Diane is exactly right(in my opinion) " Pricing is the most important part of selling your property. You can have it professionally staged, landscaped and virtual tours to beat the band, but if it is priced too high no one will look at it.  When people shop for a property  they look within a specific price range and if you have priced your home too high or too low you may lose a buyer. It's something you learn and you have the brainpower and willpower to do it or you don't.  The unprofessional agents are hurting our industry and the image it has.  It seems to me that we need to educate and police our colleagues to get this under control.  What one agent does affects us all"

Super good information provided courtesy of Debbie Gartner of Floor Coverings  International.  I always enjoy her blog entries.
As she points out, often, refinishing hardwood floors AFTER you move in will be more inconvenient and cost you more money.  So, if you plan to do this, consider this and see if there are options to delay your move in dates (e.g. stay in current home longer, extend lease where renting, stay with friends/family, take your vacation before you move in).

Wow larry, what a great post, got me to thinking about all of the people I see around bemoaning the "bad market" and the lack of business.  Frankly in a market like this you have to kick it up a notch!
I tell my agents to answer their phone and they had better not let that lead sit more than a few minutes.
