daytona beach: Buy or Lease a Daytona Beach Condo - 06/17/08 01:56 PM
As most of you know, for quite some time I've been blogging about the condo conversion project I have listed, Surfside Villas in Daytona Beach. I originally listed these beautifully remodeled condos "For Sale", but with the real estate market moving at the speed of sludge, the seller decided to lease the units while waiting for them to sell.
We now have only 5 of the 42 units left unoccupied. The remaining unoccupied units are all 1 bedroom units. Unfortunately, all of the 2 bedroom units have been leased for quite some time. But the 1 bedroom units are absolutely beautiful … (5 comments)

daytona beach: Port Orange FL - Butterfly and Hummingbird Gardening - 06/16/08 03:01 PM

If you live in Port Orange, or any of the surrounding cities, you might find this to be a fascinating, educational seminar. It's being hosted by Full Moon Natives. Full Moon Natives is a well-stocked plant, flower and tree nursery. But the best part about Full Moon Natives is their knowledge of native plant species and how to plant your garden with the native plants that will help conserve our precious water resources.
If you're not familiar with Florida's water resources or lack thereof, read my previous post about the pollution in the Floridan Aquifer, which is our primary source of … (2 comments)

daytona beach: Real Estate Video for Beautiful 3 bed, 2 bath pool home in Central Florida - 06/12/08 11:15 PM
Most of you know that I create full video tours for my real estate listings if at all possible, and have been doing so for about two years now. I've never been a fan of virtual tours because of the distortion factor, and could never understand why REALTORS® weren't just video taping their listings. Two years ago, the only place to host the videos was on You Tube (hardly the most professional platform). But now, we have a plethora of choices of professional real estate video hosting sites.
I have to admit, this particular video should have been done weeks ago. … (7 comments)

daytona beach: Congratulations to Me. 200,000 points and counting! - 06/09/08 03:58 PM
This is a silly, lighthearted post. My comments today just pushed my points beyond 200,000. And my last post was my 400th. So here are my official stats...

BTW, I found this cool, freeware tool for screen captures like this. Follow the link to get yours. This is one of the most simplistic pieces of software I've ever seen, but it's not like I needed something fancy for a screen shot.

One thing I'd like to point out about my stats. I have way more comments than I do posts. It's a way of paying it forward. We should … (19 comments)

daytona beach: Housing Discrimination. Do you know the Law? - 06/03/08 04:46 PM

Real estate agents, mortgage bankers, and mortgage brokers already know about the Federal Fair Housing Act. Most agents for both real estate sales and lending are not only aware of these laws, but strictly adhere to them. But are you aware that if a real estate buyer or seller starts even talking about discriminating against a protecting class, as specified in the Fair Housing Act, real estate and mortage agents are supposed to tell the discriminator that they are not able to work with them, and walk away. Any other action is a risk of losing their license.
If you're … (16 comments)

daytona beach: Strange REALTOR® Experiences - 05/31/08 03:42 PM
As a REALTOR®, I've encountered many strange things over the years. I'm sure I'm only going to only scratch the surface in this post, but I thought I'd share a few things memorable experiences.
The filthiest house I've ever seen: This one was very early on in my career. I scheduled an appointment to show a listing, and when I showed up with my buyers, I couldn't believe the condition of that house. The owner opened the door to let us in, and we couldn't even walk on the floor since the floor could not be seen. It was completely covered … (14 comments)

daytona beach: Real Estate Sellers- What is Your REALTOR® Doing For You? - 05/24/08 07:44 AM
In this difficult buyers market, when every real estate listing has all the odds stacked against it, and slim chance of selling quickly, it's more important than ever that REALTORS® do their jobs to the best of their abilities.
I was recently reading a blog post by Susie Blackmon about a house that had been on the market over a year. As most of you know, in a buyer's market, having a listing on the market for over a year is not anything out of the ordinary. In the Daytona Beach area, we have over 2 years of inventory on the … (5 comments)

daytona beach: Good News for your Daytona Beach Seaside Music Theater withdrawals - 05/16/08 06:59 PM
A few days ago I had to report some bad news about Daytona Beach's Seaside Music Theater. It turns out that SMT had to cancel their entire summer season, after the Daytona Beach News Journal who has been the grand sponsor of the Theater for over 30 years, withdrew their support.
Well, it's not live theater, but Cinematique Films, at The Book Store, located at 410 S. Nova Rd. in Ormond Beach, is playing The Diving Bell and The Butterfly until June 20. Member prices are evenings, $6.00 and matinees $4.00. Non-member prices are $2.00 more. For more information, including films … (0 comments)

daytona beach: Daytona Beach FL Forest Fire Update - 05/14/08 12:38 PM
Florida residents and visitors who are looking for updates on the wildfire situation, here's the information I've been able to gleen so far this week. I know a lot of you have been looking for information on the recent Florida fires, since I've been getting comments on my previous blog post, about the fires from last year. So to avoid confusion, I decided I'd better post some updated information for 2008.
It started as a brushfire on Sunday. And then...
This past Monday, a 600 acre brush fire broke out in Daytona Beach, very near the LPGA Golf and Country Club/housing … (2 comments)

daytona beach: Bad News for Daytona Beach and Seaside Music Theater - 05/13/08 07:50 PM
Daytona Beach residents, visitors and anyone who is considering a move to the Daytona Beach area, please read this post! This may have a big impact on you!
Those of you who regularly read my blog may have become accustomed to my periodic posts about the fantastic presentations at Seaside Music Theater. I've been waiting with anticipation, for the time when I could announce the presentation of "Les Miserables" that was scheduled for June.
Unfortunately, it's with great regret instead, that I have to provide you with this information. The entire summer season has been cancelled for reasons according to the … (9 comments)

daytona beach: Protecting Florida's Wetlands - 05/13/08 06:10 PM
It's been too long since my last post about Florida's Wetlands and how to protect our environment, so I decided it was time for some more education on the subject, with focus on Volusia County, which is Daytona Beach and the surrounding cities. If you're a resident of the Daytona Beach area, or are considering a move to Volusia County, I hope you find this information to be of interest.
I'm going to write this post as just a list of the Species of Concern. Our wetland species that are in danger can be placed into three categories...

daytona beach: Daytona Beach FL: We're Into Scumbag Eradication! - 05/11/08 08:22 PM
This year, the Daytona Beach police explorers got creative in their fundraising. They decided to sell police caricature T-shirts, depicting our police officers as the "Scumbag Eradication Team".
This is great! LOL. And apparently I'm not the only one who thinks so. The police explorers originally only printed 300 of the T-shirts that say "Scumbag Eradication Team. Not in our Town!" Those 300 shirts all sold within 3 days. So another 250 were ordered, and again sold right away. I have no news on how long the program will continue.
The Explorer team, and now the accompanying T-shirts serve the purpose … (8 comments)

Real estate buyers and sellers, please allow me to vent my frustrations with our current real estate market. I invite you to read along and hopefully, get an inside look at some of the problems that are contributing to today's real estate market conditions.
I was just reading a post by Richard Zaretsky titled "Back to Basics-A Review on Short Sales". His post is chock full of more information than I can digest in one sitting. I bookmarked it for future reference. I also sent a link to one of my clients who is facing eminent foreclosure if we can't get … (4 comments)
