a realtor you can trust: Not So Wordless Wednesday - 02/20/13 03:22 AM
Not So Wordless Wednesday
Okay, so the weather has actually been weather here in sunny SoCAL.  We were supposed to get snow down to 1000 feet which would have been snow at my house!  And for me, that would have been very exciting as it would have been my first snow at my own home ever!  But alas, it got really close, as you can see, but not quite down to me.
View from my driveway this morning!

a realtor you can trust: Why Is Now The Time To SELL Your Home In La Verne, CA? - 02/16/13 12:36 AM

Why Is Now The Time To SELL Your Home In La Verne, CA?

Okay, so for the past few years, it has definitely been a "buyers market".  But with the low, low inventory right now, we are back to the times of bidding wars when things were moving and shaking.  Case in point; the last seven days of movement in La Verne, CA.

Last week, there were a total of 7 new listings and when you compare that to the 7 sold homes you can see that there aren't going to be many homes on the market for very long.

a realtor you can trust: Why you want to be on ActiveRain - 02/13/13 03:01 AM
Okay, so my husband can't understand how I have so many "close, personal friends" whom I have never met in person.  It's the community here at Active Rain.  From reblogging and doing the "social media thing" to help a friend avoid foreclosure, to praying for a family who has lost a few family members in a short amount of time, to upholding people with cancer... and of course there's the laughter.
I have learned so very much from reading blogs; from social media tips, to law changes and business practices.  It is a wealth of new knowledge for keeping up with … (0 comments)

a realtor you can trust: Marvelous Monday - 02/11/13 01:24 AM
Marvelous Monday
Okay, so I am always laughing at the weather people here in Southern California.  In spite of the fact that there is mostly sun here, they are always right... just on the wrong day.  And their job is so difficult. storm tracking when we are expecting like 1/8 of an inch of rain.  Seriously makes me laugh.  Of course, Rick Dickert is better than most, just sayin'.
Anyway, this winter they finally have a job to do.  It's been stormy and cold and windy, things we usually don't see here in sunny Southern California.  For instance, this picture.  This … (10 comments)

Okay, so Barbara Todaro has done it again!  This is such a good post about how the housing market is heating up. And seriously, now is the time to buy before the price go up and the interest rates start to climb!
And, as always, please leave any comments on Barbara's blog as she deserves all the credit!

This is the next article that will be published in our local newspaper along with a full page ad looking for fresh inventory.  It focuses on new construction.

Got Crime?  Here's Where to Find Out!
Okay, so I was in class today learning all of the new and improved changes on the disclosures and contracts for this year.  Doesn't it seem like there asre like a billion this year?  Anyway, a girl mentioned this website in addition to Megan's Law where anyone can check to see the crime in their area.  Great for buyers!
It's called CrimeMapping.  You can simply click on your state and scroll down the list to find your city.  *Not all cities are there as I believe the city police have to agree to turn over data to … (3 comments)

Paying It Forward - Also Great Marketing?
Okay, so you all know how hooked on reading the news I am.  And so, once again, I was reading another - yep you guessed it - article.  It was about how this pizza chain, Mellow Mushroom went over and above board for one of our service members in Afghanistan.

You see, his wife's birthday was coming up, so he emailed tham and asked them to deliver a pizza and a $50 gift card to her and he would call with his credit card.  Shoot, not only did they deliver a heart shaped pizza and … (7 comments)

a realtor you can trust: How to Properly Dispose of Fishing Line - 01/29/13 07:40 AM
Okay, so this was a timely written blog for me as my husband just showed me this wonderful video of a dolphin being freed from fishing wire by divers.
Watch the video here as it is simply and AMAZING thing to think that a dolphin could go to humans for help.  But as you watch THIS VIDEO, you will see him cooperate more and more with the divers.
If you live near the beach or a lake, please pay attention to Silvia's blog.  And please leave the comments on her blog as she deserves the credit.

Are we Obligated to Disclose here in California?
Okay, so I was reading an article about this poor woman who moved her girls to the state of Pennsylvania from California after her husband passed away.  She was looking for a fresh start in a new place and make some new memories.

She purchased a home for a little over $600,000 and expected everything to be okay.  But when talking with a neighbor, she discovered that the year before they moved in there was a bloody massacre in which a husband killed his wife and then himself.  Of course she was shocked and … (5 comments)

a realtor you can trust: Dual Tracking, Short Sales and the California Homeowner Bill of Rights - 01/22/13 09:23 AM
This is so very true.  The foreclosure process doesn't stop just because you have your home on the market as a short sale.  The short sale must be approved by all parties and the escrow needs to have the earnest money deposit in place BEFORE the bank will stop the sale of the home.  However, as Melissa points out, if the buyer walks, the foreclosure is already in an advanced stage and it may just go through.
My suggestion in this case is to make sure you have back up offers in place for just such an emergency!
Please comment on Melissa's … (0 comments)

a realtor you can trust: Bank of America's New Guidelines for Short Sales - 01/22/13 05:20 AM
Bank of America's New Guidelines for Short Sales
I see so very many posts right now about short sale information.  At the beginning of this year, I saw a slow down on approvals from everyone on short sales.  So my prediction and opinion I was relating to my clients was that the banks are going to slow down on approvals and move to the foreclosure option.
My opinion was based on the fact that when this whole mess began and Obama 'bailed out' the banks, he gave them a deadline for getting rid of bad debt (homes behind in their mortgage … (3 comments)

Up Close and Personal - Digging Deep in January 2013
Or, What a CRAZY Year 2012 Was For Me!
Okay, so most of you who read my blog know that the craziness started in May of 2012 when I had an impacted wisdom tooth.  I was down for the count for about a month, when low and behold, I broke my heel.  Ya, if you've ever tried to think while taking Oxycodone, you know I was down for quite a few weeks.  Thank God I didn't have to have surgery!  So here I was thinking maybe this is God's was of … (7 comments)

The Ten Commandments of Lending
Okay so one of the guys here in my new office brought this flyer in to me.  It's a very useful tool for buyers to make sure they don't sabotage their own loan while in the process!

1.  Thou shalt NOT change jobs or become self-employed until after closing
2.  Thou shalt NOT buy a car, truck or van unless you plan to live in it
3.  Thou shalt NOT use your credit cards or let payments fall behind
4.  Thou shalt NOT spend any of the money you saved for your down payment

a realtor you can trust: My Buyers Need to Get This House. They Keep Losing to Other Offers. - 10/03/12 04:29 AM
Okay everyone, here's the perfect example of why I keep saying ALL real estate is local, even down to the neighborhood.  You can't rely on HGTV, or the national real estate news to know what's happening in your city, your neighborhood.  Please listen to your local Realtor as they keep on top of the situation at their local level of expertise.  They are the best sorce of news and have a fiduciary responsibility to YOU, their client to advise you in your home purchase.  Please listen!
And as always, please leave your comments on Chris Ann's blog.  She deserves the credit.
