REALTOR® Life - Stressed? Who, Me? - 03/30/10 10:28 PM
Why am I so stressed out? Oh wait... let's think about what's been happening so far this year...
Changed real estate brokerages (blogged it) Created web site for new real estate brokerage (still not finished).... (Need to blog) Completely changed my personal business model; now includes a partner (Blogged it) Husband keeps bugging me for my taxes >.<  (No creative juice for blog!) Started getting requests for rentals, but don't have enough rental listings. Argh! (Blogged it) Other agents still haven't given me their personal info for brokerage web site.  (Need to blog) Realized I have to do my 14 hours … (8 comments)

Steeplechase in Countryside. Beautiful Port Orange Community. - 03/29/10 03:56 PM
This week we've been discussing the beautiful community of Countryside in Port Orange Florida. This gorgeous master community with pool clubhouse and tennis courts, holds several other communities. I personally live in The Hunt Club, which is the gated, all brick housing community in Countryside.
For this post, we're taking a look at arguably, the most upscale community in Countryside; the spectacular, deed-restricted community of Steeplechase. When comparing the differences in each Countryside community, the most noticeable differences about Steeplechase are the brightly painted stucco exteriors and tiled roofs, which give Steeplechase a distinctive "South Beach" feel. Most of the homes … (1 comments)

It's time for another Speechless Sunday photo... with words ;-) It's been a while since I shared a photo from my friend Nick. And since it's spring, I thought it as the perfect time for this one.

It's all the buzz... spring is in the air! =)

The Hunt Club Community in Beautiful Port Orange. A Great Place to Buy A Home! - 03/27/10 10:25 PM
A few days ago I posted information about the community of Countryside in Port Orange. This post is about the gated community called The Hunt Club. An important thing to know about Port Orange, is that most of the communities have Home Owner's Associations (HOA's), with governing codes and rules that actually supersede some of the city's codes and rules. When buying a house in a deed-restricted community with a strong HOA, it's important for buyers to do their own research about the Conditions, Covenants and Restrictions (CC&R's) of each particular community.
If you work with a REALTOR® who uses the … (4 comments)

DANCING ZOMBIE! - 03/27/10 07:37 PM
Last Sunday (for Speechless Sunday... with words) I posted some pictures of my daughter, when she was in a dance production at her school... geez, almost 2 years ago... time flies! Anyway, the pictures were from the last number of the show; set to Michael Jackson's "Thriller", and Brittany was a zombie. (lol) When I posted the "emo" zombie pictures, I mentioned the need to find the video footage as well. Well, I found it!  =D
I'm posting 2 seperate videos. The first one is (a LOT) longer because it has tiny clips of the many dance numbers that were done … (5 comments)

Countryside Community in Port Orange. A Great Place to Buy A Home - 03/25/10 06:24 AM
Countryside Community in Port Orange Florida is a great place to buy a home. And I should know... I live there! Over 11 years ago, when our family was looking to buy a home, we knew we wanted to live in Port Orange. I'm a native of the Daytona Beach area, and have worked and played in every nook and cranny of Volusia county. Our family found the city of Port Orange to have the best combination of qualities we wanted. Even better, the Master Association Community of "Countryside", with it's pool, clubhouse, tennis courts, and plenty of walking and biking … (6 comments)

Explaining Contingency Offers to Real Estate Sellers - 03/24/10 12:26 AM
With the market being as slow as it is, some real estate sellers may be desperate enough to consider purchase offers that are contingent on other sales. Unfortunately, this consideration sometimes stems from the misconception that their listing will still be readily available to potential buyers. But this is simply not the case!
As the listing agent of quite a few houses, condos, manufactured homes and vacant parcels, when another agent brings me an offer on one of my listings, with a contingency attached that involves the sale of another house, condo, manufactured home or piece of vacant land, I can … (6 comments)

Port Orange Real Estate Listings - Houses, Condos, Townhouses For Sale - 03/23/10 10:14 AM
I just got started on my first quarter 2010, city-by-city listings report, by posting the listing information for the city of Ponce Inlet this past weekend. To read that post, follow this link to Ponce Inlet Real Estate Listings - Houses, Townhouses, Condos for Sale.
And now for the same MLS real estate listings data for the city of Port Orange. As I stated in my Ponce Inlet 1st quarter post... "although it's not quite the end of the quarter, I'm providing city-by-city real estate data, up to March 19, 2010. But since I'm a bit early, I'm going to start … (0 comments)

