Real estate agents support the Principle Forgiveness bill -- DELZOMPO - 02/16/12 10:11 AM
We should all re-blog and title this, "Real estate agents support the Principle Forgiveness bill -- LAST NAME," whether we are fans of the current administration or not. We must analyze issues one at a time, rather than lump them all together as "Liberal" or "Conservative." The article below has it right: the vast majority of folks getting crushed in the tidal wave of the housing crisis are innocent victims of someone. Most are victims of government policies that said, "Everyone should own a home, even if their financial scenario does not indicate they can pay on the loan." The

Before Bankruptcy - Sample Letter to Debt Collectors and Collection Agencies - 02/14/12 12:05 PM
The important thing to remember about a form letter, contract, etc., is that filling it out for the first time, the user doesn't know what the user doesn't know. Take, for example, a purchase contract for a VA loan. The first page looks easy to fill in: name, property address, purchase price, and so on. However, there is no guidance on what terms to state in the blank lines on financing. With a VA loan, those lines are CRUCIAL. The buyer's agent should state, among other things and at least, that the seller credit is to cover Non-allowables, including recurring and

Online Info: File for Bankruptcy - 11 Bankruptcy Commandments - 3 of 11 - 02/06/12 12:11 PM
These tips about bankruptcy seem like common sense, but so often, common sense is uncommon. Not to mention, sometimes the law and sense also part ways, so it's good advice to have knowledgeable experts on your side. Don't just rely on the internet. Find someone who knows the rules in your local area for specific advice about your situation. Via Laura Buchanan: Online Info: File for Bankruptcy - 11 Bankruptcy Commandments - 3 of 11 3. Thou shalt not make your situation worse (by giving away what bankruptcy law would let you keep or admitting a debt). Note: When you consider whether to

Online Info: File for Bankruptcy - 11 Bankruptcy Commandments - 2 of 11 - 02/02/12 01:11 PM
Good advice for people going into a process they've never undertaken before: tell your professional representatives the truth, ask questions and don't try to hide. Modern information sharing technology makes it so easy for your attorney, someone deciding whether you get a loan, your real estate agent, or a court to cross-check and verify or disprove assets, income, large purchases, payments, history, credentials, and on and on. For loans, the lender will review: Actual paystubs Credit from the credit agencies - judgments, collections, etc. show there Tax returns - and compare to the copies of the transcripts that they pull directly

How Can Agents Avoid Buyer's Loan Problems at the Last Minute? - 02/01/12 12:49 PM
How Can Agents Avoid Buyer's Loan Problems at the Last Minute? This post is inspired by a recent blog about last minute conditions and delays by underwriters. So how can real estate agents (mostly) avoid buyer's loan problems at the las minute? The answer is, it depends on what problem crops up: (1) problems since the preapproval, or (2) problems that existed at the time the client got a loan preapproval.1. Problems that pop up for the client in between the loan preapproval and the close of escrow, COE: A collection hits the credit report; credit is now pulled both at
