Great post.  The second lien holder can be, and often does stop the sale.  It is very frustrating when this is missed and the first lienholder refuses to offer anything to the second lienholder.
Short sales.......make you want to leave the business!!!!

CASA (Court Appointed Special Advocates) of Henderson County served approximately 121 children in 2011. These are children who end up in the Court System as an abused or neglected child. The court must decide the fate of the child. Each child is assigned a CASA. This CASA is a volunteer.  They are not paid. 
This advocate works with the System to ensure the safety of the child. This advocate files a report to the Court with recommendations.  Based on information submitted by the child's CASA, the Court must make a decision on what is in the child's best interest.  It could … (1 comments)

It seems in today's market, most of the offers are low-ball.  Some buyers will make offers on
several before getting one accepted.  Only after losing their favorite home and their second
choice do they seemed determined not to lose their third choice.

As Realtors, most often, we do not know what the seller will take.  They may have told their listing agent at time of listing contract, but things change, circumstances change, financial situations change, and so many other personal factors could impact a sellers decision on any given day.   Great blog Pam.  Enjoyed reading and you made some very good points.
