      <description>&lt;p&gt;Murphy was a very smart man!&amp;nbsp; Lately I have received several calls from Active Rainers inquiring about property here in Myrtle Beach.&amp;nbsp; The problem that I have is that I am no longer selling as a general brokerage agent.&amp;nbsp; My new position is in new homes sales with Dock Street Communities in the Market Common.&amp;nbsp; If only I had received all these calls while I was in general brokerage, I may not have looked elsewhere to continure my real estate career.&lt;/p&gt;

      <description>&lt;p&gt;Today is the big celebration honoring those who are currently in the military or those who have served in the armed forces.&amp;nbsp; It is being held at The Market Common in Myrtle Beach.&amp;nbsp; It looks like the weather is going to cooperate even though it is a little cloudy.&lt;/p&gt;
&lt;p&gt;There a many events planned, including demonstrations by the Navy Seals, a parachute drop, music by the military band, vendor booths, etc.&amp;nbsp; There are already many people milling around waiting for the kick off event.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;The weather is awesome with lots of sunshine and low humidity.&amp;nbsp; We did have a few inches of rain this week, fortunately, which was instrumental in reducing the smoke and embers from the fires.&amp;nbsp; The air quality is almost back to normal, thankfully.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Saturday, May 9th the King Street Grill is opening.&amp;nbsp; It is located across the street from our office.&amp;nbsp; I have been to the one in Charleston and it is one of my favorite pubs.&amp;nbsp; I definitely will be there tomorrow to sample the food.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Memorial Day weekend in Myrtle Beach is going to be extra special this year.&amp;nbsp; The Market Common is going to be host to events honoring our former and current military members.&amp;nbsp; This promises to be one of the best events of the year.&amp;nbsp; Hopefully, you can schedule a trip at that time to be part of this inaugural event.&lt;/p&gt;

      <title>Hard Rock Experiencing Hard Times</title>
      <description>&lt;p&gt;Sadly, our new theme park,Hard Rock, has filed bankruptcy.&amp;nbsp; It has only been open since April of this year.&amp;nbsp; Several of you emailed me that you were going to attend this unique fun park located in Myrtle Beach South Carolina.&amp;nbsp; I hope you were able to do so.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We visited it a few weeks ago for the first time to see a concert by KC and the Sunshine Band.&amp;nbsp; They were awesome.&amp;nbsp; We also rode the Led Zepplin Roller Coaster - awesome.&amp;nbsp; I screamed for the entire 2 minutes but it was all worth it.&lt;/p&gt;
&lt;p&gt;I hope some investor steps forward and offers to bail out the owners so that it can open again soon.&amp;nbsp; It is one park that adults truly loved and enjoyed...&lt;/p&gt;</description>

      <title>The End is Here</title>
      <description>&lt;p&gt;The &lt;strong&gt;'Extension Saga' &lt;/strong&gt;is finally over.&amp;nbsp; I have been vying for Ripley's Believe It or Not in the category of the most viable contract extensions in real estate history.&amp;nbsp; Over the past 8 months I have been reporting on the number of extensions written on this one contract.&lt;/p&gt;
&lt;p&gt;It started with a contract for the sale of a single family residence for $741,000 which was to close in February 2008.&amp;nbsp; The buyer was some exotic person who had his millions tied up in various foreign banks.&amp;nbsp; The story was that he was trying to have his funds released to an American bank but there were all kinds of obstacles that these banks were putting in front of him - sort of like a video game I guess.&lt;/p&gt;
&lt;p&gt;Anyway, the first extension came and went.&amp;nbsp; At the second extension, the buyer's realtor asked if the seller and buyer could contact each other and work through the particulars.&amp;nbsp; I was dead set against it for many reasons.&amp;nbsp; The two principles agreed to work together, however,&amp;nbsp;keeping the realtors informed at each step.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The problems were many starting with the fact that no deposit was actually received because the buyer was going to pay 'cash' and close early.&amp;nbsp; That didn't happen.&amp;nbsp; By the time I had insisted, the two principles were 'buddies' and neither felt it was necessary.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Once the fourth extension was written, I encouraged my client to change the status of his home&amp;nbsp;to 'active' and write an addendum with a 'kick out' clause in it.&amp;nbsp; Again, they were 'buddies' and the buyer had agreed to pay the mortgage payments from February until closing.&amp;nbsp; My seller didn't think it was necessary.&lt;/p&gt;
&lt;p&gt;The eighth extension was written.&amp;nbsp; Just before the closing date, my client was informed that the buyer's partner had absconded with the buyers entire fortune - several millions, supposedly. He could not possibly go through with the purchase.&amp;nbsp; Case closed.&amp;nbsp; Lots of lessons for me to learn on this one.&lt;/p&gt;</description>

