Okay, so this is another exciting week for real estate in LA VERNE.  Nine new listings and two sold.  A little bit different from the sister-city SAN DIMAS.  
In SAN DIMAS there were more sold than coming onto the market.  But as you can see here, quite the opposite is true.  Only two home completed the sale process with nine new listings and five back on the market.  This city is moving pretty slowly at getting rid of their inventory.  This may be due to the banks timetable or other factors.

Okay, so LeRoy Haynes Center in LA VERNE is celebrating it's 65th anniversary on  Friday, September 30th with a"Platinum Party!"  The entire community is invited to the festivities which will be held at the Doubletree Hotel in Monrovia. And they have gone all out with the entertainment!  The famous Boys from Jersey will be playing their amazing brand of music for the evening.

Okay, so I truly thought that LA VERNE would be as slow as some of the other neighboring cities.  I reasoned that maybe people are getting a bit nervous because of the issues with the federal budget and the downgrade in our nation's credit rating.  The financial institutions have been hit as well and I think people are unsure of what will come of all this in the near future.  It makes sense for yet another slow down, if you think about it logically.  (YA, me trying to be logical!)

Okay, so, things in LA VERNE are still holding steady.  Last week was the first week where there were as many closed sales as there were new listings.  It looks as though this week in the same with the magic number being seven.
Nine homes have been placed back on the market which is actually quite a few.  But with loans being more difficult to get, banks still taking so long that buyers back out of short sales and REO's, I guess it's to be expected.

Okay, so this week in La Verne there are nine new listings.  Confidence seems to be coming back to the home market.  Six homes actually finished escrow and became sold... I love it that six families are sharing dinner in their new homes now.  After all, that's the goal, isn't it? Okay, so after last week's excitement in the City of La Verne, it seems like we are once again slowing down.  Three of the homes that were reported as in escrow (pending, backup offers) have fallen out and been placed back on the market.  With ten new listings coming on the market and only approximately five selling per week it would seem that we have a great supply of homes to choose from.  The fact that there were seventeen price changes indicates that the market is still sliding down; either that or agents are pricing things too high in the … (0 comments)

Okay, so here in the CITY OF LA VERNE, the sales stand at five closed for the week.  That's really not bad when you consider that just like a month ago there was only one sale in the entire city!  And wow, 17 new listings!  It would seem that the confidence is coming back to the real estate marketplace!  The fact that there are six homes that were placed on the backup offer status means that six new escrows were opened.  All of this movement is exciting to me! Okay, so personally this is exciting news to me.  (I know, doesn't take much...) It appears that rent prices are increasing at a really fast rate.  (Gee, didn't you KNOW this was going to happen with all of those foreclosed homes and all of those families needing a place to live!) The media, for quite a while has been making a case for renting over homeownership which is simply not "The American Way!"  While we, as Realtors have been pushing for the opposite.  Of course it's a good time to buy, prices are down, interest rates are down, etc.
