined with many, many high rise condos.&amp;nbsp; My husband and I were a bit disappointed.&lt;/p&gt;
&lt;p&gt;As I entered Myrtle Beach it struck me about the many differences between these two vacation/second home destinations.&amp;nbsp; Myrtle Beach has over 100 golf courses and over 1000 restaurants as well as several theaters which offer great evening entertainment.&amp;nbsp; We have over 60 miles of coastaline with great sandy beaches and Ocean Boulevard is dotted with unique shops that are fun to stroll through.&lt;/p&gt;
&lt;p&gt;We also have 'mini cities', &lt;a href="http://www.theboardwalk.com" title="Boardwalk" target="_blank"&gt;The Boardwalk&lt;/a&gt; and &lt;a href="http://www.BarefootLanding.com" title="Realtor in Myrtle Beach" target="_blank"&gt;Barefoot Landing&lt;/a&gt;,&amp;nbsp;which offer unique shopping, rides for the kids, water parks, museums, cinemas, and unique entertainment - i.e &lt;a href="http://www.magicquest.com" title="myrtle beach" target="_blank"&gt;Magic Quest&lt;/a&gt; &amp;nbsp;one of only two in the United States.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The new &lt;a href="http://www.MarketCommonMyrtleBeach.org" title="market common" target="_blank"&gt;Market Common&lt;/a&gt; is another unique venue with upscale shopping and great restaurants with Live/Work Townhomes and Carriage Homes reminiscent of the olden days.&amp;nbsp; It is just fun and relaxing to window shop at night and stop off at Gorden Biersch or PF Changs for a late night snack.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The new &lt;a href="http://www.hardrockthemepark.com" title="myrtle Beach" target="_blank"&gt;Hard Rock Theme Park&lt;/a&gt; opened up this spring and it is a fun place to be, especially if you like to ride roller coasters - there are several of them!&amp;nbsp; The Zepplin is the most impressive and scariest - only the strong survive. It has a great open air theater and has already brought in some impressive entertainers including Kid Rock and the Eagles.&lt;/p&gt;
&lt;p&gt;If you are thinking of a destination for your summer vacation, check out all that Myrtle Beach has to offer. I am sure you will not go home disappointed!&lt;/p&gt;

It was very informative and I took away many new ideas which will help me be more effective in converting clients to buyers.&lt;/p&gt;&lt;p&gt;One I wanted to share with you is the acronymn&amp;nbsp;NEADS.&amp;nbsp; It is very helpful in organizing your interview to determine if the potential clients are serious.&amp;nbsp; &lt;/p&gt;&lt;p&gt;N - What are they in Now?&lt;br /&gt;E - What do they Enjoy about their place?&lt;br /&gt;A - What would they Alter (Change)?&lt;br /&gt;D - Who is the Decision Maker?&lt;br /&gt;S - What Solution can be made?&lt;/p&gt;&lt;p&gt;I start by asking where are you living now?&lt;br /&gt;What do you enjoy about your current home?&lt;br /&gt;Is there anything you would change about it if you could?&lt;br /&gt;Are you able to make a decision, if we find a property today?&lt;br /&gt;Let&amp;#39;s talk about how we can make this happen.&lt;/p&gt;&lt;p&gt;Hope this is helpful...&lt;/p&gt;&lt;p&gt;&lt;img title="realtor" src="http://activerain.com/image_store/uploads/5/1/3/4/1/ar120948179514315.gif" height="51" alt="name" width="246" /&gt;&lt;/p&gt;    </content>

&lt;p&gt;In March I wrote a blog expressing my frustration at the fourth extension that the buyer&amp;#39;s agent had requested from my seller.&amp;nbsp; The closing has yet to occur and the 7th extension has been written. &lt;/p&gt;&lt;p&gt;The new extensiopn will expire on May 20th.&amp;nbsp; Can you imagine?&amp;nbsp; I think this may be a record among realtors.&amp;nbsp; Should I contact Ripley&amp;#39;s to see if it is a record world wide?&amp;nbsp; Possibly.&lt;/p&gt;&lt;p&gt;What is truly amazing is that it is a CASH deal!!&lt;/p&gt;&lt;p&gt;Anyway, the saga continues.&amp;nbsp; You may see another blog on this one if it doesn&amp;#39;t close on the 20th.&amp;nbsp; If anyone has any suggestions on how to avoid this in the future, I would greatly appreciate any and all...&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;img title="realtor" src="http://activerain.com/image_store/uploads/5/7/6/6/7/ar120906720476675.gif" height="51" alt="name" width="246" /&gt;&lt;/p&gt;    </content>
