daytona beach fl: (Not) Wordless Wednesday - FROGGY! - 08/18/10 12:50 PM
If you've paid attention you'll know that I have an odd love for frogs. I pick up every one I find. BTW, toads are frogs too. People gave them a different name to differentiate between the bumpy, fat ones and the sticky, big-jumpers, but according to my Animal Enclyclopedia, they're all frogs. How about that? You now know some more useless information! lol
Sooo.... to make me happy, my daughter brought me a little gift into my office  :-D

(I think it's time to clean my keyboard and monitor. But isn't he cute? =)  He was a bit hyper though...

daytona beach fl: Where is Daytona Beach, in Comparison to Other Florida Cities? You Asked-I Answered. Maps Included - 05/07/10 04:38 AM
Where is Daytona Beach, compared to other cities in Florida? How many miles are between certain cities? Where is Port Orange, in relation to Daytona Beach?
These are just a few of the questions I frequently find on my blog posts. So when someone asks me how far we are from another city in Florida, I jump over to my home page which happens to be iGoogle, and click the "Maps" button at the top of the page. I then type in the other city so I can see exactly where that city is, in Florida.
Sometimes the questions are vague... … (9 comments)

daytona beach fl: Florida Snowman on Lisa Hill's Daytona Beach Real Estate Blog =) - 01/13/10 04:41 AM
I had to share this picture. I'm a Daytona Beach native, and I can't recall ever having temperatures this low, that lasted for this long! It's freezing!.... Literally!  The common Daytona Beach winter begines around the middle of December and lasts into March. We typically get a handful of nights when the temperature drops into the freezing range. But at the moment, it's been dropping into the 30s and 20s every day for 2 weeks straight! We don't even have the right clothes for this kind of weather! And even worse, our stores don't carry clothes for this type of cold … (7 comments)

daytona beach fl: Silly Saturdays: My Way of Taking Life A Little Bit Easier - 09/13/09 01:33 AM
It's that time again... it's Silly Saturday! =D  Of course, I don't necessarily limit my silliness to Saturdays only! IMHO, fun should be happen whenever possible. Laughing releases endorphines, which in turn, relieve stres. Now that is a win-win situation!
So for this Saturday, I'm sharing from my (very) old video archives, a video of my pets at play =^.^=  Enjoy!
(I apologize for the trial software wording that's embedded on this video. This was my test video before I bought the software.)

daytona beach fl: Trulia Real Estate Questions: Is This the New Floor Call? - 03/20/09 02:00 AM
I have a question about the Trulia real estate questions, for other REALTORS® and real estate professionals.
First of all, many of us have been answering real estate questions on Trulia for a long time. And the questions have primarily been for the benefit of real estate buyers and sellers who didn't understand the real estate process. But lately, the questions have been different.
A little while ago, I read a post by Richard Weisser, a REALTOR® in Georgia, who wrote a rant post, questioning How is it possible that real estate buyers still do not understand agency? Unfortunately, he marked … (10 comments)

daytona beach fl: Jackie Robinson Ball Park and the Daytona Cubs - 02/25/09 10:59 PM
Over a year ago, I blogged about The Daytona Cubs, and Jackie Robinson Ball Park. And I decided it's time to remind Daytona Beach residents, visitors, and potential real estate buyers about this inexpensive way to spend an evening with family and friends, and about the fascinating history involved.
Did you know that Daytona Beach's Jackie Robinson Ball Park was originally built in 1940? Did you also know that it was at this very park where Jackie Robinson broke the color barrier in baseball, when he played in the first ever, racially integrated spring-training game? At the time he was a … (2 comments)

daytona beach fl: Real Estate Takes A Moment of Mourning - 09/23/08 01:02 AM
I recently posted a blog about a house I sold last week, that was in the worst condition I had ever seen. I also mentioned in that post that the listing agent for that house pretty much acted like he didn't want to sell the house. It was the worst transaction I've ever had.
Well, a little while ago I was just reading a couple of recent real estate blog posts by Broker Bryant titled "Does that 50 Cents Have to Be on the HUD?" and "Increase Property Showings by Treatng Your Peers with Respect". In writing this post, I was … (16 comments)

If you're looking to buy a house in the Daytona Beach area, but aren't happy with all the Home Owner's Associations (HOA's) and restrictions, then Edgewater is the place for you. Most houses in Edgewater are on large lots with plenty of room for your boat, RV, or whatever you'd like to do.
This house at 2110 Sabal Palm Drive in Edgewater is immaculate and priced to sell! If you're not familiar with Edgewater, it's just south of the Daytona Beach area (just past New Smyrna Beach).

