Just across the Mississippi River from downtown New Orleans, there is a charming community that brings to mind days gone by. 
Algiers Point, while part of the City of New Orleans proper, seems miles away from the daily grind.  First settled in 1718, "The Point" is the second oldest neighborhood in New Orleans (the French Quarter is the oldest) and is a terrific, walkable neighborhood, filled with turn of the century architecture and a sense of history at every turn.

For this week's neighborhood of the week, I took a drive through the winding streets of Plantation Estates in Marrero, LA.
Originally developed in 1979 by Marrero Land and Development, Plantation Estates is located off of Barataria Blvd., just south of Lapalco Blvd..  The location provides a quick commute to employees at West Jeff Medical Center and is a short distance from Highway 90 B (West Bank Expressway) with easy access to downtown New Orleans and the Central Business District.

Saturday, 3/29/08,  9 am to noon at the Jefferson Parish Governmental Building, 200 Derbigny St. in Gretna, LA.
Volunteers will be accepting:  Plastic 1-7, paper, phone books, magazines, cardboard, paper board, shredded paper in plastic bags, and metal cans and lids.  ARC of Greater New Orleans will be collecting beads to recycle at same time.

I've seen television footage of St. Patrick's parades in other parts of the country.  There is generally a marching band of bagpipes, some local cheerleaders and convertibles filled with dignitaries waving to the crowd.  No floats filled with riders, no beads, no produce companies working overtime.

It's that time of year again in New Orleans...buck moth caterpillar season.  I remember my first experience with these nasty little critters.  We had moved into a house in Algiers that had a huge oak tree in the front yard.  I loved that tree.  It gave me the perfect spot to plant some shade loving flowers and kept the front of the house from getting hit directly by the hot, summer sun.

February 2008 Home Sales for Westwego, Avondale, Bridge City and Waggaman February brought a drop in the number of home sales in zip code 70094 (Westwego, Avondale, Bridge City and Waggaman) for the second straight month in 2008, although the current number of pending sales provide hope for an increase in closings in March. 
As inspections and financing continue to present challenges and cause accepted purchase agreements to be canceled, I'd like to make the following reminders: Home sellers:  Have your home in show ready condition, taking care of deferred maintenance before you put your house on the market.

Marrero, LA: February 2008 Home Sale Market Report - 03/04/08 09:30 PM
Single family home sales in Marrero rose slightly from January to February, with 31 homes being sold during the month.  However, this is still about 25% fewer properties than were sold at the same time last year (41 in Feb 2007).
Because inspections and financing continue to cause many purchase agreements to be canceled, I encourage sellers to make sure their homes are in the best possible condition before putting them on the market.

Harvey home sales were up slightly in February with 15 units being sold, compared to the 13 sold in January.  This is still quite a bit below the 26 units sold in February, 2007.   There are 70 homes pending sale as of 3/4/2008, compared to the 59 pending sale at the beginning of February.
Inspections and financing continue to cause many contracts to be canceled prior to closing.

It's that time of month again - time to take a look back at the single family home sales on the West Bank.   Here are the monthly reports for the City of Gretna (zip code 70053) and unincorporated Gretna and Terrytown (zip code 70056).

Growing up in Algiers, I remember when Brechtel Park was originally located along Behrman Highway.  Mom and dad would take us out on the weekend to run through the park, play on the monkey bars and merry go round and get rid of all of the pent up energy we kids seemed to always be full of.  It was the scene of the first Earth Day concert in Algiers back in the 70s and the place for teenagers with a fresh drivers license to cruise through and show off their newfound freedom.

Great American Trailer Park Comes to the West Bank - 03/02/08 10:05 AM
Saturday night, I had the chance to attend my first ever show at the Westwego Performing Arts Theatre in historic Salaville.  Out to celebrate the hubby's birthday this weekend, we started the evening with the buffet dinner in the community center, then walked out the back door and directly into the intimate theatre that is just the right size to give everyone a great view of the stage.   While dinner was not that impressive (next time I'll save the $15), the musical was quite entertaining and showcased the local talents of the ensemble cast.

February did not turn out to be the great month for Algiers home sales that I hoped it would be.  Of the 47 pending sales noted at the end of January, only 11 of them made it to a successful closing.  Some of these may be part of the 46 currently pending sales, but others are back on the market due to what I call the IFs.  Failed Inspections and inability to obtain Financing are the most common reasons for a pending sale to be canceled.