      <title>Agent to Agent Remarks</title>
      <description>&lt;p&gt;I just got an internet lead from a site that I subscribe to for a hefty price.&amp;nbsp; It is only the second lead in 4 months and it cost $2400.&amp;nbsp; Of course, they guaranteed 50-100 leads a month.&amp;nbsp; Anyway - it didn't live up to its hype.&lt;/p&gt;
&lt;p&gt;Back to the lead.&amp;nbsp; I made an appointment to make a presentation for this Saturday and began to prepare for the CMA.&amp;nbsp; As part of my research for any property, I always read all the 'remarks' sections for other listings in the development.&amp;nbsp; One I read today gave me a good laugh and I wanted to share it with ARers;&lt;/p&gt;
&lt;p&gt;Agent to Agent Remarks:&amp;nbsp; &quot;Please call with 24 hour notice.&amp;nbsp;Owners want to &lt;em&gt;&lt;strong&gt;want &lt;/strong&gt;&lt;/em&gt;their dogs. Dogs are friendly, but very &lt;em&gt;&lt;strong&gt;executable..&lt;/strong&gt;&lt;/em&gt;.&quot;&lt;/p&gt;
&lt;p&gt;Too funny.&amp;nbsp; I hope the owners don't read this one, however&amp;nbsp;!!!&lt;/p&gt;</description>

      <title>Did I Miss Something?</title>
      <description>&lt;p&gt;As part of my daily ritual of life, I log on to my Active Rain blog.&amp;nbsp; Today was no different.&amp;nbsp; What a surprise it was to see the dramatic change.&amp;nbsp; Larger pictures, fewer categories, highlighted realtors from Myrtle Beach.&amp;nbsp; Was this a long time in the planning?&amp;nbsp; What was the purpose of it?&amp;nbsp;Does someone out there have any input as to why the change.&lt;/p&gt;
&lt;p&gt;i think it looks good, but am wondering why I am so clueless as to how and why this change came about...&lt;/p&gt;</description>

      <title>Rocky Road Ahead</title>
      <description>&lt;p&gt;I woke this morning to two very dire reports about the financial market today - from our preferred lenders.&amp;nbsp; it definitely left me unsettled.&amp;nbsp; The real estate market is in for some more bad days ahead.&lt;/p&gt;
&lt;p&gt;Fannie Mae and Freddie Mac have determined that lenders cannot offer a non-conforming loan above $417,000. This will definitely impact the Myrtle Beach market since many of our properties are listed well above this threshold. The lenders have assured us, however, that they are looking for alternative financing methods to accommodate loans above $417,000.&lt;/p&gt;
&lt;p&gt;The financial sector is in for some serious changes in the days ahead.&amp;nbsp; Lehman Brothers (the 4th largest investment bank) is looking for a buyout from someone, Bank of America may purchase Merrill Lynch, AIG is undergoing a restructuring, Washington Mutual and Wachovia have indicated that they are also looking for help.&lt;/p&gt;
&lt;p&gt;All of these situations indicate that the mortgage market is volatile.&amp;nbsp; Their hope is that the Federal government will step in to save them.&amp;nbsp; The Feds meet on Tuesday, so we will wait and see...&lt;/p&gt;</description>

      <description>&lt;p&gt;Finally there may be some truly great reason to celebrate.&amp;nbsp; The government's intervention in the Freddie Mac and Fannie Mae mortgage&amp;nbsp;fiasco may turn the housing market around.&amp;nbsp; Since these organizations control half of the mortgages an infusion of cash will prevent them from collapsing.&amp;nbsp; Chaos would certainly have followed if the government did not take control.&lt;/p&gt;
&lt;p&gt;According to the talking heads on GMA, this could result in fewer foreclosures and more buyers being able to secure mortgages.&amp;nbsp; One analyst thought the turn around could be felt as soon as the second quarter of 2009. This can only be good news for realtors.&amp;nbsp; I, for one, am going to celebrate tonight...&lt;/p&gt;</description>

      <title>No Welcome Mat For Hanna</title>
      <description>&lt;p&gt;The impending hurricane is on track to hit Myrtle Beach along the Grand Strand and we are getting ready.&amp;nbsp; Paul has just finished pulling in all the outdoor furniture, the barbeque, and the portable kitchen.&amp;nbsp; My garage is full.&amp;nbsp; Our neighbor graciously allowed us to store our car in her garage.&amp;nbsp; We do not have hurricane shutters for all the windows, but the windows themselves are supposed to be hurricane tough.&amp;nbsp; We shall see.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We went to Cosco and bought extra food and water just in case.&amp;nbsp; Since we live 4 miles from the ocean we do not have to evacuate.&amp;nbsp; My sympathies go out to all those in New Orleans who were forced to evacuate. It must be a night mare and particularly stressful for children and the elderly.&amp;nbsp;&lt;/p&gt;

      <title>Beach Boogie Big Success in Myrtle Beach</title>
      <description>&lt;p&gt;The big celebration, Beach, Boogie, and BBQ was a huge success and just plain fun!&amp;nbsp; All the events were well attended and the crowds were huge.&amp;nbsp; The balmy weather was perfect for the John Michael Montgomery concert.&amp;nbsp; Even if you were not a fan of JMM at the beginning of the concert, you were definitely a convert by the end.&amp;nbsp; The Friday night event culminated in an amazing display of fireworks - at one point lighting up the entire sky.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Saturday was just as much fun.&amp;nbsp; Lots of activities for the kids, craft booths for the adults, BBQ awards for the many out of attendee competitors.&amp;nbsp; I was even able to see every one of the antique cars displayed during the day - somewhat accidentally. On the way to work, the traffic cop stopped my car to allow all the old cars to travel to their assigned spots.&amp;nbsp; It was quite a display.&lt;/p&gt;
&lt;p&gt;If you are thinking of relocating to the South, come and stay awhile in Myrtle Beach South Carolina.&amp;nbsp; You may not want to leave...&lt;/p&gt;
