All of my note taking during inspections is done by camera. Very rarely do I ever write anything down.
I photo everything from data plates to just general reminder pictures that tell me what kinds of floors there are and what the driveway and roof is made of.

Some things that are not in the contract, should be done anyway.
Great article about integrity via Coral Gundlach.
The contract also states, and fortunately, this was not removed that seller shall deliver a property "broom clean with trash and debris removed."
But buyers, especially when paying close to a million dollars for a property, have higher expectations than what the contract provides for. And I have to say, even though I represent sellers and buyers pretty evenly, I think sellers should do more than is in the contract.
