buy condo in daytona beach: From a Central Florida REALTOR® - "AAAAAHHHHH!!!!" and "AAAAAAAHHHHH!!!" - 08/02/10 08:27 PM
Have you ever been to Blizzard Beach? (It's a Disney theme park in Orlando, FL: only an hour or so away from the Daytona Beach area!) And have you decided to ride the 90 foot drop that actually gets you airborne on the way down? When you're at the top, your given strict instructions to keep your legs and arms crossed. Why? Well, when you land in the pool at the bottom, can you say "Super Wedgie!!??" LOL And since there are always a number of pervs standing around, just waiting to catch a glimpse of whatever "escapes" on the way

buy condo in daytona beach: Downtown Daytona Beach Park and Playground by City Island Library, on Intracoastal Waterway - 07/01/10 05:33 AM
Once again I set out to take photos of a specific location, and once again the weather wasn't quite perfect enough. (I'm a bit of a perfectionist.) But I did meet a friendly family in the park at City Island, located directly on the Intracoastal Waterway in Downtown Daytona Beach. You can also walk to the City Island Library, or join the local Kayaking Club, whose headquarters are located in this same area. So, say hello to Logan. You can also say hello to his mother and sister, Victoria and Abigail. Thank you Victoria, Logan and Abigail, for

buy condo in daytona beach: Keeping Track of Our Real Estate Listings, For the Benefit of our Sellers and Buyers - 06/25/10 03:07 AM
Last week I wrote a blog post that voiced my concern about the copyright violations that can occur with the pictures and/or photos we take for our real estate listings. In our MLS, there is no copyright protection, so I've begun watermarking my images. But based on your comments, I've discovered that in some areas, the opposite is the case. Some of you work in areas where your MLS prohibits the use of another REALTOR'S® real estate images. However, we know that there are many web sites that pick up our listings from our local MLS's, and others that pull them

buy condo in daytona beach: SHORT SALE MARKET EVOLUTION - GMAC SOLUTION TO FALSE BUYERS - 02/11/10 10:13 PM
The most arrogant, blatant disregard for the welfare of our real estate buyers and sellers that I've seen so far. And that's saying a lot! Buyers AND Sellers Beware of this short sale plot! buy condo in daytona beach: Daytona Beach Real Estate Listings and Sales 2000-2009 Market Reports - 01/29/10 05:37 AM
Daytona Beach real estate sellers: I believe you'll appreciate this compilation of real estate data, which can help you see the big picture when it comes to selling your Daytona Beach house, condo, townhouse, vacant land, or any type of investment property. It's not just about how much your neighbors are asking for their house. It's not even about the last 6 months of comparable real estate sales. In recent months, many lenders have wanted to see only 3 months of recent sales data. And while sales have been improving, the improvement has been in small increments, and many of the

buy condo in daytona beach: A Stormy Real Estate Market? Photo on Lisa Hill's Real Estate Blog - 11/01/09 11:03 PM
This is another photo, courtesy of my friend Nick. The incoming storm clouds remind me of our real estate market... the last few years, and the current climate; with lenders underpricing the foreclosures, thus driving our values down even more. But then, every cloud has a silver lining. And if you look beyond the storm clouds, there's a clear sky yet to come. I'm sure we all look forward to that time! If you're interested in buying a house, condo or townhouse in the Daytona Beach area < If you're interested in selling a house, condo or townhouse in the

buy condo in daytona beach: Real estate is great in 2008! - 01/03/08 11:29 PM
I started the new year with a call from an agent with Adams Cameron, on New Year's Eve. She wanted to show a couple of my Daytona Beach condo listing on January 2. Yay! Unfortunately, both of these condos have tenants in them, so the buyers were only able to see one of them. But the one unit they saw was a direct riverfront, Intracoastal condo that has been completely remodeled. It's gorgeous! They still want to see the other one that's a ground floor condo unit in the same complex. On January 2, I received a call from one of my

buy condo in daytona beach: New Condo/Hotel Project in Daytona Beach - 11/05/07 08:51 PM
A story of politics with a happy ending. What are the chances? I would have never thought it would be possible, but apparently it is. And it's credited to, of all things, "compromise". I definitely didn't think politicians were capable of that! In opposition to most coastal towns in Florida, the Daytona Beach area does not have many high rise condominiums. Of the high rises we do have, the tallest is somewhere around 22 floors. This is how local residents prefer it. So the reaction from residents when they saw the plans for the new Gateway Daytona hotel/condominium project was no

buy condo in daytona beach: Where do real estate buyers come from? - 09/20/07 12:42 AM
Yes, I know my title is grammatically incorrect but it gets to the point and you are reading this post, sooo.... My business has been pretty steady for the last few months, in spite of the declining market. This is pretty good considering the fact that in this area, the Multiple Listings Service (MLS) for the Daytona Beach Area Association of REALTORS® has 7,000 residential listings, and we're only averaging 235 closings per month. Basically, we have 2.5 years of inventory. Now I'm not going to tell you that I'm doing anywhere near the volume I was 2 and 3 years ago.
