I was recently reading some interesting information about the last seller's market we experienced. The article mentioned a few things I had not previously given much thought. But the one thing that really jumped out at me was the fact that during the fastest and most-drastically peaking seller's market on record, many real estate buyers, upon finding the house they wanted; in their attempt to procure an advantage over other real estate buyers, chose to forego their inspections. The glamorous life of a REALTOR®. On come on. You know our lives are glamorous. Let's face it. Today I found a new question on my blog post about Real Estate Activity for the area of Daytona Beach Florida. This question was referencing why we're seeing so many expired listings each month in the Daytona Beach Multiple Listing Service (MLS).
To answer the question of why we have so many expired listings, let's look at the ratio of listings vs sales.
Approximately 7,000 listings on the market at any given time.A YTD average of 259 sales per month. Long story short = 2.25 years of inventory. This obviously means we're going to keep seeing a lot of homes expire.