Census Data - Don't Forget! And Be Sure to Provide Accurate Information - 03/23/10 08:19 AM
If you live in Volusia County, you may right now have your census card laying around the house, just waiting for you to get around to filling out the information. And it may not seem very important to you, as so many other things take priority in our daily lives. But this information is very important, for many reasons. If you have school-age children, you may find it most important. But accurate census data serves many purposes for improving our quality of living.
I filled out the card for our household and mailed it last week. Please make yours a priority, … (8 comments)

World Water Week 2010 - 03/22/10 08:20 AM
If you're not aware of it, this week is World Water Week. Many corporations are working together to help bring clean water to countries that have none. Do your part to help, by finding ways to use less water in your home and on your lawn and landscaping, and think of unique ways to conserve water as well. You can also donate money to companies who are bringing water to countries in need, as well as researching ways for these countries to have access to clean water on a regular basis.
Below, you'll find links to more information about World Water … (7 comments)

How to NOT Sell Your House! - 03/22/10 02:17 AM
Today I got a call from a Port Orange real estate seller who wants to sell her house, with the tenants living there while the house is listed for sale. Well, as a REALTOR®, I know that tenants can make it very difficult to sell a real estate listing. So of course this real estate seller and I discussed the possibilities, and options, and reasons to have or not have a tenant living in the house while it's for sale. As we finished our conversation, the seller is now considering her options, and deciding if the timing is right for her … (7 comments)

It's not too often that I would post something like this on ActiveRain but this is just way too exciting to pass up.  Many of you who went to RainCamp in San Francisco got to see our family Band "Armored Flight" play for our first live performance.  We had a blast and the support and love we've received since has been awesome.  One thing led to another, and the next thing I know, … (1 comments)

Speechless Sunday - Zombie Drama - 03/21/10 10:37 PM
OK. Lets's face it. You're going to be looking at pictures of my daughter, any time I have the opportunity to post them =P   But no modeling shots this time... well, at least they weren't "official" modeling shots. But she's always been a ham for the camera. So until I can find the video of her hamming it up after a dance recital to Michael Jackson's "Thriller" (it's hilarious) I'll just post the still shots for now. I call these "Emo Zombie". =P

Ponce Inlet Real Estate Listings - Houses, Condos, Townhouses for Sale - 03/20/10 12:38 AM
I've decided to get a head-start on my first quarter real estate reports for Volusia County (City of Ponce Inlet for this report). So although it's not quite the end of the quarter, I'm providing city-by-city real estate data, up to March 19, 2010. But since I'm a bit early, I'm going to start with just the listing information in this post. I'll post the sales data after we've officially ended the first quarter.
To get us started, we're focusing on the active real estate listings in the city of Ponce Inlet. I've summarized the data in the chart below. And … (0 comments)

Living In A Shipping Container? - 03/18/10 03:26 PM
After seeing this new type of home, I may have to change part of the footer I use on my blog posts. Perhaps you've noticed, I frequently state that I'm a Daytona Beach Native with experience selling all types of real estate in every city in East Volusia County and beyond. Well, I guess that still may be true... until shipping containers-turned-housing units make their way to Volusia County.
This has got to be one of the most unique, innovative, resourceful types of housing I've ever seen! I wish I could find some copyright-free images to share, but I'm afraid you'll … (7 comments)

Wordless Wednesday- Bet You Can't Guess The Subject - 03/18/10 03:08 AM
OK so yes, you can guess the subject. Because it's my favorite subject... my fabulous, beautiful daughter! =D lol
My last two "Brittany" posts featured her modeling Wedding Gowns, and then a photo shoot for a modeling company that she was working for. This set of photos were specifically for the photographer who was taking the photos. They're promo shots for D.C Photography, aka Danielle.Denise Photography (and fully copyrighted!!!) I love the creativity, and the diversity of these. I hope you like them too =)

Straight Line Thinking Improves Accomplishment - 03/12/10 01:01 AM
Here's a term I hadn't heard of, although this concept is not foreign to me... "Straight Line Thinking"... And this is such an effective way of getting more accomplished. Thank you again, Gary Woltal, for another informative and helpful post. I'm going to make my personal list ASAP.

