It's important to go into any listing of a home with an idea of your 'bottom line'. But, the Plan B is also just as important. Often I will go to a listing appointment and while the 'bottom line' is clear for a seller, they may not have a Plan B. In today's market, perception of value may vary dramatically. For example, the home seller that had a value of $700,000 at one time, may have a hard time believing they are looking at a market value of $550,000. Why do Realtors keep pressing price? I know that there is this perception of agents as self serving and just looking for a commission. But is that it? I discuss the importance of price here often. Maybe the reason that they keep telling you that your home is worth less than you think is because, in many cases, it is.... I see this questions in various forums and I hear it often from frustrated sellers. It's a fair question and I've seen a tremendous amount of debate over this topic. To sell your home you must make sure that it is: Staged to appeal to the broadest number of buyers. Priced to sell. Easily accessible. Compensation to the Buyer's Agent is in line with the market and your competition. It's marketed effectively. As for a bonus to the agent - the short answer is no. Many sellers are struggling with a thin margin of equity. I see it in Q & A conversations online, I see it with sellers that I'm talking to, and I watch it happen with homes all over our marketplace. I hear sellers proclaim that they 'can't go below $X'! I am very sensitive to the need a seller has to walk away with a certain dollar amount. I know that there are often plans that require covering a moving expense or securing a new property. There is no question that these are critical issues for a seller, however it is critical
