Well, I have a new excuse for a delayed closing. I bet none of you have ever heard this one before. So, here we go: The underwriter called to say we must buy house numbers and install them on the home before they would fund the loan. I thought it was a joke!!!!! I have sold hundreds of home and have never had to install a house number. Is this a new rule with Chase or Rural Development???? Needless to say....we got those three little numbers on the home today and are hoping for a close date of Monday. The buyers were

Not sure about everywhere, but in Tennessee, we have a sales contract that has a place in which a rejected offer is signed by the seller. Don't most sales contracts offer you a place to "Accept, Counter or Reject"? Well, why do banks and foreclosure companies think that don't have to abide by the rules? My example: submitted an offer on a foreclosure property. Full price, cash, no contingencies. The listing agent was on vacation, so there was a delay in presenting the offer. My Dad has been pretty sick the last few weeks. A stroke several years ago has left him very fragile. I visited him at the hospital today. As the doctors struggle to find the right medication to help him fight the infection from pneumonia, he lay there in a coma. I sat bedside just staring at him. Thankful that he is my DAD. This weekend set up a showing on a listing. The seller had packed the family and left for the showing. They return home 2 hours later, unpack the car, and low and behold the agent drives up to show their home. The seller was most gracious and answered all buyer questions, etc. They are finally gone. Then, I get the call. The seller is beside himself. Agent showed up with no information. Didn't know the number of bedrooms, square ft., or acreage. And further more, she had been lost for 1-1/2 hours. What excuse could there be for this lack of preparation. What

You know, I don't really get upset with a home inspection report, it is what it is. However, today I received a repair list from the buyers agent requesting replacement of the HVAC. Now, this home is 20 years old and so is th unit. It works fine. Maybe it is on it's last leg, but the buyer knew the age when he bought the home. It really pisses me off when this happens, as if the buyer knew he wanted the unit replaced, he should have asked upfront so we could negotiate in good faith. This unit might work fine 5 more
