volusia county: It's Time Again! Time for the Volusia County Fair! (And some real estate data too) - 10/29/08 05:17 AM
I love the Fair. Every year, residents of Daytona Beach, Port Orange, Ormond Beach, Ponce Inlet, New Smyrna Beach, DeLand and every other city in between, decide to go to the Volusia County Fair. Our fair has become almost like Disney World. Half of the structures are permanent. And there are always concerts, a huge midway, more rides than one can ride in one trip, and the food! OMG, the food! LOL. Just make sure you don't eat a corn dog before riding the Gravitron.... been there, done that. 'Nuff said  o_O

volusia county: Volusia County Parade of Homes 2008, Where and How to get started! - 03/30/08 08:02 PM

Last week I posted my first blog about this year's real estate Parade of Homes for Volusia County. The models have been open for over a week, since the winner was already chosen. You can read about this year's winner, and a real estate market update in this link.
Up until now, the homes have just been open for people to come and go into each model they wanted to see. And home buyers will continue to be able to do that. But today is the actual start of the Parade itself.

Volusia county real estate buyers and sellers, you owe it to yourself to make the most of this year's Parade of Homes. The Parade models will be open daily, Monday through Saturday, from 10:00 a.m. to 6:00 p.m. and Sunday from 12:00 noon to 6:00 p.m.
Real estate values in Volusia county are very close to leveling off, making this Parade of Homes an excellent one to attend. Many houses that are on the market for re-sale are subject to the seller's motivation level, or how much they're able to negotiate, based on how much they owe on their mortgage. volusia county: Recycle Your Christmas Trees/Get Free Mulch! - 01/06/08 06:27 AM
Here's a great idea for Volusia County residents. Your Christmas trees can be transformed into mulch! Any trees placed curbside in unincorporated ares of Volusia County will be picked up for free on your regular yard waste collection days. Be sure to remove tinsel and decorations.
You can also take your trees to the landfill or transfer station until January 31. According to the Daytona Beach News Journal, the Christmas trees will be combined with other yard trimmings and chipped into environmentally friendly mulch.

volusia county: The Impact of Real Estate Photos/Listing Real Estate to Sell! - 12/15/07 06:18 PM

Bad real estate photos. We've all seen them. And we've read posts about them and seen videos about them, etc., etc. And still they continue. I realize that some people are never going to have an eye for the right angle and light. But why not experiment with turning the lights on or off, and/or just take 15 shots of the same subject, from different angles until you get it right? Just getting the entire house in the shot would be an improvement sometimes. Or how about asking someone to step out of the frame?

volusia county: Visit the Marine Science Center in Ponce Inlet Florida - 11/20/07 11:00 PM
A few weeks ago I spent a leisurely afternoon at Ponce Inlet. I walked through the nature trails, climbed the lookout tower, spent some time on the jetty, watched the sunset, and took lots of great pictures. Ponce Inlet is an absolutely beautiful, popular place to live. It's near Daytona Beach, but not in the thick of all the tourist trappings. The local residents love living there!
 
On my outing that afternoon, I wanted to visit the Ponce Inlet Marine Science Center but I didn't have time then. So I'm planning an afternoon there soon and I thought I'd share … (7 comments)

For interested parties, I thought some random sales data from around east Volusia county, for July 2007 was in order. This data is from the Multiple Listing Service (MLS) of the Daytona Beach Area Association of Realtors and is strictly a random sampling from the total sales for the month of July, 2007. The total number of residential sales was 245 out of a total of 6925 listings.
Foxboro in Port Orange FL: 3 bedrooms, 2 baths, 2 car garage, 1815 sq ft of living area, built in 1986, sold for $197,000. 79 days from list to closing.Ashton Lakes in Port Orange … (7 comments)

volusia county: RECYCLING IN VOLUSIA COUNTY - 07/11/07 08:12 PM

I am proud to be posting this information about Volusia County, Florida.
For anyone who's concerned about our atmosphere, which should be everyone, I have some great news for those who live in Volusia County, Florida. Until now, residents of unincorporated areas of Volusia County were only able to recycle items coded 1 and 2. Now, they'll be able to recycle items coded 1 through 7.
This may sound strange to residents who live within the incorporated areas, but prior to July 1, 2007, the unincorporated areas were unable to recycle their margarine tubs, cottage cheese tubs, sour cream containers, yogurt cups, … (6 comments)

Due to extremely dry conditions and high risk of fires, some locations in Volusia and Flagler counties will not be having fireworks this July 4th, 2007. To make arrangements to change your plans, if necessary, check this list of locations where fireworks will or will not be held, in Volusia and Flagler counties.

In July of 2005, Daytona Beach area pre-construction condo sales hit a record high, according to the Florida Association of Realtors. And one year ago, 2 dozen condominium complexes were under construction in Volusia and Flagler counties, while at the present time, 16 of them are in various stages of completion.
According to Daytona Beach city planners and developers, only a handful of new condos projects will be launched in 2008, as investors are reluctant to risk further millions of dollars, while new sales lag, and growing numbers of condo buyers are forfeiting their existing contracts.

Florida home buyers need relief from high property taxes!
This is a statement we've heard far too often in recent years.
In 1992, the state of Florida enacted the Save Our Homes act, for home owners who call Florida their primary residence. Under this act, home owners are able to claim the Homestead Exemption on their property taxes. With this exemption, $25,000 is deducted from the assessed value of a home, before taxes are calculated.
