Great activity in Almaden. 49 pending sales, 17 closed sales since May 15th, and 60 activie listings under $1M.
A healthy market. My clients' listing on Via de los Reyes will be closing next week.Average sales price for all of Almaden is $945,357 as of May 15th.

Our local newspaper, like so many others tends to cite national numbers when reporting on the housing market. We all know that each of our local housing markets is much different. As the old saying goes,"You've gotta know the territory!".
A few comparisons for the month of July; Almaden Valley had 38 closed sales in 2009 and 26 in 2010. That's a 32% decline, but let's look further. Once again the pended sales tell us more of the true story. In those same months, 2009 had 34 pended sales while 2010 had 34! That's no increase over last July's number, … (0 comments)
