Real Estate Speculating.... - 08/21/09 07:20 PM
There are some who are speculating that the bank and/or governmentare holding onto properties and gradually putting them on the marketso as not to flood the market and cause a huge drop in home values. After all, California currently has the highest number of NODs(Notice of Default) in the nation, so where are they?
Others are of the mind that 'they'are in no way, shape, or formthat organized, and that the banks are just holding out in the hopesthat they will receive more bail out money. Either way, who taught who how to run a business? Bizarre....

Almaden Whole Foods-When? - 08/09/09 06:33 PM
How many times have you driven by that mess on Blossom Hill and said, "Oh yeah! Wasn't that supposed to have opened this year?'Well, you'll have to look at it for another year, as it is not slated to be finished this time until the fall of 2010. So we'll all continue to drive to Los Gatos to spoil ourselves.

Currently, 1/3rd of the single family homes in Almaden Valley are selling. A pretty good number considering today's market. Of course there are fewer bank-owned and short sales here, but this has still effected the average sales price, and many owners are not selling unless they must. Single Family Residential July 2009 City/Area Almaden Valley (13) New Listings:50 Current Inventory: 125 Closed Sales: 41 Average DOM: 72 Average Sales Price: 956,912 Median Sales Price: 915,000 … (0 comments)

Where Did They All Go?? - 08/07/09 08:37 PM
Just last week there were 372 properties in Santa Clara County that went back to various banks. It would appear that the banks are simply sitting on them, waiting for the market to get better. This is causing a huge build-up of property that experts call "shadow inventory." Right now prices are up and inventories are down significantly in The Bay Area. If they release these homes into the market a little at a time, the values will continue to hold and demand will remain strong. However, if the banks move too quickly or release too many properties, the values will decline … (0 comments)

Buy Now to Get Your $8,000 Credit! - 08/07/09 08:22 PM
The $8,000 first time home buyer tax credit is available for escrows that close before December 1, 2009, with the abundance of short salesand bank-owned properties on the market, please be aware that transactions do not always close on time. This means that althoughsometime in October is a good time to place an offer, it is no guarantee.Good advice is to place that offer by September to be safe. More homes are expected to hit the market in September and October.Below is an article that briefly reviews investing in bank-owned andshort sale properties:   REO & Short Sales

Are You Seeing All The Homes That Are Available? - 08/07/09 08:20 PM
Did you know that not all home search sites are equal?
By that I mean that those sites run by media companies, orcompanies that are not actual real estate brokerages mostlikely do not particiipate in IDX (Internet Data Exchange), whichallows brokers and agents to show eachother's listings ontheir websites.
This is something you might not mind if you were shoppingfor a car, but wouldn't you want to view all your options whenmaking the biggest purchase of your life?

Placing Offer After Offer? What the Heck is Going On? - 08/03/09 01:17 AM
For many buyers, placing an offer on a home below the $400,000has become a very daunting task.
I have placed a number of offers for very decent, qualified and pre approved clients, (evencash buyers!), within days of a new home reaching the market, and in over 80% of these cases, never received a response from the agents or their assistants. I know many agents never admit to this,as they feel it may deter their chances of getting their future offersreceived, but seriously, in the end, does it matter?  There are somany offers being submitted, without acknowledgement, it seems in most cases, buyer's offers … (6 comments)