This house is absolutely beautiful. But if it's not the one … (5 comments)

daytona beach fl: Some Fun Information About Daytona Beach Florida - 10/19/07 01:03 PM
This is going to be a quick, fun post about the Daytona Beach area. But to start, it's usually necessary to point out the fact that what people believe is all Daytona Beach, is actually several small cities, all within close proximity to each other, with Daytona Beach being in the center. Here's a brief layout of the cities, starting on the north end of Volusia County...
Ormond by-the Sea (on the beachside only)Ormond Beach (on the mainland and the beachside)Holly Hill (only on the mainland)Daytona Beach (on the mainland and the beachside)Daytona Beach Shores (only on the beachside)South Daytona (mainland only)Port … (3 comments)

daytona beach fl: Daytona Beach Real Estate: Quick News (2) - 08/31/07 09:40 PM
In Daytona Beach commercial real estate news, plans are continuing for The Pavilion. The Pavilion will be a 551,384 square foot shopping center on 73 acres, near the northwest corner of I-95 and Taylor Road in Port Orange. (Just a couple of miles from my home!)
The corporation that owns the Volusia Mall on International Speedway Blvd., (just up the road from the Daytona International Speedway) CBL & Associates is developing this shopping center. They're calling it the "Lifestyle Center" and say they expect to have a mix of retail, services, and entertainment, laid out in a village-style setting, with a pavilion … (4 comments)

daytona beach fl: Marketing You- Your Personal Brochure part 2 - 08/22/07 12:41 PM
Last week a posted a blog about my personal real estate brochure. I'm getting a lot of questions, so I thought I'd elaborate a little bit more. This time, I'll address HOW I use my personal real estate brochure, in addition to more about what's in it. (Read the comments in my previous post, in addition to the post itself, to find out more about what's in the brochure)
So here are the ways I use my brochure.
I mail it to expired listings, with a letter and a color flyer of one of my print ads.I randomly hand them out if I … (24 comments)

daytona beach fl: Driving on Daytona Beach part 2 (Beach Conservation) - 08/06/07 09:57 PM
Yesterday I posted a blog about driving on Daytona Beach. Daytona Beach is one of the few cities that allows this privilege. I see it as one more benefit to buying real estate here. But I'm addressing this subject again, to elaborate on the responsibilities that come with this privilege.
In 1973, the Endangered Species Act (also known as the Habitat Conservation Plan or HCP) was passed, which prohibits activities that threaten or endanger any endangered species. Since sea turtles come up onto our beaches and lay their eggs in the sand, this area falls under the protection of this act. … (3 comments)

daytona beach fl: Daytona Beach Flea Market and some real estate Info - 07/25/07 12:24 PM
If you're planning to buy real estate in Daytona Beach FL, you'll now have something new to brag about, to all your out-of-town friends.
The Daytona Beach Flea Market is now one of America's Top 5 Flea Markets, according to USA Weekend.
That's quite an achievement, considering the size of this town, compared to the other top 4, which are the Rose Bowl Flea Market in Pasadena, CA, the Kane County Flea Market in St. Charles IL, the Austin County Flea Market in Texas, and the greatest American flea market, in Brimfield, MA.
The Daytona Flea and Farmer's Market boasts 3.5 … (5 comments)

daytona beach fl: The House Appraised for How Much? - 06/15/07 10:24 AM

I have to share this story of how a sale that got way off track, a few years ago, due to an appraisal problem on a house I sold in Port Orange FL.
It started with the Port Orange listing I had for a family I have known for many years. The buyer for their house was someone who went to church with them. After many twists and turns in her financing, she was finally able to close.
On the flip side, I was also working with the family whose listing I had, to help them buy their next home. We found … (38 comments)

daytona beach fl: Florida Property Tax Amendment and Florida Association of Realtors (FAR) - 06/14/07 02:45 PM

Yesterday I posted a blog about the problem with Florida's property taxes and the Save Our Homes Act.
I just received an e-mail from our local Association of Realtors (Daytona Beach area), and the Florida Association of Realtors (FAR). Asking us to go to FAR's Call-to-Action System and make our voices heard.
One of the new proposed amendments to reduce our property taxes is the Florida Super Homestead Exemption, which would phase out the Save Our Homes Act.
Florida Realtors are being asked to go to the Florida Association of Realtor's Call-to-Action system and request relief for all non-homesteaded and commercial properties. At … (4 comments)

daytona beach fl: ALL REALTORS® ARE NOT CREATED EQUALLY! - 05/21/07 10:09 AM
I keep wondering, when I bring buyers to see a house, and compare the house itself, to the Daytona Beach MLS information, why I see not just discrepancies and mistakes, but sometimes what can only be defined as downright laziness on the part of the listing agent.
A couple of days ago, while showing several houses, I found
One that had no mention of the garage!?! One that had only 3 photos of a gorgeous home, when The Daytona Beach area Multiple Listing Service holds 12. One that had no mention of the pool ?? One that had no mention of … (38 comments)
