realtors: Contract Pending on Daytona Beach area House. Professional REALTOR® Advice for Consumers - 08/10/10 07:27 AM
I'm going to start this post with a bit of info about a sale on one of my real estate listings. But more importantly; I'm going to segue into some very important food-for-thought about how you, as a real estate buyer or a real estate seller, choose a real estate professional to represent you; and hopefully I'll educate you a bit, about the importance of how your REALTOR® handles the many intricacies that happen behind-the-scenes.
At this time, I have a bilateral contract on the house I have listed at 225 Arragon, located on the Holly Hill/Ormond Beach border (just 10 … (6 comments)

realtors: Have You Seen the New Look of Localism? - 07/23/10 06:06 AM
Have you seen the new Localism layout? I LOVE it! In my last blog post, which was a Localism post that primarily focused on the city of Port Orange, FL, I decided to add a link to my own Localism blog posts. So I clicked the "States" button as I usually do, and.... SURPRISE! Localism has a whole new look! And it's so professional!
Take a look for yourself. Click on the "States" button on the bar above. (If you have a black bar and didn't change your text to a lighter color, you can't see the buttons.)  Running down the … (8 comments)

realtors: Things to Do and Places to Visit Around the Country! (Part 1) - 05/26/10 03:33 AM
OK so it's way past time for me to do another one of these types of posts. And it's like the posts being submitted to the Things to Do/Places to Visit group have risen to another level of quality. I'm seeing tons of links within the posts, plenty of details, loads of variety, and fantastic pictures too. It makes me want to plan a driving tour around our beautiful country, just using the group suggestions of, well... Things I Can Do, and Places I Can Visit! =)
So, although I can in no way make up for lost time (I still … (6 comments)

realtors: Census Data - Don't Forget! And Be Sure to Provide Accurate Information - 03/23/10 08:19 AM
If you live in Volusia County, you may right now have your census card laying around the house, just waiting for you to get around to filling out the information. And it may not seem very important to you, as so many other things take priority in our daily lives. But this information is very important, for many reasons. If you have school-age children, you may find it most important. But accurate census data serves many purposes for improving our quality of living.
I filled out the card for our household and mailed it last week. Please make yours a priority, … (8 comments)

realtors: Straight Line Thinking Improves Accomplishment - 03/12/10 01:01 AM
Here's a term I hadn't heard of, although this concept is not foreign to me... "Straight Line Thinking"... And this is such an effective way of getting more accomplished. Thank you again, Gary Woltal, for another informative and helpful post. I'm going to make my personal list ASAP.
As REALTORS®, we can end up working crazy hours, and doing a juggling act to to balance our families, work and required down-time. Anything that helps us increase productivity and more effectively serve our real estate clients is something we can all use.

realtors: Are You An "Honorable" Person/REALTOR®? - 01/06/10 12:14 PM
This little post is the result of 2 other posts. The first is My Rant Post from yesterday or to be more precise... some of the comments left on it! And the second is based on a post I just read, by Richard Weisser called "I had a bad day today, because someone made a promise that they couldn’t keep". Neither of those posts would be the exact reason for me to write this one, but after some thought, this is where I landed.
I'm going to give you a word, and I'd like to hear your thoughts on it. The … (7 comments)

realtors: REALTORS® and Real Estate Appraisers Working Together: By Lisa Hill, Port Orange REALTOR® - 08/25/09 08:33 PM

This is post #3 in my "Real Estate Professionals Working Together" series. My other two posts in this series are "REALTORS® and Closing Agents Working Together" and "REALTORS® and Mortgage Professionals Working Together".
For this post, we're going to discuss REALTORS® and Real Estate Appraisers Working Together. As a real estate buyer or seller, you probably know that an appraisal is required if a buyer needs mortgage financing, in order to buy real estate. And you probably also know that real estate sellers can get an appraisal before listing real estate, to help determine value. You may even know that … (5 comments)

realtors: Unethical? Inconsiderate? With Web 2.0 & Blogging, The REALTOR® Code of Ethics Needs to Change - 03/29/09 05:59 AM
This post is probably preaching to the choir for most of our Active Rain members, and for that I am glad. I believe that 99.9% of the members here on Active Rain are great bloggers and a good fit, as I recently blogged in my post about the pieces of the Active Rain puzzle. But I just found a comment on one of my blogs that is a perfect indication of someone who is a piece of a different puzzle. I'm writing this blog post as an example for Active Rain newbies, and/or for those who are new to the world … (150 comments)

realtors: Things to Do/Places to Visit. Localism Posts at Their Best! - 03/28/09 03:53 AM
It's been a while since I wrote a post featuring some of our recently featured posts in the Things to Do/Places to Visit group. But in the last week, I've read a lot of really good posts in the group, with so much variety! And the photos that have been included in the posts are sometimes what take them from good to great.
If you write posts for Localism that feature things to do either in your area, or in an area you've visited, you might want to join the Things to Do/Places to Visit group. Just keep in mind, any … (13 comments)

realtors: Countdown to Earth Hour: Join this Global Event - 03/27/09 06:27 AM
An historic event is quickly arriving. And World Wildlife Fund needs our involvement. It's time to not just talk-the-talk. It's time to walk-the-walk. Many of us express our concerns for the planet... I won't even begin to address every element of concern as we slowly lose the health of our planet. But I will do my part when I can. And right now, this is something I can do. I can help spread the word about a global event that is about to take place.
On March 28 at 8:30 p.m. (Your own time zone!) Turn off your lights! World Wildlife … (3 comments)

