Great post.  The second lien holder can be, and often does stop the sale.  It is very frustrating when this is missed and the first lienholder refuses to offer anything to the second lienholder.
Short sales.......make you want to leave the business!!!!

Families are tired of putting their lives on hold, waiting for the right market to buy or sell.  Who knows how long it will be before your home regains its lost value.  But one thing is for certain, the interest rates can't possibly remain as low as they are right now.  So buy now!!!!

It seems in today's market, most of the offers are low-ball.  Some buyers will make offers on
several before getting one accepted.  Only after losing their favorite home and their second
choice do they seemed determined not to lose their third choice.

Most offers in this market are taking far longer to negotiate.  Mainly because the buyers are starting so very low.  They keep watching those experts who say you can buy a nice home for $1000.  Please, there are just not out there, at least in my area.

Wells Fargo instructs the sellers and their agent to just get an offer.  They WILL work the short sale.
So, the sellers accept a fair offer.  Just a few thousand less than the recent Wells Fargo appraisal.
Contract is sent to Wells Fargo for short sale approval.
I do believe that all short sale negotiators should be paid on commission.  I have not found one that seemed to care about their asset or the work involved by all in getting the home to closing.
