So Many Things to Blog, So Little Time Okay, so, two months later, she comes back swinging. Yes, I can FINALLY walk and show homes. And I didn't really blog much due to the fact that pain meds really do mess with your mind - badly. So now, I can think of a bunch of things to say. 1. I am in Oklahoma City, OK. I came with my husband as he has a two-week class. Why in the world the government put all the FAA classes in OKC, I will never know. But the compund is impressive and a bit (10 comments)
Okay, so this is another exciting week for real estate in La Verne. Let me stress this, FOURTEEN new listings and ELEVEN sold! As you can tell, the homes are getting sold and the inventory is shrinking. So if you are thinking of buying a home, it's time before they all get gobbled up. There have been quite a few articles recently about low amounts of homes for sale in certain areas. And even more articles about bidding wars being back. Real Estate Prices - Up or Down? Okay, so you all know how I try and stay on top of the real estate news whether it be local or national. And here is a great example of WHY real estate is local... extremely local. This article came up on my Twitter feed this morning. The gentleman in it, Gary Shilling, states that he expects real estate prices to plummet at least 20% more from this point forward. Interesting, because in this other article I was reading in Bloomberg, it says that housing markets are starting to stabilize. Can they both be correct?

La Verne Real Estate Market Watch - April 18-24, 2012 Okay, so here are La Verne Real Estate Market statistics for this week - and they seem to be shooting up! This week there are 14 new listings in the city. Four sold this week in La Verne, and that number seems to be holding steady. Ten went into escrow which means that in approximately 30-60 days we should have 10 more that sold. Looks like the La Verne Real Estate Market is starting to move and shake. Cute La Verne Home For Sale Okay, so I have another new listing here in La Verne, CA. It is a cute 3 bedroom 2 bathroom home with has been redecorated inside. This home has an amazing covered patio area and the listing includes the hot tub which fits so nicely in with the decor.
About a block away there is shopping including the new Von's (ya, there was an old Von's) and a few amazing restaurants like Pizza N Stuff and a great Thai place. There's even a Ross in the same parking lot. So if you're interested in this or other (3 comments)
Okay, so I was thinking that since it's that time of the year again, football games, kids back to school, looking forward (way forward) to the holidays, it's also time for pizza again! LeROY HAYNES CENTER CELEBRATES IT'S 65 ANNIVERSARY Okay, so LeRoy Haynes Center in LA VERNE is celebrating it's 65th anniversary on Friday, September 30th with a"Platinum Party!" The entire community is invited to the festivities which will be held at the Doubletree Hotel in Monrovia. And they have gone all out with the entertainment! The famous Boys from Jersey will be playing their amazing brand of music for the evening.
Really, what a great place for troubled kids to turn their lives around and become productive adults. Jane Woods, a staff member at the home, said that they have helped over 30,000 kids! What an (1 comments)
BONITA HIGH SCHOOL - ARE YOU READY FOR SOME FOOTBALL! Okay, so most of my kids are through school now. We had one at San Dimas High School, Two at Glendora High and one so far at Bonita. I've got a senior left, so not so sadly, it's my last year of filling out ALL THOSE BACK TO SCHOOL FORMS! Yuck! But some kids are starting their first year in high school. Okay, so I truly thought that LA VERNE would be as slow as some of the other neighboring cities. I reasoned that maybe people are getting a bit nervous because of the issues with the federal budget and the downgrade in our nation's credit rating. The financial institutions have been hit as well and I think people are unsure of what will come of all this in the near future. LA VERNE REAL ESTATE MARKET WATCH - JULY 16-22, 2011
Okay, so this is LA VERNE REAL ESTATE for the week. Really, really slow. I wonder what put the brakes on everything, but the last few weeks everything in La Verne was looking fabulous. So, let's start with the PRICE CHANGES. Not so many, but with the amount of activity all over the board, three is still more than zero. LA VERNE REAL ESTATE MARKET WATCH - JULY 9-15, 2011
Okay, so, things in LA VERNE are still holding steady. Last week was the first week where there were as many closed sales as there were new listings. It looks as though this week in the same with the magic number being seven. Nine homes have been placed back on the market which is actually quite a few. But with loans being more difficult to get, banks still taking so long that buyers back out of short sales and REO's, I guess it's to be expected. And once again, I cannot (0 comments)
Okay, so this week in La Verne there are nine new listings. Confidence seems to be coming back to the home market. Six homes actually finished escrow and became sold... I love it that six families are sharing dinner in their new homes now. After all, that's the goal, isn't it? AGAIN with the price changes? Fourteen is an awful lot. And while I understand we are in a declining market, it only makes sense to price it right the first time. This is why it is of the utmost importance to use an agent who is experienced in pricing (1 comments)
Okay, so after last week's excitement in the City of La Verne, it seems like we are once again slowing down. Three of the homes that were reported as in escrow (pending, backup offers) have fallen out and been placed back on the market. With ten new listings coming on the market and only approximately five selling per week it would seem that we have a great supply of homes to choose from. The fact that there were seventeen price changes indicates that the market is still sliding down; either that or agents are pricing things too high in the (0 comments)
Okay, so here in the CITY OF LA VERNE, the sales stand at five closed for the week. That's really not bad when you consider that just like a month ago there was only one sale in the entire city! And wow, 17 new listings! It would seem that the confidence is coming back to the real estate marketplace! The fact that there are six homes that were placed on the backup offer status means that six new escrows were opened. All of this movement is exciting to me! Okay, so personally this is exciting news to me. (I know, doesn't take much...) It appears that rent prices are increasing at a really fast rate. (Gee, didn't you KNOW this was going to happen with all of those foreclosed homes and all of those families needing a place to live!) The media, for quite a while has been making a case for renting over homeownership which is simply not "The American Way!" While we, as Realtors have been pushing for the opposite. Of course it's a good time to buy, prices are down, interest rates are down, etc.

Okay, so WOW! Fourteen new listings is really moving up. And surprisingly the majority of these listings are standard sales and not REO'S or short sales which is actually good news for buyers and sellers alike. Sellers because you can feel more comfortable putting your home on the market in this climate as more and more people are jumping back into the market. And Buyers as you can get good deals which have comparable pricing to REO's and short sales without all the wait and red tape of bank sales. WOOHOO! Now is really the time to move in La (0 comments)
