I just got an internet lead from a site that I subscribe to for a hefty price. It is only the second lead in 4 months and it cost $2400. Of course, they guaranteed 50-100 leads a month. Anyway - it didn't live up to its hype. Back to the lead. I made an appointment to make a presentation for this Saturday and began to prepare for the CMA. As part of my daily ritual of life, I log on to my Active Rain blog. Today was no different. What a surprise it was to see the dramatic change. Larger pictures, fewer categories, highlighted realtors from Myrtle Beach. Was this a long time in the planning? What was the purpose of it? Does someone out there have any input as to why the change. i think it looks good, but am wondering why I am so clueless as to how and why this change came about...

I woke this morning to two very dire reports about the financial market today - from our preferred lenders. it definitely left me unsettled. The real estate market is in for some more bad days ahead. Fannie Mae and Freddie Mac have determined that lenders cannot offer a non-conforming loan above $417,000. This will definitely impact the Myrtle Beach market since many of our properties are listed well above this threshold. Finally there may be some truly great reason to celebrate. The government's intervention in the Freddie Mac and Fannie Mae mortgage fiasco may turn the housing market around. Since these organizations control half of the mortgages an infusion of cash will prevent them from collapsing. Chaos would certainly have followed if the government did not take control. According to the talking heads on GMA, this could result in fewer foreclosures and more buyers being able to secure mortgages. One analyst thought the turn around could be felt as soon as the second quarter of 2009. This can only be good news for

I think I am in the running for the longest active contract in real estate history. The initial contract was signed in December 2007. The closing was scheduled for February 2008. My client just signed his 8th extension agreement which is supposed to close by September. I advised my client to not sign the extension unless the buyer agreed that the seller could keep his property active. The buyer refused. My seller asked for my advice and I was stumped. I just got back from a week long vacation in Florida. It was through RCI and the place where we stayed was a Gold Crown Resort. It was nice but there really wasn't much to do except go to the ocean, the pool, or golf. The restaurant choices were scant even though the beach was lined with many, many high rise condos. My husband and I were a bit disappointed. As I entered Myrtle Beach it struck me about the many differences between these two vacation/second home destinations. A few years ago, when real estate was selling at an unbelievable pace and record prices were being recorded, golf course owners in Myrtle Beach decided to get in on the boom. In order to exact more money from their parcel of land than a few rounds of golf could generate, they closed the course and sold it for a big profit to real estate developers. This Saturday morning the much anticipated 'property auction' was held in Myrtle Beach. We had been inundated with advertising for weeks inferring that this was the trend for selling your property. Many future Buyers were holding off looking at anything until they could get to the auction and find the 'deal of the century.' It didn't happen. A few hundred people showed up - mostly out of curiosity. Once the opening bid for each property was stated, the excitement diminished. Buyer's walked away realizing that most Sellers are not going to give their property away. The Sun News