Happy Birthday Russel! - 03/11/10 10:06 PM
Well, we've been busted for plotting and scheming. It seems one of my favorite bloggers is having a BIG birthday today! And I suppose by now, he's already received the "community birthday card", originated by Al and Peggy Cunningham. (You can blame them for all the broo ha ha)
So Happy Birthday, Russel! I just wish you lived in the Daytona Beach area. You'd certainly be at the top of my list of recommended home inspectors for my real estate buyers.
Enjoy your crooked cake... it seemed fitting =P

Wordless Wednesday- My Beautiful, Fabulous Daughter in One of Her Fashion Shoots - 03/11/10 12:14 AM
I'm taking a break from my "Embarrass the Daughter" photo blogs, and decided to shock you all with this group of photos. Brace yourselves. These aren't the old, silly photos from when she was younger. These are recent photos, from a recent photo shoot she did for some friends of ours, who own a wedding magazine. And to give proper credit to them, if you or someone you know is in need of help planning a wedding, you can find FULL-SERVICE wedding planning assistance, or just gather ideas at www.FindItForBrides.com.
And now for a few photos from her modeling shoot with … (8 comments)

Last Official Day of Daytona Beach Bike Week 2010 - 03/07/10 07:46 PM
Well, today is the last "official" day of Daytona Beach Bike Week 2010. But we usually have a few hundred people who stay a little longer to enjoy our beaches as well as the biker's paradise at the fantastic "Destination Daytona".
So for those of you who don't have any plans for the ending of Daytona Beach Bike Week 2010, here's a suggestion. Try taking a leisurely tour of "The Loop" in Ormond Beach. If you're not familiar with it, The Loop is a peaceful, beautiful 17 mile stretch of little-traveled highway with graceful curves, sunny patches, large shade trees, marshes, … (2 comments)

THE REALITY OF WHAT'S REALLY HAPPENING IN REAL ESTATE! (Not what the media says)
I couldn't have said this better myself. As a matter of fact, Paul covered some areas I haven't been comfortable with, by taking a solid stand that I'm now adopting myself. This is a great post for me to give notice to my own work area in Daytona Beach, Port Orange, Ponce Inlet, and all of Volusia County Florida, that I am NOT a REALTOR® who is willing to work with every real estate customer who comes along, wanting to work in the gray areas, and/or … (7 comments)

Hmm. Where did I get this kid? I mean; she's obviously nothing like me, right? (hee hee) I copied this directly from her Facebook page, including her comment below the picture... ROFL!

My seat mate on the plane... he was kind of rude... and then he started snoring, so I took a picture. lol. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ See? She's nothing like me, right? I mean, can you really imagine me doing something like this? =P

Chilean Earthquake May Have Shortened the Length of Each Day? - 03/03/10 12:18 AM
Here's and interesting bit of science. Apparently, Saturday's Chilean earthquake (the 7th strongest earthquake in recorded history), because of it's proximity to the Earth's "figure axis", appears to have moved Earth's figure axis by as much as 3 inches, depending on which scientist is reporting his or her opinion. (The 3 inch number was found in a Yahoo.com article.) This is the equivalent of 27 milliarcseconds. Scientists believe this earthquake has increased the Earth's rotation speed. Thus, it may have actually shortened the length of time in our days by 1.26 milliseconds.
Although past earthquakes have been stronger, the location of … (11 comments)

Luxury Condos in Port Orange FL - 03/01/10 01:08 AM
Last Thursday when I was working with my international real estate clients, we were in Port Orange, looking at 4 parcels of vacant land that were all adjacent to each other. (The plan is to combine these parcels and build a muti-family investment property) As we were standing on edge of these parcels, we couldn't help but notice a beautiful, obviously new condominium, within walking distance for us, and located directly across the street from the Intracoastal Waterway.
For this post, I'm simply sharing a photo I took that day. I actually took many photos, and I'll be sharing those with … (9 comments)
