Okay, so this is another exciting week for real estate in SAN DIMAS.  Four new listings and seven sold.  As you can tell, the homes are getting sold and the inventory is shrinking.  So if you are thinking of buying a home, it's time before they all get gobbled up.  And if you are thinking of selling your home, well the laws of supply and demand come into play.  Lower supply, larger demand raises those home prices just a bit for you.

Okay, so I got to thinking, since so many people have been reading my weekly posts on LA VERNE and SAN DIMAS, why not write for another couple of cities.  So I have chosen CLAREMONT, which is the next town over from LA VERNE to add for this week.

Okay, so here it is, the chart for San Dimas this week. Obviously we had nine homes come onto the market in the last seven days.  Of those nine, five are standard sales, two are bankowned and two are short sales.  It would seem that the days of standard sales are coming back again. Not so bad on the price changes this week.  Twelve price changes is starting to come down from last week's number.  Again, it still really matters that you use an agent who knows their STUFF when it comes to home pricing.   And only two went back … (0 comments)

Okay, so, I find it interesting. Last week in San Dimas we had nine backup offers and three that actually went into escrow.  And yet, five of those are now back on the market.  To me, that is a huge amount, almost 50%. And yet we continue to get new listings.  Eight more homes are now on the market, and most of those are standard sales, not short sales or REO'S.  The standard sales mean that either homes are coming onto the market that have enough equity not to be upside down or that investors have bought the homes and … (0 comments)

Okay, so here we are once again to review the real estate market in The City of San Dimas. Seven of the homes have actually sold during the week which is pretty good lately.  And there are ten new listings which is a pretty good sign that people are jumping back into the market.   Once again, there are quite a few price changes.  Seventeen seems like an awful lot to me right now what with the big picture of real estate.   I hate to keep harping on this but it means the market is still sliding down.  Either … (3 comments)

Okay, so after last week's excitement in the City of La Verne, it seems like we are once again slowing down.  Three of the homes that were reported as in escrow (pending, backup offers) have fallen out and been placed back on the market.  With ten new listings coming on the market and only approximately five selling per week it would seem that we have a great supply of homes to choose from.  The fact that there were seventeen price changes indicates that the market is still sliding down; either that or agents are pricing things too high in the … (0 comments)

Okay, so here in the CITY OF LA VERNE, the sales stand at five closed for the week.  That's really not bad when you consider that just like a month ago there was only one sale in the entire city!  And wow, 17 new listings!  It would seem that the confidence is coming back to the real estate marketplace!  The fact that there are six homes that were placed on the backup offer status means that six new escrows were opened.  All of this movement is exciting to me! Okay, so this just keeps getting better and better, at least it seems that way to me!  This last week in the City of San Dimas, there were six sales that were completed, four that offers were accepted on (backup offers), and eight that went into escrow.  So much movement in a week.  It would seem that things are looking up in the real estate marketplace! Okay, so WOW!  Fourteen new listings is really moving up.  And surprisingly the majority of these listings are standard sales and not REO'S or short sales which is actually good news for buyers and sellers alike.  Sellers because you can feel more comfortable putting your home on the market in this climate as more and more people are jumping back into the market.  And Buyers as you can get good deals which have comparable pricing to REO's and short sales without all the wait and red tape of bank sales.  WOOHOO!  Now is really the time to move in La … (0 comments)
