Decompressing After Christmas - 12/30/07 11:11 PM
I love the week between Christmas and New Year ... usually.
This year however, I was a bit under the weather with something I caught after Christmas- probably too much hugging, kissing and Christmas cheer, with a germ or two thrown in.
Christmas Eve was magical and spiritual and looked like this.
 
 
 
 
 
Christmas was noisy and fun and filled with lots of family and good food.  Here's the aftermath of Christmas morning.
 
 
 
 
And then there's the day after.  That's me on the couch with 30 pounds of cat on my stomach and another 15 pounds of cat on my feet.

In Montgomery NJ new listings are flat, at 4 units.  There are no listings back on the market, indicative of the small number of listings that have expired in the last few weeks.  Under contract has increased slightly to 2 units since last week.  A very quiet market here in Montgomery, typical for this time of the year.
Currently Montgomery NJ has 101 active residential listings.  These active listings range from a $250,000 Bungalow style home to a $1,590,000 custom built home.

In Hillsborough NJ, the following market activity was reported.  New listings have increased slightly by 2 units since last week.  The number of homes back on the market is up for the first time since the beginning of December.The number of units back on the market reflects the higher than average number of listings that expired over the past few weeks and are now relisted.  Under contracts are the lowest they have been for the rolling 4 week period which will translate into lower solds in approximately 45 -60 days.

Here's a quick post to remind everyone here on Active Rain how rewarding posting to localism can be.
Today I received a phone call from the owner of Princeton Airport, a small, local airport located here in Montgomery NJ.
The owner called to thank me for writing a small post about Santa's Fly In event , an annual event in Montgomery NJ every December 24.  She said she had found the post in Localism. She added that the event was a success and nicely attributed some of the success to the post here on Active Rain that I had written.

In Montgomery NJ this week the following real estate activity was reported. New listings are slightly down, consistent with the time of the year.  Solds are 2 units higher than last week, still down from prior weeks.  One unit went under contract, the lowest that Montgomery has seen in weeks, all in all a very quiet week in Montgomery real estate.
Currently Montgomery NJ has 106 active residential listings.  These active listings range from a $250,000 Bungalow style home to a $1,590,000 custom built home.

In just a few hours my family will be participating in one of my favorite Christmas Eve traditions, the reading of the Polar Express by Chris Van Allsburg.
 
Quite a few years ago I purchased a wonderful gift edition of the Polar Express that includes the book, with all the magnificent illustrations, a cassette tape with John Hurt as the narrator, and most importantly, the silver bell.  For those of you who know and love the Polar Express as much as my family and I do, you will know the significance of the silver bell.

New listings are down, which is consistent with this time of the year.  Price reductions are up slightly from last week, a good sign that currently active listings are priced right for the Montgomery market.  Under contract listings have increased slightly to last week and solds have increased by 2 units.  For the second week in a row expired units have come way down to 1

In Hillsborough NJ the following real estate activity was reported.  New listings have crept back up, a bit unusual for this time of year, hopefully these are some serious sellers.  There are no back on market units this week despite the high number of expireds we have seen recently.  Under contracts are the lowest they have been for the rolling 4 week period which will translate into lower solds in approximately 45 -60 days.  Solds are down somewhat reflecting the lower number of under contracts that have been tracking through this rolling 4 week period.

In Montgomery NJ the following real estate activity was reported this week.  New listings are up substantially this week, somewhat surprising for this time of the year.Price reductions are back up to 2 from zero last week, still a good sign that prices are in line for this market..  Under contract listings are up slightly from last week while solds are down 3 units.

During the month of November the following properties in Hillsborough NJ were sold.
In November 2007, the average list price for all residential solds, including condos and townhouses was $469,261 with an average sold price of $455,763.  The ratio of sold price to list price was  97%.
The average list price for single family homes in Hillsborough for the month of November was  $552,132, with an average sold price of $536,655.  The ratio of sold price to list price for single family homes during November was also 97%.

Santa Fly-In Coming Soon!! - 12/09/07 07:31 PM
 
Santa will be exhausted by the time Christmas Day rolls around!
For the thirty-second year in a row, Princeton Airport will be hosting a Santa Claus Fly-in on Christmas Eve (Monday) at 11:00 AM.  As Santa approaches the land strip he will call in on his airplanes radio so that kids of all ages can go to the ramp in front of the hangar and watch Santa fly in low over the runway.  After he lands, Santa and the kids will return to the hangar for gift presentations, cookies, cocoa, and songs by Ms. Pat McKinley.

Hillsborough NJ~ November YTD Real Estate Market Update - 12/08/07 05:01 PM
 
Hillsborough NJ continues to hold steady as we approach the end of the year.

Back From Triple Play and Excited to Get Back to Business - 12/06/07 10:58 PM
I missed my Active Rain these past three days while I was at the Triple Play Realtor Convention and Trade Expo in Atlantic City, NJ!  Seems I missed some drama over groups and cliques and did someone mention something about a civil war among the ranks and troops as well?
Despite missing the drama here, I had a great time at Triple Play and I can't wait to start applying some of the tips and techniques I learned to building my Princeton and Montgomery real estate practice.
