(Need to blog) Completely changed my personal business model; now includes a partner (Blogged it) Husband keeps bugging me for my taxes >.< (No creative juice for blog!) This week we've been discussing the beautiful community of Countryside in Port Orange Florida. This gorgeous master community with pool clubhouse and tennis courts, holds several other communities. I personally live in The Hunt Club, which is the gated, all brick housing community in Countryside. For this post, we're taking a look at arguably, the most upscale community in Countryside; the spectacular, deed-restricted community of Steeplechase. When comparing the differences in each Countryside community, the most noticeable differences about Steeplechase are the brightly painted stucco exteriors and tiled roofs, which give Steeplechase a distinctive "South Beach" feel. A few days ago I posted information about the community of Countryside in Port Orange. This post is about the gated community called The Hunt Club. An important thing to know about Port Orange, is that most of the communities have Home Owner's Associations (HOA's), with governing codes and rules that actually supersede some of the city's codes and rules. When buying a house in a deed-restricted community with a strong HOA, it's important for buyers to do their own research about the Conditions, Covenants and Restrictions (CC&R's) of each particular community. Last Sunday (for Speechless Sunday... with words) I posted some pictures of my daughter, when she was in a dance production at her school... geez, almost 2 years ago... time flies! Anyway, the pictures were from the last number of the show; set to Michael Jackson's "Thriller", and Brittany was a zombie. (lol) When I posted the "emo" zombie pictures, I mentioned the need to find the video footage as well. Well, I found it! =D I'm posting 2 seperate videos. Countryside Community in Port Orange Florida is a great place to buy a home. And I should know... I live there! Over 11 years ago, when our family was looking to buy a home, we knew we wanted to live in Port Orange. I'm a native of the Daytona Beach area, and have worked and played in every nook and cranny of Volusia county. Our family found the city of Port Orange to have the best combination of qualities we wanted. With the market being as slow as it is, some real estate sellers may be desperate enough to consider purchase offers that are contingent on other sales. Census Data - Don't Forget! And Be Sure to Provide Accurate Information - 03/23/10 08:19 AM
If you live in Volusia County, you may right now have your census card laying around the house, just waiting for you to get around to filling out the information. And it may not seem very important to you, as so many other things take priority in our daily lives. But this information is very important, for many reasons. If you have school-age children, you may find it most important. But accurate census data serves many purposes for improving our quality of living. If you're not aware of it, this week is World Water Week. Many corporations are working together to help bring clean water to countries that have none. Do your part to help, by finding ways to use less water in your home and on your lawn and landscaping, and think of unique ways to conserve water as well. You can also donate money to companies who are bringing water to countries in need, as well as researching ways for these countries to have access to clean water on a regular basis. Today I got a call from a Port Orange real estate seller who wants to sell her house, with the tenants living there while the house is listed for sale. Well, as a REALTOR®, I know that tenants can make it very difficult to sell a real estate listing. So of course this real estate seller and I discussed the possibilities, and options, and reasons to have or not have a tenant living in the house while it's for sale. As we finished our conversation, the seller is now considering her options, and deciding if the timing is right for her (7 comments)

I've decided to get a head-start on my first quarter real estate reports for Volusia County (City of Ponce Inlet for this report). So although it's not quite the end of the quarter, I'm providing city-by-city real estate data, up to March 19, 2010. But since I'm a bit early, I'm going to start with just the listing information in this post. I'll post the sales data after we've officially ended the first quarter. Perhaps you've noticed, I frequently state that I'm a Daytona Beach Native with experience selling all types of real estate in every city in East Volusia County and beyond. Because it's my favorite subject... my fabulous, beautiful daughter! =D lol My last two "Brittany" posts featured her modeling Wedding Gowns, and then a photo shoot for a modeling company that she was working for. This set of photos were specifically for the photographer who was taking the photos. They're promo shots for D.C Photography, aka Danielle.Denise Photography (and fully copyrighted!!!) Well, today is the last "official" day of Daytona Beach Bike Week 2010. But we usually have a few hundred people who stay a little longer to enjoy our beaches as well as the biker's paradise at the fantastic "Destination Daytona". So for those of you who don't have any plans for the ending of Daytona Beach Bike Week 2010, here's a suggestion. Try taking a leisurely tour of "The Loop" in Ormond Beach. THE REALITY OF WHAT'S REALLY HAPPENING IN REAL ESTATE! (Not what the media says) I couldn't have said this better myself. As a matter of fact, Paul covered some areas I haven't been comfortable with, by taking a solid stand that I'm now adopting myself. Chilean Earthquake May Have Shortened the Length of Each Day? - 03/03/10 12:18 AM
Here's and interesting bit of science. Apparently, Saturday's Chilean earthquake (the 7th strongest earthquake in recorded history), because of it's proximity to the Earth's "figure axis", appears to have moved Earth's figure axis by as much as 3 inches, depending on which scientist is reporting his or her opinion. (The 3 inch number was found in a Yahoo.com article.) This is the equivalent of 27 milliarcseconds. Scientists believe this earthquake has increased the Earth's rotation speed. Thus, it may have actually shortened the length of time in our days by 1.26 milliseconds. Although past earthquakes have been stronger, the location of (11 comments)
Luxury Condos in Port Orange FL - 03/01/10 01:08 AM
Last Thursday when I was working with my international real estate clients, we were in Port Orange, looking at 4 parcels of vacant land that were all adjacent to each other. (The plan is to combine these parcels and build a muti-family investment property) As we were standing on edge of these parcels, we couldn't help but notice a beautiful, obviously new condominium, within walking distance for us, and located directly across the street from the Intracoastal Waterway.
