Save Vlad Zablotskyy

What ePerks is doing to Vlad Zablotskyy is terrible. He wrote a fair article, he cannot control the opinions of others. Now they are trying to blackball him all over the internet. ePerks is trying to silence Vlad Zablotskyy on the web Well this has to stop! We as a real estate community need to put our foot down and send a clear message to this company. DO NOT DO BUSINESS WITH THIS COMPANY EPERKS. Any company that uses the strong arm tatics they do is one to fear giving your money to. ePerks needs to step back and take an accounting of their actions and we as a community are going to send that message loud and clear.

Save Vlad Zablotskyy

Blogger Vlad Zablotskyy Sued by ePerks for Negative Review

What happened to free press? Besides if something is stinking we should know about it so we don't get burned as well. If we don't stop this now, we will lose our voice.

Below is my experience with ePerks, lucky for me I am only trying to get them to stop spamming me because I never paid them any money. But some other agents have had worse experiences.

Well I read my friend Jay Thompson's post about ePerks continuing to send them offers to join after he has repeatedly asked them to stop. NOW I KNOW I AM NOT ALONE!

What is their deal? Like Jay, I have repeatedly asked them to stop and they don't. Don't they know they are now in violation of the spam laws?

Another thing is I signed up for some free areas, then a couple weeks later they sent me an email telling me those areas were being taken so mine were being discontinued. Then a couple of weeks later I start getting all this email trying to sell me those very same areas. Go figure. Well this told me to stay away from this company and now I am starting to see I am not the only one having issues. I should count my blessings mine isn't as bad as some others who have given them money and then been bitten.

So my advice to any agents who are thinking of using this ePerks service, DON'T DO IT. RUN, RUN AS FAST AS YOU CAN THE OTHER WAY. Too many people out there are having very bad experiences. ePerks just needs to fold up shop and go away. If we all refuse to do business with them, it will happen. No money = No more business.

Just do a search on eperks scam and you will see for yourself all the problems people are having.

Here are some other links you should look at:

Beware of ePerks Scam

The ePerks scam?

Ringling Art Museum Sarasota Florida

The Ringling Art Museum in Sarasota Florida is one of the most beautiful places I have ever visited. Huge rooms that house some of the most famous paintings around. The Ringlings spent years collecting art and displaying it in this wonderful building.

The courtyard is breath taking as you stroll through the gardens and view the statues interlaced among the grounds. When you sit on the veranda, you get the view of Sarasota Bay just past the grounds facing West.

If you are in the area, this is one place that needs to be on your must visit list.

Ca d Zan, the Ringling Mansion Sarasota Florida

Make an on-line slideshow at www.OneTrueMedia.com

Looking for a place to explore in a day? Try out the Ca d Zan, it has been refurbished and the original furniture still remains. The home is 4 levels high and is 22,000 square feet in size. The regular admission of $20 will get you into the first two floors, you have to pay another $20 to see floors 3 and 4. While I recommend the general admission price, I did not feel the extra $20 was worth seeing a couple more bedrooms and the terrace that sits atop the house.

The mansion sits on the edge of the water on 66 acres. John and Mable Ringling built this home in 1924 and when you tour the home you will see they spared no expense. Marble is all throughout the home and gold leaf on the ceilings. They travelled through Europe collecting furniture and art and was decorated in the Venetian Gothic style.

It certainly is worth the trip to view this beautiful mansion.

Forest Creek is located on US Hwy 301 south of the town of Parrish. This new community was developed by Neal Communities. As with all his communities, nature was left in tact. The mature trees were not just plowed down to make room for another development, Pat takes the time to build the community around the existing nature. For this, his developments are my favorites.

Forest Creek consists of three collections they are as follows:

Creekside Collection - This collection consists of maintanance free living. There are six different floor plans to choose from.

Oak Hill Collection - This collection consists of single family homes, there are eight floor plans to choose from.

Townhome Collection - This collection consists of the townhouses, there are three floor plans to choose from.

Amenities include:

Bird Rookery

Observation Gazebos

Nature Trails

10 acre lake

Community Gathering Area with pool and spa

Forest Creek Cottages Not So Affordable Anymore

PARRISH - Luxury home builder Pat Neal attracted a blaze of publicity when he recently began selling Key West-style cottages in a gated community for just $122,900.

The homes drew plaudits from local politicians worried about a shortage of affordable housing.. More than a 1,000 people flocked to Neal's Forest Creek community to view the homes the weekend after the launch.

But the jaw-dropping price lasted only three weeks. read more....

