Great post!!! Value is an opinion.  I have sent three appraisers to the same property only to find a huge spread of values.   Fair comparables are harder and harder to find with the number of distressed properties, expecially in rural areas.

Our real estate course work should include classes in psychology. Oh, the emotional ride we take with our clients during nearly any real estate transaction.
