It's important to understand that currently the Qualified Intermediary "QI" industry is unregulated in most states. I have compiled some important subject areas you should explore when considering using a particular QI. It is critical that you ask the HARD questions of the business who is going to be holding your client's or you money for up to 180 days. What mechanisms are in place to guarantee that your money will be available when you are ready to close on your replacement property?