I have to say this house is one of the best homes I have seen. The layout is just wonderful and I love the option of the bonus room with a bedroom and bathroom upstairs. This home consists of 4 bedrooms (5 if you add the bedroom upstairs) and 3 bathrooms (4 if you add the bathroom upstairs) and a 3 car garage. The home is 2,964 sq ft and consists of tons of personality. The Arlington 2 is a part of the New Castle Collection and is sure to be a favorite. If you have any questions feel free to contact us at 941-723-0017 to set up an appointment to see this beautiful home and we will be happy to assist.

Don’t forget that it costs you NOTHING to use your own agent so that you’re fully represented when you do decide to purchase! Our commission is paid for by the builder and is already included in the price of the home! It just makes sense to have your own agent!

Critical Role of a REALTOR

The Critical Role of the REALTOR® in the Real Estate Transaction

Why Was This List Prepared?

Surveys show that many homeowners and homebuyers are not aware of the true value a REALTOR® provides during the course of a real estate transaction.

Many of the most important services and steps are performed behind the scenes by either the Realtor® or the brokerage staff and traditionally have been viewed simply as part of their professional responsibilities to the client. But, without them, the transaction could be placed in jeopardy.

The REALTOR® Commitment

Through it all, the personal and professional commitment of the REALTOR® is to ensure that a seller and buyer are brought together in an agreement that provides each with a "win" that is fair and equitable.

The motivation is easy to understand. They receive no compensation unless and until the sale closes.

By contrast, there are firms that offer "limited services" in exchange for an up-front flat fee, or perhaps offer a menu of pay-as-you-go or "a la' carte" options. Some even offer a sliding scale ranging from limited to full service. In these cases, the compensation of the REALTORr® is based on these reduced service levels with the seller bearing full responsibility for all the other steps and procedures in the selling process. In short, the marketplace truism is that "you get what you pay for."

The Critical Role of the REALTOR®

Listed here are nearly 200 typical actions, research steps, procedures, processes and review stages in a successful residential real estate transaction that are normally provided by full service real estate brokerages in return for their sales commission. Depending on the transaction, some may take minutes, hours, or even days to complete, while some may not be needed.

More importantly, they reflect the level of skill, knowledge and attention to detail required in today's real estate transaction, underscoring the importance of having help and guidance from someone who fully understands the process - a REALTOR®.

And never forget that REALTORS® are pledged to uphold the stringent, enforceable tenets of the REALTOR® Code of Ethics in their professional dealings with the public. Not every real estate licensee holds REALTOR® membership. Make sure yours does!

Pre-Listing Activities

1. Make appointment with seller for listing presentation
2. Send seller a written or e-mail confirmation of listing appointment and call to confirm
3. Review pre-appointment questions
4. Research all comparable currently listed properties
5. Research sales activity for past 18 months from MLS and public records databases
6. Research "Average Days on Market" for this property of this type, price range and location
7. Download and review property tax roll information
8. Prepare "Comparable Market Analysis" (CMA) to establish fair market value
9. Obtain copy of subdivision plat/complex lay-out
10. Research property's ownership & deed type
11. Research property's public record information for lot size & Review listing appointment checklist to ensure all steps and actions have been completed

Listing Appointment Presentation

21. Give seller an overview of current market conditions and projections
22. Review agent's and company's credentials and accomplishments in the market
23. Present company's profile and position or "niche" in the marketplace
24. Present CMA Results To Seller, including Comparables, Solds, Current Listings &
Real Estate Agents forced to Ask for Charity

This holiday season, food pantries throughout Hillsborough County face dual emergencies. They have less food to give away, and more people than ever need help.

"Last May, this place was jam-packed slam full," said volunteer Gene Hink, 77, standing by mostly empty shelves in a supply room at the Emergency Care Help Organization in Brandon. "You could hardly make your way through.

"You can see how it is now," he added.

Director Stacey Efaw has noticed a rise in middle-class clientele, especially those who work in real estate or construction. For some visitors, it's their first handout. Read more.....

New Landscape Project

I just finished my front yard landscaping project and wanted to let you know while doing this project I found Walmart had the same exact product and it cost less than Home Depot and Lowes!! So when planning your next landscape project, don't forget to go check Walmart's prices, you may be pleasantly surprised.

It took a lot of work and longer than I expected but I think it turned out great and am happy with it. I used the help of my handyman Roger Peet to lay the castle rock and I must say he does a fantastic job. He is reliable, comes when he says he will and does what he says he will do. I also used him for my power washing of my white vinyl fence and it now looks brand new. He is also reasonably priced.

I hope these couple of tips will be handy when you decide to do your landscaping work.