realtors: Trulia Real Estate Questions: Is This the New Floor Call? - 03/20/09 02:00 AM
I have a question about the Trulia real estate questions, for other REALTORS® and real estate professionals.
First of all, many of us have been answering real estate questions on Trulia for a long time. And the questions have primarily been for the benefit of real estate buyers and sellers who didn't understand the real estate process. But lately, the questions have been different.
A little while ago, I read a post by Richard Weisser, a REALTOR® in Georgia, who wrote a rant post, questioning How is it possible that real estate buyers still do not understand agency? Unfortunately, he marked … (10 comments)

realtors: 300,000+ Pieces of the Active Rain Puzzle - 03/13/09 09:57 PM
Fellow Rainers, this blog's for you. Yes, it's for you.
I know, I know. You're probably wondering how a post about my 300,000+ points could possibly be about you. But it is! Bear with me and let me paint a picture for you.
To reach 300,000 points, I've obviously written a lot of blog posts, and made a lot of comments. I've even won a couple of contests. But the snapshots of our history pages are what really tell the story of our time spent here. It could be viewed as pieces of a puzzle. To elaborate on this theory, … (43 comments)

realtors: The REALTOR® Code of Ethics: An Expanded Perspective - 01/07/09 01:08 AM
Over a year ago, I wrote a blog post about the REALTOR® Code of Ethics. In real estate, our Code of Ethics is something that sets us apart from other industries, and even other arms of the real estate industry. There are so many misconceptions of REALTORS®, but the guidelines for every REALTORS®' actions are spelled out in our Code of Ethics. So I wanted to provide this information that will educate the public, and put some misconceptions to rest. You'll also find out how YOU (the consumer) can stand up for your rights!
Last week, I completed my recent CoE … (13 comments)

realtors: How to Handle Lying, Unethical REALTORS® - 09/27/08 09:56 PM
I recently wrote a blog post about...
A house I just sold that was in horrible disrepair The worst listing agent I've ever encountered. These were both part of the same post and transaction.
This story is real, but extremely unusual. I'm writing it for educational purposes, for both real estate professionals and for consumer knowledge.
(This paragraph has been added, since apparently some commenters thought I wasn't clear enough in my first draft.) My reason for leaving this post open for the public to read is NOT to draw attention to bad agents, but to show that it is very … (56 comments)

realtors: No More Buyers Beware. Now it's "Sellers, Be Prepared!" - 09/17/08 03:03 AM
I was recently reading some interesting information about the last seller's market we experienced. The article mentioned a few things I had not previously given much thought. But the one thing that really jumped out at me was the fact that during the fastest and most-drastically peaking seller's market on record, many real estate buyers, upon finding the house they wanted; in their attempt to procure an advantage over other real estate buyers, chose to forego their inspections. They used this as a negotiating point.
Now for those of us who have been in the real estate business a while, we … (6 comments)

realtors: Real Estate Listings on other web sites. Who controls the data? - 07/12/08 02:07 AM
This is such an overly discussed topic that I'm reluctant to bring it up again; but I'm concerned with what I'm finding on other real estate sites, about the houses and condos that I've listed. I was recently reading a post by Brian Brady about Zillow's new program that allows their advertisers to have their face and links show up at the top of their real estate pages, while Trulia is penalizing their advertisers by inserting the "no-follow" code into their advertiser's links. So I clicked Brian's link and sure enough, his face is at the top of every page I … (9 comments)

realtors: REALTORS® help underprivileged children get school supplies! - 07/06/08 11:21 PM
Each year, the Daytona Beach area Association of REALTORS® sponsors underprivileged children, to help them get all the supplies they need for the upcoming school year. And each year, this program is an overwhelming success! The last couple of years, I've sponsored children through my church as well. But to focus on the Daytona REALTORS® who participate in this program year after year, here are this year's details and the goal.
Our goal for this year is to "adopt" 1,000 kids. Each "adopted" child will need...

realtors: Daytona Beach 2 bedroom condo/apartment for rent. - 06/26/08 08:49 PM
Just last week a posted a blog about the Daytona Beach condo-conversion project I have listed, with 42 units for sale or rent in this completely remodeled building. In that post titled Buy or Lease a Daytona Beach Condo, I said we only had 5 units left, and they were all 1 bedrooms. However, due to an eviction, we now have ONE, 2 bedroom unit available! That apartment is now cleaned up and ready to be re-rented.
If you're interested in a 2 bedroom apartment for rent, in the heart of Daytona Beach, just blocks from the ocean, call or e-mail … (3 comments)

realtors: Real Estate Video for Beautiful 3 bed, 2 bath pool home in Central Florida - 06/13/08 06:15 AM
Most of you know that I create full video tours for my real estate listings if at all possible, and have been doing so for about two years now. I've never been a fan of virtual tours because of the distortion factor, and could never understand why REALTORS® weren't just video taping their listings. Two years ago, the only place to host the videos was on You Tube (hardly the most professional platform). But now, we have a plethora of choices of professional real estate video hosting sites.
I have to admit, this particular video should have been done weeks ago. … (7 comments)

realtors: REALTORS® on Wikipedia.... and in other countries? - 06/09/08 07:23 AM
I'm just going to get this post started with the opening topic. This is a question for my REALTOR® Associates, regarding the use of the word REALTOR® in other countries. We all know that the word "REALTOR®" can legally only be used to describe a real estate agent who is a member of the National Association of REALTORS® (NAR) and subscribes to the REALTOR® Code of Ethics. Most REALTORS® also know, but are just too lazy to print the word in it's proper form, as I've done in this post. (REALTOR®)
Now since it's very likely that there are members of … (3 comments)
